Welcome to our holiday home in Big White.  The Aspens 510 is a modern condo located on the 5th floor of the well appointed "The Aspens" Building 4, boasting ski-in, ski-out access.

There are no other condos above us, so it's nice and quiet. This 2 bedroom spacious condo will meet all of your needs. This was our first time visit to Big White and The Aspens. Apartment 5** was spotlessly clean and the views over the village and across the valley were unbelievable. The apartment had everything you could ever need to make your stay very comfortable.

We loved using the hot tub after a day on the slopes and an easy ski in ski out made The Aspens 5** a perfect choice for our family. We would not hesitate in recommending this apartment to anyone and plan to return soon.

We had the most wonderful stay at The Aspens. Apartment 5** had everything you could ever need to make your holiday a breeze. The apartment and everything we used was amazingly clean. The location for ski in and out was perfect. The shuttle stop was easy and the walk into the village was quick and enjoyable. We stayed 10 days and the snow bucketed down.

The apartment was always warm and welcoming with beautiful views from every window including the hot tub. Bob the on-site manager was helpful and friendly. We stayed with 2 other families and we were all really impressed with our apartments. This was our 3rd time to Big White and we would love to come back here again.

I have stayed on the mountain many times, so have been in a number of different condos, this was by far the best. Fully equipped kitchen, spotless private hot tub, steam shower, ski in/out, 10 min walk to village, directly opposite where the shuttle stops in case you don't want to walk home. Will go back again.

Big White is approximately 1 hour drive from Kelowna, British Columbia. Kelowna has an International Airport.  

Located in the Upper Village of Big White on 7700 Porcupine Road, The Aspens Building 4 is the highest accomodation available.  Free shuttles are available to and from the village during the day and night.  Check the photos for a map.

Smoking Inside Permitted No smoking is allowed inside our property. This includes the deck area and all common areas. Fines may apply. This is in line with the Strata by-laws.


Reservation & Cancellation Policies

Arrival Days Check-in and arrival instructions will be emailed upon balance payment.
Booking & Arrival Deadline Must pay full balance at least 45 days prior to your arrival date.
Cancellations Made by Guests Should your trip need to be cancelled, prior to your stay, due to COVID19 Government restrictions being put in place from your departing city, country or entry to Canada, a full refund will be provided. Proof of these restrictions will be required. If the resort closes during your stay due to COVID19, then we may consider a pro-rata refund and all cleaning costs will still apply. Otherwise, all deposits are non-refundable. Balance payments can be refunded, less 4%, PROVIDED we are able to replace the booking. Refunds will not be made until the replacement booking has been fully paid for. There are no exceptions. We recommend you take out travel insurance to protect against unexpected emergencies.
Cancellations Made by Owners We reserve the right to cancel your booking due to a late payment or if you violate any of our published policies. All payments are non-refundable.
Delayed Arrivals Unfortunately we cannot refund for delayed arrivals. No refunds will be issued

Guest Account Termination The Owner or their Contact reserve the right to request permanent Guest account inactivation from this web sites technical administrators in the event of one or more of the following Guest actions: intentional property policy violation causing material damage or fines, Guest misrepresentation and/or fraud, intentionally defacing or damaging public or private property, breaking laws and bylaws, theft, public indecency, harassment, causing bodily or emotional harm & disturbing the peace after repetitive warnings. Guests will be notified by email of account termination. Guests may choose to appeal their account termination. Guests may be given the chance to reconcile with the Owner as a condition of preserving or reversing their account status. Account termination prevents the Guest from booking this or any other property that uses the same web site
Ineligible Guests Reservation Reversal The Owner or their Contact reserves the right to cancel reservations made by, and refuse business to: Guests who do not meet the policies published in this property's Policies Table at the time of booking and past Guests known to have : intentionally violated rental property policies, damaged and/or defaced rental properties through intentionally destructive and/or negligent behavior, engaged in theft, broken local bylaws and laws, committed fraud or who misrepresented themselves, and Guests who have caused bodily or emotional harm to any third parties. Guests will be issued a refund by personal cheque. Refunds will be adjusted for any payment processing expenses
Late Reservation Payments Failure to pay by the due dates will result in automatic cancellation without a deposit refund. Guests can re-book dates if they are still available; deposit will not be re-charged.
Privacy The Owner, their booking Contact and this web sites technical administrators agree to not sell, refer, rent or divulge to any third parties the names or personal information of their Guests without prior written consent from the Guests, except under force of law, or for law enforcement purposes relating to policy and property violation. The Owner and their booking Contact also agree to not use Guest personal information for any reason other than its original intended purpose without written consent from the Guests. Guests agree to not sell, refer, rent or divulge to any third parties the names or personal information of the Owner or their booking Contact without prior written consent from the Owner and/or Contact, except under force of law or for law enforcement purposes. Guests also agree to not use Owner or Contact personal information for any reason other than its original intended purpose without written consent from the Owners and their Contact.
Reservation Changes Please contact us if you need to lengthen or shorten your reservation, and we will do what we can to accommodate. Changes are not guaranteed, and refunds may be treated in accordance with our cancellation policy.
Website Service Fee Website Service Fees are non-refundable, with the exception to reservations made before March 15, 2020. If there is an officially mandated COVID travel restriction being imposed by the countries where the property and/or guest is located, website service fees may be usable as a credit. To claim this credit review, the restriction must be in place up to 14 days prior to your rental arrival date. All refunds will be processed in Canadian Dollars (CAD) and any currency exchange difference will not be covered. Please contact between 1-14 days before your cancelled arrival date to have reviewed. Flight cancellations alone will not be approved, a copy of the official Government issued restriction will be required.

Guest Stay Policies

Amenity Terms of Use Please respect all private and common amenities of the property. In accordance with the Strata rules, no smoking is allowed in any common areas of the Aspens. This includes the deck area of the apartments. Fines may be charged by the Strata. Damage or excessive cleaning to any amenity will be charged to the Guest responsible.
Check-In Time 4:00 pm. Due to COVID19 we may not be able to offer early check-in times as we are required to allow for maximum time the apartment is vacant between guests for thorough deep cleaning.
Check-Out Time 10:00 am. Due to COVID19 we are unable to offer any late check-outs. Please refer to Housekeeping for a checklist of the requirements upon check-out.
Complaints Concerning Property Report all property complaints or obvious damage caused by previous Guests to us immediately, by phone and by email as they become evident. Serious problems should be reported with supporting photographs. We will make our best efforts to rectify problems within 24 hours of notification. Failure to notify us of property-related problems while in the property and as they become evident, will forfeit any rights or claims against us regarding property condition after your departure.
COVID Contact Tracing Requirements The property owner must be able to produce a list of guests who have occupied their rentals for contact tracing protocols in the event of an outbreak. The guest must provide names of whop will be occupying the rental property during their rental agreement.
COVID Maximum Guest Limitation The number of people is limited to the capacity of the space, plus a maximum of five visitors at any given time. Large gatherings will be removed from the premises and no refund will be provided.
Excessive Cleaning Costs If excessive cleaning is required, the Guest will be charged $45 per hour extra cleaning costs.
Excessive Noise Quiet time is 10:00pm to 8:00am. A fine or eviction may occur for excessive noise. Guests will be fully responsible for the payments of any fines incurred.
Garbage Removal Guests are responsible for removing garbage to the disposal area. This is especially important due to COVID19. Extra charges may be applicable if this is not adhered to
Hot Tub Please adhere to the recommended rules sign located on the deck. Acrylic glasses are provided for use. If glass is broken into the hot tub this may result in 'down time' of the hot tub. if the hot tub is left uncovered after use this will result in freezing of equipment and may take days to fix. A fee will be charged for repairs. The Hot Tub will be maintained and serviced on a regular basis.
Housekeeping Provided before arrival and after departure. We take standards for hygiene and cleanliness very seriously and are taking additional steps to ensure the safety of our guests. . Due to COVID19 no additional housekeeping is available during your stay. All used towels, sheets and linen should be removed from bathrooms, beds, kitchen and placed in front of the washer prior to departure to reduce handling by our cleaners. Mattress protectors can be left on the beds. Dishwasher must be loaded with any dirty dishes and turned on before your departure. Please leave for the cleaners to unload to prevent extra handling. All garbage MUST be removed from the condo. This includes rubbish from both bathrooms and all bedrooms. All opened food and drink, and leftovers (except condiments in squeezable bottles) must be removed. We thank you for your extra assistance through these unprecedented times.
Internet Availability & Usage Illegal downloads forbidden. Should we receive notification that such activity has occurred, the Guest responsible will be immediately evicted and charged for damages.
Liability Guests making the booking are responsible and liable for all damages and for ensuring that these policies are respected and adhered to. We are not responsible for any bodily harm to guests, or guests of guests while they are on our property or at any location in the Big White ski resort.
Locking Door Guests are required to securely lock all doors and entrances when they are not in the unit or upon departure. The door can be locked by pressing the lock icon on the code pad located on the door.
Maintenance Emergencies Emergency contacts provided upon balance payment. We will make every effort to ensure the hot tub, steam shower, fireplace and all appliances are fully operational at all times, with regular servicing and checks. However, there may be times where break downs may occur which are out of our control eg. parts failing. Such situations will be dealt with immediately with appropriate repairs made as soon as possible. Refunds will not be issued for time where facilities are out of operation.
Maximum Sleeping Capacity 5
Missing Items Guests are required to advise of any broken items so that they can be replaced or repaired. An inventory of contents and furniture is taken before and after each rental. If an amenity or facility is damaged we will endeavour to get it replaced or repaired as quickly as possible. There may be times when these repairs are out of our control and therefore they may not be available, e,g internet or satellite services.
Noise Restrictions No noise after 10pm. The Strata will issue fines your party and your guests disrupt other guests. You will be responsible for payment of these fines.
Parking & Ticketing A single carpark is available for guests use in building #4 in the parking bay marked 510. Visitors parking is also available for visitors within the building. A Visitors parking pass is provided in the Apartment. This pass MUST be clearly visible should any visitors park in the Visitor parking bay. Building management have advised that any cars parked in the Visitor parking bay without displaying the Visitor parking pass will be towed. Guests and vehicle owners of any towed vehicles will be fully responsible for any associated costs or damage. We will not be responsible for any costs or damage incurred.
Policy Updates Policies are subject to change without notice.
Property Damage Common or private property damage includes, physical damage, excessive cleaning, defacing property, excessive noise, littering, missing items/theft, guest agrees to pay for all common or private property damage caused by the guests themselves or a member of their party. Guests may also be evicted. Refunds will not be issued in the event of eviction.The moving of furniture within the condo is strictly forbidden as this causes damage to walls, floors and furniture.The guest will be liable for the cost of repairs for any damages. Ski boots and snowboard boots must be taken off in the slated floor area and must not be worn on the wooden floor. Damage to the wooden floor by not adhering to this rule may result in a cost to the guest. Damage costs will be payable on or after departure.
Rental Accommodation Zoning We are zoned for short term or long term rentals.
Ski & Snowboard Gear Storage Skis and Snownoards must be stored in the available locker in the locker room located in the hallway. Damage or excessive cleaning to the property due to your equipment will result in extra charges to your credit card.
Terms of Eviction Will be evicted for excessive noise, common or private property damage or threat of damage, disturbing the peace, excess of maximum sleeping capacity, or violation of any of our policies. You will not receive a refund!

All facilities within the property will be maintained and serviced regularly with any necessary repairs carried out as soon as possible. Any unexpected breakdowns will be dealt with immediately with minimal inconvenience to guests. No refunds are payable in the event of listed facilities malfunctioning.
Reservation Guarantee In the event of property sale, major property damage or double booking, I will make every effort to relocate you to a comparable property at no additional expense to you. If we are unable to relocate you, you will receive a refund of the full amount paid to us. Travel insurance is recommended to protect yourself from any unexpected events involving your lodging, flights or vaction-related events.
