The complex, Woodhaven, backs onto the 15th fairway and has an outstanding view of Mt. Morrisey. Our unit is a professionally decorated corner unit with large sundeck and is equipped with everything to make your holiday memorable.  FOUR FLAT SCREEN HD TV'S.

Great ski week in Sun Peaks!

Wonderful home, thank you De Marchi family! Our family has been coming to Sun Peaks in February for the past 5 years. This is by far the best townhome and neighborhood that we have stayed in.

The home is comfortable and spacious, and the kitchen is better stocked than my own. Kudos to the house cleaners -- I can't believe how impeccably clean it was! And so many thoughtful touches -- I hate renting homes that lack simple basics like dishwashing soap, paper towels, laundry detergent, salt & pepper..... No worries here -- this home has everything you will need to feel right at home the moment you walk in.

Thank you for making this our best trip to Sun Peaks yet!

We stayed for 5 nights in mid February. This is a beautiful property that is thoughtfully furnished and decorated. Everything is of high quality and we especially appreciated how well stocked the kitchen was with dishes/cooking equipment/spices/condiments and even coffee.

We were a group of 2 families with older teenagers and young adult children. There was plenty of space for everyone and the accommodation was very comfortable. The townhome is located in a very quiet area of Sun Peaks which has easy ski in/ski out. The village is about a 15-20 minute walk. We would stay here again.

Policies

No pets. Absolutely NO SMOKING in or around the unit 25% deposit with booking, balance due 45 days prior to arrival .  Owner reserves the right to charge a $500 damage deposit in advance of arrival. 

PLEASE NOTE:  The operation of snowmobiles and ATV's on site is strictly prohibitted by both the Resort Municipality and the Strata Complex.  Designated off-loading of snowmobiles and ATV’s is allowed in Parking Lot #6 only.  Violations will result in fines and bans.  Thank you for your cooperation. 

Reservation & Cancellation Policies

Arrival Days Bookings less than 4 nights must arrive on Thursdays, Fridays, Saturdays, or Sundays. Bookings greater than 4 nights may arrive on any day. Midweek arrivals may be permitted. Bookings for less than 8 nights will be cancelled if they do not meet with arrival day requirements.
Cancellations Made by Guests All payments are non-refundable, unless booking can be replaced. Refunds or portions thereof will be refunded based on the number of nights rebooked and rebooked rate; refunds will be subject to a 10% cancellation fee. Travel insurance is recommended to protect yourself against any unexpected events envolving your travel plans.
Delayed Arrivals No refunds. We are not responsible for cirumstances which result in delayed arrivals.
Delivery of Instructions and Access Information Access code will be e-mailed 7 days prior to arrival.
Guest Account Termination The Owner or their Contact reserve the right to request permanent Guest account inactivation from this web sites technical administrators in the event of one or more of the following Guest actions: intentional property policy violation causing material damage or fines, Guest misrepresentation and/or fraud, intentionally defacing or damaging public or private property, breaking laws and bylaws, theft, public indecency, harassment, causing bodily or emotional harm & disturbing the peace after repetitive warnings. Guests will be notified by email of account termination. Guests may choose to appeal their account termination. Guests may be given the chance to reconcile with the Owner as a condition of preserving or reversing their account status. Account termination prevents the Guest from booking this or any other property that uses the same web site
Guest Identification Documents I may, at my discretion, require that you email me scanned/photographed official photo ID that matches up with 1) your online Guest registration details AND 2) credit card holder info that's tied to your booking.You may photograph your ID with your phone and send it to me by email. This composite ID must include: 1) your Name, 2) Mailing Address 3) Birth Date 4) Official photo ID that must also show your name and address as they appear in your Guest registration details. 5) In addition, the front of the same credit card used to make the booking. ( I only need the first and last 4 digits and your name. Mask out the middle digits and expiry date). 6) Credit card holder ID as above if the credit card holder name doesn't match with your Guest registration name and details. If anything doesn't match up with your online registration or credit card holder details, I reserve the right to cancel your booking with a 5% cancellation fee.
Guest Stay Contract By reserving online with your credit card, you are agreeing to out terms and conditions. By clicking the AGREE button when paying online, the guest acknowledges that they have legally accepted, read, understood, agree with, and will comply with our advertised policies including payment terms.
Ineligible Guests Reservation Reversal The Owner or their Contact reserves the right to cancel reservations made by, and refuse business to: Guests who do not meet the policies published in this property's Policies Table at the time of booking and past Guests known to have : intentionally violated rental property policies, damaged and/or defaced rental properties through intentionally destructive and/or negligent behavior, engaged in theft, broken local bylaws and laws, committed fraud or who misrepresented themselves, and Guests who have caused bodily or emotional harm to any third parties. Guests will be issued a refund by personal cheque. Refunds will be adjusted for any payment processing expenses

Reservation Changes Resernations may be changed in compliance with our cancellation policy. You may lengthen your reservation if availability permits. If you shorten your stay, please note that your deposit calculated on the original amount is non-refundable; if you have already paide the balance, then your balance is similarly non-refundable. If you have not paid the balance, then it will be re-adjusted to reflect your shortened reservation.

Guest Stay Policies

Check-In Time 4:00 pm. Contact us prior to arrival, early check-ins may be possible.
Check-Out Time 10:00 am. Contact us, late check outs may be possible.
Complaints Concerning Property Report all property complaints or obvious damage caused by previous Guests to us immediately, by phone and by email as they become evident. Serious problems should be reported with supporting photographs. We will make our best efforts to rectify problems within 24 hours of notification. Failure to notify us of property-related problems while in the property and as they become evident, will forfeit any rights or claims against us regarding property condition after your departure.
Excessive Cleaning Costs At guest's expense.
Excessive Noise not tolerated and you will be evicted on the second complaint without a refund.
Garbage Removal Please take to transfer station by Burfield Chair Lift.
Housekeeping included. Light housekeeping can be arranged every 5 days for stays longer than 1 week. This includes a towel change, light wipe of kitchen and bathroom, arpets vacuumed if needed, garbage removed, linens changed, and toilet paper stocked.
Liability The renter agrees that the owner is not responsible for any bodily harm to guests or guests of the renters while they are on our property.
Locking Door Always keep doors locked. Please lock door behind you after checking out. Damages resulting from failure to secure premises upon leaving will result in additional chargnes to the renter.
Maintenance Emergencies available. Complete emergency contacts provided upon final payment.
Maximum Sleeping Capacity Maximum number of 10 overngiht guests for nightly stays. Strictly enforced. Occupancy in excess of stated here will result in eviction.
Missing Items Guests authorize a credit card charge for missing items as per our stated damage deposit policy.
Noise Restrictions Excessive noise from the hot tub area is not permitted after 11 pm. Occupants may be evicted upon noise complaints and will be charged for damages resulting from any noise complaints. The outdoor hot tub area can be used until 11 pm but please engage in only quiet conversation after 10 pm out of respect for our neighbours.

Property Damage We reserve the right to collect a $300 property damage deposit prior to arrival. Damage includes, but is not limited to noise complaints, common or private property damage, excessive cleaning charges, lost or broken or missing common or private property items, smoking inside the units, pets inside the unit and all charges relating to security company or police involvement.
Rental Accommodation Zoning Our property is legally zoned for short term or long term rental accommodation use.
Terms of Eviction Smoking, excessive noise, theat of common or private property damage, disturing the peace, or more than 10 occupants in the unit. You will not receive a refund and you will be responsible for costs incurred by the owner..

3 level townhouse with private garage, 3 decks including walk out basement with private hot tub. The main level includes a garage, powder room, kitchen, dining room and living room. The upper level contains 3 bedrooms and 2 full bathrooms. The lower level contains a fourth bedroom, family room, a full bathroom and full laundry room complete with washer and dryer. This unit is an end unit in one of Sun Peak's newer and finest developments. Walk out lower level with windows in lower level bedroom and family room.

The kitchen is fairly spacious and a joy to prepare dinner for your friends and family. Heated floor tiles add to the comfort of this kitchen. There is a coffee grinder, a deluxe 4 splice toaster, blender,electric can opener, pizza pan, and plenty of cooking utensils. Turkey roaster!
