Lorimer Ridge Lodge is one of the largest (5001 square feet) and most prestigious rental properties in all of Whistler. Whether it's summer time leisure fun you seek or a fabulous winter playground, the Lorimer Ridge Lodge is the place to enjoy it all. We have 10 bedrooms and can sleep up to 24 however our rates are based on 18 guests. If you have more than 18 guests, we can accomodate however there is an extra person charge of $25 per night per person. Our 18 beds plus two trundle beds can sleep up to 24. Amenities include large private hottub, four decks, two wood burning fireplaces, billiards room two living rooms, 3 flat screen televisions with cable, 2 kitchens and dining/meeting seating. Policies

 

Disclaimer: If your group is looking to book a "Party House", please do not book this home as we have residential neighbours. Excessive noise will trigger a phone call to the police along with a municipal ticket/fine, your group being evicted and a loss of your damage deposit(s).

 

1.) This shall be a daily tenancy which will begin on the first day of your booking after 4 p.m. and end on departure dateat 11:00 a.m. It shall include ten bedrooms and exclusive use of Lorimer Ridge Lodge and its amenities.

 

2.) Rental payments including applicable tax and cleaning fee shall be processed through Homeaway Payments. 25% Deposit is due upon booking with final payment and cleaning fee due 95 days prior to arrival. The rent for your stay includes a tax amount equal to 5% (GST). An additional cleaning and hot tub fee of $599.00 ($570.48 plus 5% gst tax) is levied with every booking. Please note that a $1000.00 damage deposit shall also be required at the time of final payment. 3.) There will be a maximum of 24 people occupying the rental premises (these are the only people permitted on the property). Please include the all guest’s names and city of residence in an e-mail to lorimerridge@telus.net seven days prior to arrival. 4.) The tenant agrees not to assign or sublet the premises. 5.) Renter must be a minimum age of 25 years. 6.) Off hours (between 10 pm and 7 am) hot tub usage will be subject to a $100.00 fine.

 

7.) No pets allowed – if not adhered to, tenant will be subject to a $1000.00 fine and eviction without refund. 8.) Smoking is not permitted inside Lorimer Ridge Lodge – if not adhered to, tenant will be subject to a $1000.00 fine and eviction without refund.

 

9.) Gentlemen’s stags and graduation related events are not permitted – subject to immediate eviction without refund and an additional $1000.00 fine will be levied.

 

10.) (a) The owner may claim the amount necessary to replace any damage caused by the tenant (whether or not misconduct is involved).

 

      (b) The owner may claim the amount necessary to provide extra cleaning (including but not limited to common areas and kitchens). The amount is over and above the basic housekeeping charge levied on each booking. It is the expectation that all common areas shall be left in a reasonably clean manner with any kitchenware that is utilized is cleaned. Non-compliance will incur additional cleaning charges (based on $25/hour fee).

 

      (c) Noise emitting from the lodge is to be kept to a minimum at all times. If the owner or caretaker receives a noise complaint from one the neighbours, regarding the tenant(s) conduct and/or tenant’s acquaintances conduct a $1000.00 fine shall be imposed by the owner. If there is no police visit, then an added $1000.00 damage deposit shall be required for the tenancy to continue. A second noise complaint or a police visit  during a first noise complaint will mean an immediate eviction. In the case of a second noise complaint, the second $1000.00 fine shall also be imposed by the owner. Please respect our neighbours, most of them are fulltime residents. Please note that the above fines are separate of any fines imposed by the police or resort municipality of Whistler, for which the tenant is also liable.

 

      (d) If any portion of the damage deposit a written account for the claim shall be provided.

 

11.) CANCELLATION POLICY – all booking deposits and final payments are under all circumstances non-refundable and non-cancellable. Final payments and cleaning fees are due on the specified date, regardless of tenant cancellations. Please do not book this home unless it is a 100% firm booking.

 

12.) The owner is not responsible for any injuries or accidents occurring on or off the property during or around the time of the tenants stay. The owner is not responsible for lost or stolen items belonging to the tenant. Items left behind, if located can be returned for a charge of $50 to $75 (depending upon size of item and location being returned to + tax (includes shipping).

 

13.) Environmental based policy: Please place garbage and recycling in their appropriate container. Non-compliance will incur additional cleaning charges (based on $25/hour fee).

 

14.) Early arrivals without previously being granted an early check-in will be subject to a $100.00 fee (our housekeepers require the full five hours between a check-out and a check-in to clean and prepare the lodge).

 

15.) Extra hot tub cleaning service is available upon request during your stay. The added cost of this is $105.

 

16.) Late check-outs without previously being granted a late check-out will be subject to a $200.00 fee (our housekeepers require the full five hours between a check-out and a check-in to clean and prepare the lodge).

 

17.) This agreement does not take effect until the owner receives the rental deposit.

18.)  The fines incurred as a result of the tenant(s) conduct or the tenant’s acquaintances during their stay will be paid in full by the tenant(s). The owner is not responsible for any bylaw infractions caused by the tenant(s).

Reservation & Cancellation Policies

Arrival Days Early arrivals without previously receiving owner permission will be levied a $100 fine. 4 pm is the check-in time.

Guest Account Termination The Owner or their Contact reserve the right to request permanent Guest account inactivation from this web sites technical administrators in the event of one or more of the following Guest actions: intentional property policy violation causing material damage or fines, Guest misrepresentation and/or fraud, intentionally defacing or damaging public or private property, breaking laws and bylaws, theft, public indecency, harassment, causing bodily or emotional harm & disturbing the peace after repetitive warnings. Guests will be notified by email of account termination. Guests may choose to appeal their account termination. Guests may be given the chance to reconcile with the Owner as a condition of preserving or reversing their account status. Account termination prevents the Guest from booking this or any other property that uses the same web site
Ineligible Guests Reservation Reversal The Owner or their Contact reserves the right to cancel reservations made by, and refuse business to: Guests who do not meet the policies published in this property's Policies Table at the time of booking and past Guests known to have : intentionally violated rental property policies, damaged and/or defaced rental properties through intentionally destructive and/or negligent behavior, engaged in theft, broken local bylaws and laws, committed fraud or who misrepresented themselves, and Guests who have caused bodily or emotional harm to any third parties. Guests will be issued a refund by personal cheque. Refunds will be adjusted for any payment processing expenses
Late Reservation Payments Not permitted. Subject to cancellation without deposit refund.
Privacy The Owner, their booking Contact and this web sites technical administrators agree to not sell, refer, rent or divulge to any third parties the names or personal information of their Guests without prior written consent from the Guests, except under force of law, or for law enforcement purposes relating to policy and property violation. The Owner and their booking Contact also agree to not use Guest personal information for any reason other than its original intended purpose without written consent from the Guests. Guests agree to not sell, refer, rent or divulge to any third parties the names or personal information of the Owner or their booking Contact without prior written consent from the Owner and/or Contact, except under force of law or for law enforcement purposes. Guests also agree to not use Owner or Contact personal information for any reason other than its original intended purpose without written consent from the Owners and their Contact.

Guest Stay Policies

Amenity Terms of Use Hot tub hours: 7am till 10pm. Usage 10pm and 7am will incur a $100 fine per incident.
Check-In Time 4 pm.
Check-Out Time 11 am.
Complaints Concerning Property Report all property complaints or obvious damage caused by previous Guests to us immediately, by phone and by email as they become evident. Serious problems should be reported with supporting photographs. We will make our best efforts to rectify problems within 24 hours of notification. Failure to notify us of property-related problems while in the property and as they become evident, will forfeit any rights or claims against us regarding property condition after your departure.
Excessive Cleaning Costs Possible. It is the expectation that all common areas shall be left in a reasonably clean manner with any kitchenware that is utilized is cleaned.

Property Damage Tenant is responsible for all damage and by-law fines incurred. You will be asked to sign a liability waiver upon check-in. It will allow damage, excessive noise and excessive cleaning fines to be charged to renters credit card.
