Second level: Walk upstairs to 3 bedrooms on this floor. Reservation & Cancellation Policies

Arrival Days There are currently no restrictions regarding the day of guest arrival. Check-in and arrival instructions will be emailed upon balance payment.
Cancellations Made by Guests All payments are non-refundable. If your dates are re booked refunds will be issued for re-booked dates at the re-booked price and are subject to a 5% cancellation fee. Travel insurance is recommended to protect yourself against any unexpected events involving your lodging, flights or vacation-related products.
Cancellations Made by Owners We reserve the right to cancel your booking due to a late payment or if you violate any of our published policies. All payments are non-refundable.
Delayed Arrivals No refunds. We are not responsible for circumstances which result in delayed arrivals. Travel insurance is recommended to protect yourself against any unexpected events involving your lodging, flights, or vacation related products.
Delivery of Instructions and Access Information Check-in and arrival instructions will be emailed upon balance payment.
Guest Account Termination The Owner or their Contact reserve the right to request permanent Guest account inactivation from this web sites technical administrators in the event of one or more of the following Guest actions: intentional property policy violation causing material damage or fines, Guest misrepresentation and/or fraud, intentionally defacing or damaging public or private property, breaking laws and bylaws, theft, public indecency, harassment, causing bodily or emotional harm & disturbing the peace after repetitive warnings. Guests will be notified by email of account termination. Guests may choose to appeal their account termination. Guests may be given the chance to reconcile with the Owner as a condition of preserving or reversing their account status. Account termination prevents the Guest from booking this or any other property that uses the same web site
Guest Stay Contract By reserving online via your credit card, you are agreeing to our terms and conditions. Ineligible Guests Reservation Reversal The Owner or their Contact reserves the right to cancel reservations made by, and refuse business to: Guests who do not meet the policies published in this property's Policies Table at the time of booking and past Guests known to have : intentionally violated rental property policies, damaged and/or defaced rental properties through intentionally destructive and/or negligent behavior, engaged in theft, broken local bylaws and laws, committed fraud or who misrepresented themselves, and Guests who have caused bodily or emotional harm to any third parties. Reservations may be cancelled up to a maximum of 48 hours from the time the ineligible Guest made the booking. Guests will be issued a refund by personal cheque. Late Reservation Payments Failure to pay by the due dates will result in automatic cancellation without a deposit refund. Guests can re-book dates if they are still available; deposit will not be re-charged.

Check-In Time 4:00pm (or later) Strictly enforced.

Complaints Concerning Property Report all property complaints or obvious damage caused by previous Guests to us immediately, by phone and by email as they become evident. Serious problems should be reported with supporting photographs. We will make our best efforts to rectify problems within 24 hours of notification. Failure to notify us of property-related problems while in the property and as they become evident, will forfeit any rights or claims against us regarding property condition after your departure.
Excessive Cleaning Costs Guests authorize a credit card charge for excessive cleaning costs.
Excessive Noise Complaints of excessive noise will result in eviction without refund. Please be considerate to your neighbors.
Garbage Removal Guests are responsible for removing garbage to the disposal area.
Housekeeping Provided before arrival and after departure. Additional housekeeping may be available on request at your expense.
Internet Availability & Usage Internet service is provided by a third party. We cannot be held responsible if there is a lack of quality service at any time.
Liability We are not responsible for any bodily harm to guests, or guests of guests while they are on our property or any location in Big White.
Maintenance Emergencies Emergency contacts provided upon balance payment.
Maximum Sleeping Capacity Sleeping capacity is 11 people. Additional persons will result in immediate eviction.
Missing Items Guests authorize a credit card charge for missing items, as per our stated damage deposit policies.
Noise Restrictions Quiet time is from 11pm to 7:00am. Guests may be evicted subsequent to noise complaints. Please be considerate to our neighboring families.
Property Damage Guest assumes all financial responsibility for property damage incurred by tenants or guests and authorizes up to a $2000.00 CAD charge on their upon departure in the event of property damage. By accepting our Guest Stay Contract with online payment, you agree to pay us for all damages that you incur. Damage includes but is not restricted to: Noise complaints, common or private property damage, excessive cleaning charges, lost broken or missing common or private property items, smoking inside the property, and all charges relating to security company or police involvement regarding property occupant's behavior while in the property or on common premises.
Rental Accommodation Zoning This property is legally zoned for either short term or long term rental accommodation use.

I stayed at this rental with my husband and a group of friends. It's very spacious and comfortable for the group we had (8 people). The open floor concept at the kitchen level works very well. The kitchen is amazing, especially if you like to cook. I highly recommend this property and would stay there again.

Great ski in-out lodge

This was a truly ski-in/ski-out location town home. While there we just skied down to gondola and went up to the village center via gondola. On return we skied down from the village center all the way to the front door. This is great specially for little kids or beginner skiers as both routes are easy to ski in\out. Grocery shopping was never so much fun as we just skied in\out while shopping!

The downstairs bunk bedroom was perfect for kids where they had their own space to play. The kitchen had just about everything we needed. the view from the living space was perfect, watching fireworks, mountains and the river down in the valley etc. Steam showers were awesome for relaxing after skiing. The heated garage was great for storing all our gear.

We would highly recommend this lodge and the resort for families and friends.

My husband and I and our 14 year-old twins had a pleasure of staying at The Edge #16 before Christmas and I can honestly say it is by far the most beautiful place we have ever stayed. Not only is the unit even more gorgeous than the pictures but the owners thought of every detail to make our stay amazing. The beds and linens were so comfortable, the kitchen was very well stocked and organized and everything was absolutely spotless and new. The hot tub over looking the mountains at sunset was perfection. If you've never gone to Big White, in my experience it is by far the best family resort in Canada. The entire resort is designed to give every member an amazing time. My only regret is that we couldn't stay longer because it really did feel like home. Can't wait to go back and stay here again!

We stayed at Edge16 in January 2016 and had a great time! The drive up was a little dicey due to weather and lack of snow removal but we managed to get the cars up by the next day. Lots of space for the cars and the garage is very handy for storing gear at the end of the day. The house is very well appointed and stocked with more than we expected (spices, coffee, ziplock, etc.). The levels make it easy to create space among a large group of people. The king room was very spacious and the bed was beyond comfortable. The other rooms are considerably smaller but you don't spend any time in there so it doesn't make an impact. The top floor was really spacious and was great for spending time with the family. While ski-in was quite easy, ski-out was a little trickier (ski down the driveway, over a couple snow banks and then down to the gondola- luckily we had enough snow to get us there!) Walkability to the gondola and village was not as easy as we had hoped which kept one of our travel partners feeling trapped in the house. We did have some issues with items missing in the house which took away from our ability to fully enjoy the amenities (missing cables for the DVD & playstation, TV is the master did not work, ice maker wasn't working, no shovel to clean off the patio). Calls to the local property manager were not returned and when they were the individuals were minimally helpful. We did reach out to Jason (owner) was very apologetic about the concerns and did bring up a shovel (and a bottle of whiskey for our trouble!) but some of the issues were never fixed. Overall this was a great place to rest your head at the end of the day.
