Welcome to our little piece of paradise. It's a great place to relax when you're not out partaking in all the things you can do on the mountain. Our two bedroom, two bathroom home has a great ski in/ski out location that is still close to the village centre and other village features like the pool and ice rink. Some of the best snow conditions and terrain in Canada are right outside your door. You will find everything you need for an enjoyable stay here. The suite is tastefully decorated with attractive furnishings and original art, boasts a cozy living/dining area that is perfect for dining and socializing at home, and comfortably sleeps up to seven people. Warm up in the hot tub, and after that around the fireplace, perhaps with a good book, your favourite music, and something to quench your thirst.  Property Description

Our one level open floorplan is spacious yet private, with the two bedrooms being at opposite ends of the suite. Locked ski storage is just outside the front door.  When you walk in, the second bedroom is to the right of the entrance area.  A short hallway with the main bathroom on the left leads to the open living-dining area, with the master bedroom door on the left, adjacent to the dining area. The large private deck with hot tub is accessed from one side of the living room.

Living Area

A very comfortable and uniquely layed out space. Near floor to ceiling west facing windows let in the light as well as some nice views of the mountaintops. Beautiful gas fireplace provides a warm focal point for the space as you relax on one of the comfortable couches with feet up on the leather ottoman.  If the fireplace and outside view are not enough to hold your attention, enjoy some tv or a movie (cable, dvd) on the adjacent LCD tv with stereo sound.

Beautiful dark wood table and six matching chairs help make for a perfect group meal and conversation.

Suitability & Eligibility Policies

Suitable For:
Adults - Min Age to Stay: 27 At least one member of the party booking & staying in this property must be 27 years of age or older. A maximum of 4 adults are permitted, unless adult aged children are accompanying their parents or special permission is obtained from the owners.
Non-Smokers Only Not permitted. Smoking inside will result in substantial penalties.
Pets Not generally allowed, however guests with one well behaved, quiet, clean dog may be permitted. Contact us with details regarding your dog if you wish to obtain approval. If approval obtained, guests must ensure their dog is quiet, stays off furniture and beds, is cleaned up after, and is on leash on the common grounds. Approval is completely at owners discretion. A $40 surcharge will be levied in case of approval, typically deducted from the damage deposit.

Reservation & Cancellation Policies

Policy Description
Cancellations Made by Guests All payments are non-refundable. If we can replace your booking, we will refund your payment at the newly booked rate minus a 5% cancellation fee.
Delayed Arrivals No refunds.
Delivery of Instructions and Access Information Sent by email upon making balance of payment. Includes directions and access codes.
Guest Account Termination The Owner or their Contact reserve the right to request permanent Guest account inactivation from this web sites technical administrators in the event of one or more of the following Guest actions: intentional property policy violation causing material damage or fines, Guest misrepresentation and/or fraud, intentionally defacing or damaging public or private property, breaking laws and bylaws, theft, public indecency, harassment, causing bodily or emotional harm & disturbing the peace after repetitive warnings. Guests will be notified by email of account termination. Guests may choose to appeal their account termination. Guests may be given the chance to reconcile with the Owner as a condition of preserving or reversing their account status. Account termination prevents the Guest from booking this or any other property that uses the same web site
Ineligible Guests: 24 Hour Reservation Reversal The Owner or their Contact reserves the right to cancel reservations made by, and refuse business to: Guests who do not meet the policies published in this property's Policies Table at the time of booking and past Guests known to have : intentionally violated rental property policies, damaged and/or defaced rental properties through intentionally destructive and/or negligent behavior, engaged in theft, broken local bylaws and laws, committed fraud or who misrepresented themselves, and Guests who have caused bodily or emotional harm to any third parties. Reservations may be cancelled up to a maximum of 48 hours from the time the ineligible Guest made the booking. Guests will be issued a refund by personal cheque. Refunds will be adjusted for any payment processing expenses

Guest Stay Policies

Bike Storage Bikes are not permitted inside the suite.
Check-In Time 4:00 pm.
Check-Out Time 10:00 am.
Complaints Concerning Property Report all property complaints or obvious damage caused by previous Guests to us immediately, by phone and by email as they become evident. Serious problems should be reported with supporting photographs. We will make our best efforts to rectify problems within 24 hours of notification. Failure to notify us of property-related problems while in the property and as they become evident, will forfeit any rights or claims against us regarding property condition after your departure.
Excessive Cleaning Costs Guest is responsible for paying excessive cleaning costs stemming from extraordinary cleaning above the standard typical guest stay. Cleaning associated with defacing the property, or above the standard fees is considered property damage.
Excessive Noise This is a quiet development. Noise complaints may result in eviction by local police or security personnel. Please keep voices and stereo volume to reasonable levels.
Garbage Removal Garbage is picked up twice a week. Please do not leave garbage outside the suite.
Housekeeping Cleaning after departure is included. Please load and run dishwasher and clean all pots and pans before leaving.
Liability The guest doing the booking is responsible and liable for all damages and for ensuring that these policies are respected and adhered to. Guest releases property owners from liability for theft or injury while in transit to the property, in the property, or on resort lands. It is recommended that guests purchase suitable travel/medical insurance before leaving home.
Maintenance Emergencies Contact Alpine Property Services at 250-319-5680.
Maximum Sleeping Capacity 7 total. Includes hide-a-bed couch in living room. A maximum of 4 adults, unless additional adults are direct family or permission has been granted by owners.
Missing Items Guests will assume costs of replacing items that are missing upon the guest departure. Suite will be checked by management after each stay.
Noise Restrictions Disturbing neighboring residents is prohibited. Fines will be levied on the spot to guests who are disturbing the peace. Guests may also be evicted from the premise by the strata security company. Guests are also responsible for fines levied against the owner as a result of noise bylaw infringements by the guest. Normal conversation pitch is accepted. Continued screaming, yelling and/or swearing is not. The owner will not refund evicted guests.
Parking & Ticketing Parking in underground parkade for 1 vehicle.
Property Damage Property damage of common or private property includes: physical damage, excessive cleaning, defacing property, excessive noise, littering, lude public behavior, missing items/theft. Guest agrees to pay for any and all property damage, including all private or common property damage caused by the guest themselves, or a member of their party. Guests may also be evicted. Refunds will not be issued in the event of eviction. Owner reserves the right to request Guest account inactivation.
Rental Accommodation Zoning This property is zoned for nightly rentals.
Ski & Snowboard Gear Storage A ski locker is available just outside the suite entrance. Skis, poles and boards are not allowed inside the suite. Boots should not go beyond inside entrance.
Terms of Eviction More than one complaint from security will result in eviction.

Parking

How high is the clearance in the parkade? The maximum vehicle height in the parkade is 7 feet 6 inches (2.28 meters).

Power Outages

What do we do if the power goes out? There should be a flashlight under each sink in the suite (kitchen and each bathroom), and candles and a lighter in the cupboard above the microwave. Please use these items only in case of an outage. For heat, the fireplace will still work. For communications and information, the phone line will likely still be up. You can always go to the village centre and get information there (the Delta Hotel is especially good in this rare but possible eventuality).

Health

Where is the nearest medical centre? There is a medical centre at Sun Peaks (250-578-2014 / www.sunpeakshealth.com), however, it has very limited hours. The nearest 24 hour medical services are at the hospital in Kamloops.

Ski In / Ski Out Information

What's the best way to access the mountain for downhill skiing/boarding? Exit left from the suite door. Go left at the end of your building (Building 2) and go part way down the steps. Rather than going all the way down to the driveway, turn right and walk to the back of the building you're facing (Building 1). Turn left to walk around the back of Building 1 and almost immediately veer off to the right to get up on to the open area (this is the 16th fairway of the golf course in summer). Ski down hill from here, keeping the buildings on your left. There will usually be a path of sorts leading you down. Ski under the bridge/underpass to the base of Morrissey. Buy a ticket if needed and you're on your way!
How do we get back to our suite after a day of downhill skiing/boarding Take the Sundance Chair to the top. Exit the chair to the right and get on "Rambler". Keep left at a split in the run, choosing "East Village Ski-Way". Carry on always keeping left until you come to "Fair Dinkum". If you turn right on "Fair Dinkum", simply ski it out straight down. Do not turn right at the junction ("Czesc"). Continue on straight ahead crossing the 16th fairway, and ending up at the back of Building 1 of Settlers Crossing, exactly where you started when skiing out. Instead of going right on "Fair Dinkum", you can also go a little further on "East Village Ski-Way", turning right on either "Czesc" or "Ausfahrt". These might be preferable for people who want the minimum time on a blue run (likely un-groomed). In this case, turn left at the "Fair Dinkum" junction from either of these runs and again proceed across the 16th fairway to the back of Settlers Crossing Building 1. Finally, if you prefer to ski a green run all the way out, simply stay on East Village Ski Way, crossing over the road overpass and ending on the 15th fairway. Follow the path to its end and then proceed along the fairway edge along the path between the trees (that parallels the road) back to Settlers Crossing (your building is straight ahead).
How do I access the cross country/backcountry terrain? One convenient way to get to the cross country area is to exit the suite to the right, go along the back of the build and turn right. Walk the few steps to the front of the building, and at the corner, go left (roughly south) to follow a trail that runs along the side of the golf course's 15th fairway. Keep going in roughly the same direction and you will eventually (say 5 minutes) get to the 15th hole tee off area, just beyond which is the main road. Cross the road and there you are, at the start of a large and beautiful network of cross county trails. If you don't have your ticket yet, then instead ski down to the bottom of Mt Morrissey (see earlier FAQ question regarding accessing the downhill terrain), get your ticket, and go from there. This is a nice route too.

Hot Tub

How do I adjust the temperature? If you find the tub too hot, you can adjust the temperature down several degrees as desired. The temperature reading shows the current temperature. When you push the Warmer or Colder buttons, it will show the target temperature, and continuing to push these buttons adjusts the target. The reading will then revert back to showing the current temperature.
What's a Good Temperature? The tub is usually left at about 105. Some people love that. We find it a bit hot, especially for the kids. We will often drop it to 99-101 when we are there. So if you like it cooler, remember to turn it down a while before using it. You might also want to take the lid off a bit earlier to cool it and release any residual fumes. Also note that the hot tub maintenance people will often reset the temperature back up to 105 (daily), so remember to check and set it to your comfort zone well before getting in again.
Will my Bathing Suit Fade? Depending on the suit, the colours can indeed fade a bit as a result of being in the hot tub. This is the case for all hot tubs as far as we know.
