The kitchen had all of the items needed to prepare all of the meals we brought with us. Also, the towels are good towels, not all places we have stayed in have this quality. On this trip there were only two of us but we would like to return again next year and would bring our family with us as this unit would but an adequate size for all six of us. While not in the village it is not too far to walk to village. We would like to stay again next year and for a longer time.View Full Review
A Superb Condo

We stayed at Settlers #26 over Christmas and we were delighted with every aspect of this condo. We have stayed at SP many times before but this was the first time out of village and we couldn't be happier with our choice. This is a spacious condo with lots of storage and lots of lovely touches and decorations to make it feel cozy and like a home. The condo is very well equipped with everything you could possibly need, even a mixmaster and baking essentials. We stayed three weeks and having such a well equipped kitchen was fantastic. The slow cooker was a real bonus and the generous supply of staples like foil, cling wrap, paper towel, spices etc was much appreciated. The condo is very nicely situated with a lovely aspect from the living area and hot tub looking out to Mt Morrisey and beyond. Beautifully maintained and the owner and property manager were friendly, helpful and readily available with any queries. The ski out (to Morrisey) and ski in (from East Village Connector) were easilymaccessible and close to the entrance to the condo. The storage area for boots/jackets and ski locker Re ideal and just made everything easy. The bed in the master bedroom is very comfortable. Our boys loved the toboggans and the condo is very close to the toboggan hill so we could allow our boys (aged 10 and 14) to walk over and meet their friends. We had a car but the walk to the village is flat and picturesque along the village trail, only about a 10 minute walk. There is also a regular free shuttle bus that stops right outside the complex. We would happily recommend Top Of the Settlement to anyone wanting a well located, winter wonderland condo in Sun Peaks.View Full Review

Sun Peaks is a full service resort. We have outlined a number of recommended services from restaurants to spa treatments on our FAQ page.
Our rental fees include all cleaning services before and after your stay.
There is no garbage collection in Sun Peaks. However, we have arranged for your garbage to be picked up twice a week. Given the natural setting, garbage cannot be left outside. If necessary, you take any excess garbage to the transfer station at the base of the Burfield Chair (detailed directions are in the unit).

Settler's Crossing is a beautiful development on the east end of the village, directly across from the Mt. Morrisey and Orient lifts, as well as the Nordic Area.
We are within walking distance to the main village, via the Village Path.
Ski out is to the Morrisey or Orient lifts, and ski in is from the Sundance or Orient lifts. The ski-in/out location is at the end of our building, so no long walk required here. If there are true beginners in your group, we recommend you drive and park at the Day Lodge. Advanced beginners and intermediate skiers should have no problem with the ski out - ski in. A detailed map is in the unit.

Reservation & Cancellation Policies

|Reservation Changes||Reservations may be changed in compliance with our Cancellation Policy. Reservations may be lengthened if availability permits. If the reservation is shortened, please note that the deposit is calculated on the original amount and is non-refundable; if the balance has been paid, then the balance is similarly non-refundable, unless the open dates can be re-booked (see Cancellation Policy). If the balance has not been paid, then it will be adjusted to reflect the shortened reservation.|
|Website Service Fee||Website Service Fees are non-refundable, with the exception to reservations made before March 15, 2020. If there is an officially mandated COVID travel restriction being imposed by the countries where the property and/or guest is located, website service fees may be usable as a credit. To claim this credit review, the restriction must be in place up to 14 days prior to your rental arrival date. All refunds will be processed in Canadian Dollars (CAD) and any currency exchange difference will not be covered. Please contact firstname.lastname@example.org between 1-14 days before your cancelled arrival date to have reviewed. Flight cancellations alone will not be approved, a copy of the official Government issued restriction will be required.|
Guest Stay Policies
|Bike Storage||There is no official bike storage area. Do not leave bikes on the front porch, the deck, or bring them into the condo. The underground parking lot is relatively secure. Please store your bikes in, on or around your vehicle.|
|Check-In Time||no earlier than 4:00 p.m.|
|Check-Out Time||no later than 10:00 a.m.|
|Complaints Concerning Property||Report all property complaints or obvious damage caused by previous Guests to us immediately, by phone and by email as they become evident. Serious problems should be reported with supporting photographs. We will make our best efforts to rectify problems within 24 hours of notification. Failure to notify us of property-related problems while in the property and as they become evident, will forfeit any rights or claims against us regarding property condition after your departure.|
|COVID Contact Tracing Requirements||The property owner must be able to produce a list of guests who have occupied their rentals for contact tracing protocols in the event of an outbreak. The guest must provide names of whop will be occupying the rental property during their rental agreement.|
|COVID Maximum Guest Limitation||The number of people is limited to the capacity of the space, plus a maximum of five visitors at any given time. Large gatherings will be removed from the premises and no refund will be provided.|
|Excessive Cleaning Costs||Will be charged at $50/hour. This includes dishes left to be cleaned.|
|Excessive Noise||Will not be tolerated. This is terms for immediate eviction.|
|Forgotten Items by Guest||If you wish, we can return items that you accidentally leave behind. Our property manager will charge $30 plus delivery costs to return any items you would like returned.|
|Garbage Removal||Garbage is picked up twice a week and at the end of your stay. Excess garbage can be taken to the Transfer Station at the bottom of the Burfield Chair. At no time is garbage to be left outside.|
|Housekeeping||Will be done at the beginning and end of your stay.|
|Internet Availability & Usage||Wireless internet is available for your use. We make no guarantee that your hardware will be able to connect, or that the service will be available. No refunds if you can not make use of the service. Please follow generally accepted suitability policies.|
|Liability||We are not responsible for any bodily harm to guests or guests of guests while they are on our property or at any location in Sun Peaks Ski Resort.|
|Maintenance Emergencies||24-hour on-call service. A $50/call fee will be levied for non-emergency calls places after hours.|
|Maximum Sleeping Capacity||The condo is comfortable with up to 5 people. While the condo can sleep 7, reservations for 6 or 7 people need consent prior to booking. Exceeding this limit is terms for eviction.|
|Missing Items||You are financially responsible for items missing from the unit at the end of your stay.|
|Noise Restrictions||Please keep the noise levels down between 10:00 p.m. and 8:00 a.m.|
|Parking & Ticketing||1 reserved underground, secured spot. Limited undergroung guest parking is also available. There is no outside parking (those are fire routes).|
|Policy Updates||Policies are subject to change without notice. You will be notified by email is there is a policy change after you have made your reservation.|
|Property Damage||You will be responsible for all damages made by you or your guests during your stay. Damage includes, but is not restricted to: noise complaints, common or private property damage, excessive cleaning charges, lost or broken or missing common or private property items, smoking inside the property, pets inside the property and all charges relating to security company or police involvement regarding property occupant's behaviour while in the property or on common premises.|

|Ski & Snowboard Gear Storage||Provided in the locker outside the front door. At no time is ski & snowboard equipment to be taken inside. Please no boots or shoes upstairs.|

Top of the Settlement is a two-bedroom open floorplan that comfortably accomodates five people. You enter from the ground floor, with a private ski locker on the front porch. Up the stairs, and you find a bathroom and the back bedroom with bunkbeds and TV. Turn right and enter the main room with full kitchen, dining area and living room with spectacular views of Mt. Morrisey and Tod Mountain. To the right off the dining area is the master bedroom with full ensuite bathroom. Right off the living room is the private deck with BBQ, hot tub and an amazing view of the valley. The building has an underground garage with your reserved parking stall, as well as few spots for visitors.

The layout is best suited for 4-5 people. There are beds for 7, however, please review the bed configuration for each sleeping area to ensure it is acceptable for you.

Welcome to our well equiped full size kitchen!
It is complete with granite counters, upgraded fixtures, heated tile floor, stainless appliances - all full size; fridge, stove, microwave and dishwasher.
Lots of storage and counter space, plus the pantry and laundry are just off the kitchen.
But that's not all. We have a range of small appliance such as toaster, coffee maker, french press, waffle maker, crock pot and blender. Also a full set of dishes, glassware, pots and pans...and plastic cups for the hot tub.

The living area has hardwood floors, a large couch (sofa-bed) and two large chairs to curl up in. The fireplace is a central feature and the room has the 37" widescreen TV, which is wall mounted so you can easily adjust the viewing angle. Access to the deck is from the living area. This room has vaulted ceilings and oversize windows with wood blinds.
The dining area has hardwood floors, a large pine table with six chairs. Adjacent is the kitchen counter that has four pine stools.
We specially selected this top floor unit to take advantage of the building's elevation looking over the rest of the development. That, combined with the vaulted ceilings and their extra high windows, provide fantastic views of Mt. Morrisey to the south and up the valley to the west. The sunsets can be a fantastic way to cap off the ski day!
And with the building elevation, there is no one looking into this unit!
We have also decorated our home away from home with all the upgrades, furniture and decor to give a 'comfortable mountain feel.' Big chairs, rustic decor, local artwork and soft earth tones...put your feet up and relax!

We are life-long West Coast residents and our entire family is hooked on the outdoors life of British Columbia. We couldn't think of a better place to call our home-away-from-home than Sun Peaks. From the amazing skiing to the breathtaking backdrop, there's no place like Sun Peaks. We purchased Top of the Settlement in 2017 and it has been an absolute joy to have family time in this fantastic setting.
We can't use it often enough, so want to give you the opportunity to enjoy Sun Peaks as much as we do.
