 Property Description

This three bedroom townhome on 3 levels is perfect for relaxing and socializing.  The main floor features include a large kitchen with breakfast bar, harvest table that seats 10 comfortably, full bathroom, and a spacious living area with floor to ceiling windows, fireplace, stereo, TV, DVD player, vaulted ceilings and private sundeck.  Upstairs is the master bedroom with queen bed, ensuite and private balcony.  There is a second bathroom upstairs and two other bedrooms, one with a queen bed and the other with a single over double bunk bed.  The lower level den is a perfect hangout for children and teens.  The den has its own bathroom, bunk beds, pullout sofa, TV and DVD player, foosball table and opens out to the lower patio and hot tub area.  The lower level also features a heated garage with ski storage and mudroom area.

Our mountain home is located at the Morrisey Base, a short ski away from the Morrisey Lift. We overlook the 17th hole of the beautiful Sun Peaks Golf Course. We are a short walk from the Village Centre -- close enough to enjoy the shops and restaurants, but far from the noise and crowds. We are adjacent to the new out-door skating rink.

Reservation & Cancellation Policies

Policy Description
Cancellations Made by Guests All deposits and payments are non-refundable. If guest needs to cancel because of family emergency (with documentation) credit will apply to alternate available date chosen by guest.
Delayed Arrivals No refund will be issued in the event arrival is delayed. Our home is reserved for you. There is no problem with late arrivals, however no refund or discount will be applied.

Guest Account Termination The Owner or their Contact reserve the right to request permanent Guest account inactivation from this web sites technical administrators in the event of one or more of the following Guest actions: intentional property policy violation causing material damage or fines, Guest misrepresentation and/or fraud, intentionally defacing or damaging public or private property, breaking laws and bylaws, theft, public indecency, harassment, causing bodily or emotional harm & disturbing the peace after repetitive warnings. Guests will be notified by email of account termination. Guests may choose to appeal their account termination. Guests may be given the chance to reconcile with the Owner as a condition of preserving or reversing their account status. Account termination prevents the Guest from booking this or any other property that uses the same web site
Ineligible Guests: 24 Hour Reservation Reversal The Owner or their Contact reserves the right to cancel reservations made by, and refuse business to: Guests who do not meet the policies published in this property's Policies Table at the time of booking and past Guests known to have : intentionally violated rental property policies, damaged and/or defaced rental properties through intentionally destructive and/or negligent behavior, engaged in theft, broken local bylaws and laws, committed fraud or who misrepresented themselves, and Guests who have caused bodily or emotional harm to any third parties. Guest Stay Policies

Complaints Concerning Property Report all property complaints or obvious damage caused by previous Guests to us immediately, by phone and by email as they become evident. Serious problems should be reported with supporting photographs. We will make our best efforts to rectify problems within 24 hours of notification. Failure to notify us of property-related problems while in the property and as they become evident, will forfeit any rights or claims against us regarding property condition after your departure.
Excessive Noise Must be quiet by 10pm.
Garbage Removal Please place all excess garbage in the container in the garage.
Housekeeping Complimentary after checkout. Please honour the checkout time to allow for cleaning before our next guest arrives.
Liability Owners are not responsible for any bodily harm to guest or their visitors or loss/damage of physical items of guests or their visitors on our property or at any location at Sun Peaks Resort.
Maintenance Emergencies Emergency telephone/contact informaton is provided in a binder in our mountain home. Our mountain home does not have a land-line telephone. Guests should use their own cell phones.
Maximum Sleeping Capacity 10.
Property Damage In the event of damage to our property, the guest authorizes payment of up to $500 CDN on the credit card used to make the reservation.
Rental Accommodation Zoning Zoning permits rental of this mountain home.
Terms of Eviction Violations include: excessive noise after 10pm, drunk or disorderly conduct within the home or on common property, smoking inside our home, or underage renters. No refund will be issued in the event of eviction.
