Welcome to "Altitude Adjustment", the place to come to unwind and decompress. Our 750 square foot Craftsman-styled two bedroom, one bath corner-unit condo is located on the ground floor and provides a variety of conveniences including:

There are many activities at Sun Peaks which include: nordic or alpine skiing, tubing, skating, snow shoeing, dogsleding, golfing or a relaxing a visit to the Village Spa.


The toboggan hill, trail heads for nordic skiing, snowshoeing trails are less than 5 minutes walk at the eastern end of parking lot P5. The Valley Trail is across the street and this is the walking trail to the Village. We are a short walk to the many restaurants, shops and services as well as a recreation centre, and swimming pool which are located in the main village.

Property Description

“Altitude Adjustment” (aka Settlers Crossing #48) is a one story, ground floor, corner unit that has large windows that bring in lots of light for an airy feeling but still maintains some privacy. The open living area includes a well furnished kitchen, a living room with a sectional and flat screen TV, a dining room area that includes a dining table that seats 6 and 3 bar-stools at the counter. The master bedroom has a queen bed with a closet and two night stands. The second has a twin over queen bunk bed and a large window with partial view of Mt Morrisey. There is a private deck that is accessed from the living room that has a hot tub for relaxing with a great view of Mt Tod. The full bathroom, which can also be accessed from the Master bedroom has a soaker-tub with a shower and heated tile floors. Secure ski and snowboard storage is located right outside the entrance. The condo is ideal for two couples or a family with 2 or 3 children.

Living Area

The fireplace is the focal point of the Living Area and with the surrounding large windows bringing in lots of light and terrific views of the ski hills . It is furnished with an ultra suede sectional sofa that seats 4-5 comfortably; a leather chair and leather bench round out the seating arrangements. A 26" flat screen TV, DVD/CD player and home theatre system comprise the entertainment centre. Cable TV service which includes 43 channels plus 8 premium movie channels and wireless internet are supplied for your enjoyment and convenience. There is enough room on the coffee table play board games that are available in the condo. The private deck with hot tub and both bedrooms are accessed from the living area.

Dining Area

The dining area is situated between the kitchen and living room areas and consists of a large dining table with 6 comfortable cushioned chairs. There are also three stools at the kitchen bar, perfect for that morning cup of coffee, a quick bowl of soup, or sipping a glass of wine while you keep the cook company.

Flights and Airport Shuttles
The Kamloops Airport has flights from many cities including Vancouver, Seattle, and Calgary. Shuttle service is available from the Airport to Sun Peaks and will drop you directly in front of the residence upon request.

Sun Peaks resort is approximately a 4.5 hour drive from Vancouver B.C., a 7.5 hour drive from Calgary A.B., and a 5.5 hour drive from Seattle WA. Other driving times are below:

Driving Directions from Kamloops

Take Highway 5 north to Jasper. You will pass 3 sets of traffic lights en route. Then look for signs to Heffley Creek & Sun Peaks. Turn right at Heffley Creek and take the first left at the General Store (see directional sign for Sun Peaks). Proceed along this two-lane, paved road up the mountain all the way into the resort village. Duration from Kamloops to Sun Peaks Resort village is about 25 minutes.

Cancellations Made by Guests All payments are non-refundable, unless booking can be replaced. If booking can be replaced then refunds or portions thereof will be refunded based on the number of nights re-booked and the re-booked rate; refunds and changes will be subject to a 4% credit card fee. Delivery of Instructions and Access Information Complete resort information, arrival/check-in instructions with coded access info will be sent upon final payment at least 7 days prior to arrival. Guest Account Termination The Owner or their Contact reserve the right to request permanent Guest account inactivation from this web sites technical administrators in the event of one or more of the following Guest actions: intentional property policy violation causing material damage or fines, Guest misrepresentation and/or fraud, intentionally defacing or damaging public or private property, breaking laws and bylaws, theft, public indecency, harassment, causing bodily or emotional harm & disturbing the peace after repetitive warnings. Guests will be notified by email of account termination. Guests may choose to appeal their account termination. Guests may be given the chance to reconcile with the Owner as a condition of preserving or reversing their account status. Account termination prevents the Guest from booking this or any other property that uses the same web site
Ineligible Guests Reservation Reversal The Owner or their Contact reserves the right to cancel reservations made by, and refuse business to: Guests who do not meet the policies published in this property's Policies Table at the time of booking and past Guests known to have : intentionally violated rental property policies, damaged and/or defaced rental properties through intentionally destructive and/or negligent behavior, engaged in theft, broken local bylaws and laws, committed fraud or who misrepresented themselves, and Guests who have caused bodily or emotional harm to any third parties. Reservation Changes Deposit is non-refundable. You may lengthen your reservation if availability permits. If you have not paid the balance, then it will be re-adjusted to reflect your shortened reservation.

Complaints Concerning Property Report all property complaints or obvious damage caused by previous Guests to us immediately, by phone and by email as they become evident. Serious problems should be reported with supporting photographs. We will make our best efforts to rectify problems within 24 hours of notification. Failure to notify us of property-related problems while in the property and as they become evident, will forfeit any rights or claims against us regarding property condition after your departure.
Excessive Cleaning Costs Excessive cleaning costs will be evaluated and passed on to the registered guest. Rental includes normal unit cleaning. Guests are expected to keep the unit clean. This includes cleaning of dishes - please load and run dishwasher before leaving.
Excessive Noise Excessive noise from the hot tub area is not permitted after 10 pm. Occupants may be evicted subsequent to noise complaints and will be charged for damages resulting from the noise complaints. Quite. Strictly enforced by the strata council. The outdoor hot tub area can be used after 10 pm, but please engage only in quiet conversation out of respect for our neighbouring families.
Garbage Removal Garbage pick-up every Monday, Wednesday, and Friday. Please leave bagged garbage by the front door. Please dispose of all garbage at check-out. DO NOT leave outside...the bears may get at it. Transfer station and recycling depot is located on the right side of the road when leaving Sun Peaks. It is located near the Fire Hall.
Housekeeping Unit will be cleaned before arrival and after departure. Includes a towel change, light wipe of kitchen and bathroom, carpets vacuumed if needed, linens changed, and toilet paper stocked. A vacuum & cleaning supplies are provided for longer stays. Midstay cleanings are available for an extra fee and advanced notice. Excessive cleaning after departure will be charged to Guest's Credit Card.
Internet Availability & Usage Wireless High Speed Internet provided. See check-in and arrival instructions to access wireless internet.
Liability Responsibility of registered guest. We are not responsible for any bodily harm to guests or guests of guests while they are on our property or at any location at Sun Peaks Mountain Resort.
Locking Door Responsibility of registered guest.The front entry door has keyless entry. Please ensure door is locked at all times.
Maintenance Emergencies Please contact Andrea Nielsen @ Alpine Property Services (250)-319-5680. Note: Timelines of responses will be dependent upon the day and nature of maintenance required and be impacted by Sun Peak's location relative to most service providers.
Maximum Sleeping Capacity Five (5). Strictly enforced. Eviction without a refund for parties of 6 or more guests for nightly stays.
Missing Items Assessed at checkout. Cost of replacing missing items will be passed on to the registered guest.
Noise Restrictions Quiet time 10 pm to 7 am. Sun Peaks is a family oriented resort. Please respect others by adhering to the quiet times.
Parking & Ticketing 1 secure underground parking stall available for registered guest. Access code will be provided after final payment has been received. Limited number of additional on-site guest parking spaces available. Additional Parking across the street at Parking Lot P5. Fire lane restrictions and snow removal require the Strata to enforce parking regulations.
Policy Updates Owner reserves the right to change policies in a continuing effort to improve services for our guests. Please review policies prior to coming to Sun Peaks Mountain Resort.
Property Damage Damage includes, but is not restricted to: noise complaints, common or private property damage, excessive cleaning charges, lost or broken or missing common or private property items, smoking inside the property, pets inside the property and all charges relating to security company or police involvement regarding property occupant's behaviour while in the property or on common premises. Guest agrees to pay for all private or common property damage caused by the Guest themselves, or a member of their party. Guests may also be evicted.Refunds will not be issued in the event of eviction. Owner reserves the right to request Guest account inactivation.

Fill up your gas tank before you arrive Don't Forget Fill up your gas tank before you arrive: The nearest gas station is in Heffley Creek. Its right after you turn off the highway for Sun Peaks (about 20 min away from our condo. The next closest gas station is on the highway near Rayleigh (about half way between Kamloops and the Heffley Creek turn off. Its also best to buy groceries in Kamloops as the resort grocery store has a limited selection and higher prices. There is a liquor store in the Village that has a nice selection of wine.

Ski in & Ski out

Where is the Ski in - Ski out access Ski in access is available from the top of the high speed quad Sun Dance Chair. At the top of the Sundance chair, go off to the right and go down the East Village Ski-way. Stay on it for quite a bit till you see a run to your right called ‘ Czesc ‘. It’s just past a run called “Fair Dinkum”. Ski down ‘Czesc. You will cross an access road with a parking lot on your left. Immediately past that road turn left. This trail empties out onto the 16th fairway of the golf course. This will take you to our Complex. Take one of the maps of the Sun Peaks ski runs that are on the kitchen counter. Ski out access is across the 16th fairway and down to the bottom of the Mount Morrisey high speed quad lift.

This is a lovely updated and clean condo with great amenities! It was an easy ski in//ski out location. We enjoyed the brisk walk to town along the village trail (15 min.) We enjoyed playing board games and lounging on the large sectional. The owner's were very responsive as was the on-mountain management company. My only recommendation would be to add a couple of throw blankets. There was one in the unit, but with a family of 5, we could have used one more.

A big thank you to Rod and Carol for renting us their beautiful condo over New Years. We were very pleased to find a very clean and well kept place upon arrival in Sun Peaks. The apartment is well laid out and tastefully decorated. We especially appreciated all the little things that allowed us to feel on vacation right away - the skiing locker right in front of the entrance door made it easy to get organized, and the kitchen was well stocked with all the cleaning necessities and cooking staples, with ample of pantry space.

We immensely enjoyed the mountain view from our hot tub, which was maintained on a daily basis. The wonderful couple who is hired to manage the place is amazing; very nice and responsive. Same applies to the owners who made the reservation and check in process easy and convenient.

The condo complex itself is newer than other ones we stayed in before at Sun Peaks and we enjoyed the ski in, ski out location. It is a little ways from the village but really only a few minutes drive. We would definitely recommend this apartment and would rent it again in the future.

Good location and nice little complex. It's a good option for those staying at Sun Peaks who don't need too many frills. The check in and check out procedures are well thought out and simple. Some of the furniture does feel tired, a few minor bathroom issues and beware the bedrooms are quite tiny with not much room to move, but if you plan to spend most of your time skiing this won't be too much of an issue and you'll enjoy your stay.

We had some water issues during our stay where a water main was broken in the area and caused an outage across the complex for almost an entire day. This is obviously something out of the owner's control however we only figured it out by calling their property manager. Ideally the property manager should be pro-active in keeping guests abreast of any issues and how it might affect their stay. One of our party had to cut their stay short due to this issue and had we been kept in the loop we could have worked around it for them.

This is a great property to enjoy a few days away from home, I have nothing negative to say. We could tell the owners have made a great effort to make our stay enjoyable. The check-in instructions are very detailed and easy to follow.

The condo is clean and well kept. The kitchen amenities provide everything you need to make a Thanksgiving dinner. The hot tub is in great working condition. The Weber gas grill on the patio is another great feature. The underground parking is only a few steps way from the front door of the condo. My family and I had such a good time that we will definitely be back.

Summer at Sun Peaks

We only stayed for a couple nights but the Condo was excellent! Some restaurants were closed but there was plenty to do and the accommodations had a great kitchen and a BBQ, this was our first time to Sun Peaks outside of ski season and we were glad Mountain High Pizza was open in the Summer! A short walk to the main village, secure underground parking, this is a great condo, and a great value! Definitely recommended!

Very happy with our choice of accommodation for our month long visit to Sun Peaks, every thing worked as it should, great hot tub, private location and quiet. All we had to do was ski and sleep. Will definitely try and re-book when we come back again

I can't say enough about this place. My family decided to make a 4 day trip to Sun Peaks after I signed up for the Spartan Beast. I have never used a rental property like this so I was quite leery. We brought a few home essentials that we use on a daily basis, but upon arrival we quickly found out we didn't need them. We walked through the door and immediately were impressed with how beautiful the condo was, and were even more excited to see how well stocked it was. All of your cooking needs are provided as well as some we had never used before. Our kids (3 and 6) were so excited about the bunk beds that they actually wanted to go to bed at night. Our room was amazing and we had a great sleep in the bed as it was the perfect firmness for us. They also provided full sized toiletries and great towels! It's a 3 minute drive from the main center, but if you were to walk the back roads it is probably around 20 minutes. I am going to be doing the Spartan again next year and plan on staying here again. The owners and the property managers were fantastic to deal with. I was nervous so I probably sent them a few too many e-mails, but they were helpful and patient with me every step of the way. They also provided fantastic instructions with great information about Sun Peaks itself!!! What a fantastic condo that my review will not do any justice. Such a great stay that I just can't say enough about!!!

The second great stay

This is the second time we stayed in the property. And as always everything was very good. Nice quiet strata, a bit remote but very quiet. Clean, spasious with everything you need for any long stay.

Perfect Stay

We (family of 3 from New Zealand) thoroughly enjoyed our 17 night stay at Settlers Crossing. The condo was clean, quiet and comfortable. We mostly self-catered and found the crockpot was a real bonus. The Internet connection was excellent, as was the hot tub. I wouldn’t hesitate to stay here again.

We spent Christmas with our family at the condo. The condo was excellent, awesome layout! The kitchen was very well equipped to cook a full turkey dinner. The hot tub was welcomed by all. We will certainly be back!!! Cheers!
