Three bedroom townhome on three levels.  Its perfect for relaxing and socializing.  Mainfloor features open concept kitchen and living/dining with huge L-shaped sectional surrounding fireplace -- perfect for relaxing or entertaining.  Master bedroom with king bed and ensuite bath a well as 2nd bedroom with queen and large 2nd bathroom on upper floor.  Lower level is perfect for kids and teenagers -- with another large L-sectional and entertainment centre, 3 peice bathroom and 3rd bedroom with single-over-double bunks -- all leading out the hot-tub and trails.  Heated floors throughout, mood setting lighting and well-appointed.

Reservation & Cancellation Policies

Cancellations Made by Guests All deposits and payments are non-refundable. If guest needs to cancel because of family emergency (with documentation) credit wil apply to alternate available dates choosen by guest.
Delayed Arrivals No problem but no refund. Our home has been reserved for you so if you are going to arrive later than you expected, no problem. However, we are unable to provide any refund or discount due to your late arraival.

Guest Account Termination The Owner or their Contact reserve the right to request permanent Guest account inactivation from this web sites technical administrators in the event of one or more of the following Guest actions: intentional property policy violation causing material damage or fines, Guest misrepresentation and/or fraud, intentionally defacing or damaging public or private property, breaking laws and bylaws, theft, public indecency, harassment, causing bodily or emotional harm & disturbing the peace after repetitive warnings. Guests will be notified by email of account termination. Guests may choose to appeal their account termination. Guests may be given the chance to reconcile with the Owner as a condition of preserving or reversing their account status. Account termination prevents the Guest from booking this or any other property that uses the same web site
Ineligible Guests Reservation Reversal The Owner or their Contact reserves the right to cancel reservations made by, and refuse business to: Guests who do not meet the policies published in this property's Policies Table at the time of booking and past Guests known to have : intentionally violated rental property policies, damaged and/or defaced rental properties through intentionally destructive and/or negligent behavior, engaged in theft, broken local bylaws and laws, committed fraud or who misrepresented themselves, and Guests who have caused bodily or emotional harm to any third parties. Reservations may be cancelled up to a maximum of 48 hours from the time the ineligible Guest made the booking. Guests will be issued a refund by personal cheque. Check-In Time 4 p.m.
Check-Out Time 10 a.m. Please respect check out times as they are required to prepare out home for another guest.
Complaints Concerning Property Report all property complaints or obvious damage caused by previous Guests to us immediately, by phone and by email as they become evident. Serious problems should be reported with supporting photographs. We will make our best efforts to rectify problems within 24 hours of notification. Failure to notify us of property-related problems while in the property and as they become evident, will forfeit any rights or claims against us regarding property condition after your departure.
Excessive Cleaning Costs In the event of excessive cleaning costs, the charges will be charged to rentors credit card.
Excessive Noise Must be quite by 10 p.m.
Garbage Removal Garbage pick up will be performed on Tuesdays and Thursdays and on check-out days. Garbage may not be stored outside. Please store garbage and recyclables in the garage.
Housekeeping Complimentary after check-out.
Liability Owners are not responsible for any bodily harm to guests, or guests of guests, on our propeerty or at any location at Sun Peaks Resort.
Maintenance Emergencies Emergency telephone / contact numbers provided in a binder in our mountain home. Note: Our home does not have a phone. Guests should use their cell phone.
Maximum Sleeping Capacity 9 people.
Missing Items Guests will be charged for any missing items via credit card deducations.
Property Damage In the event of property damage, the guests authorizes payment of up to $500 CDN on their credit card. Damage includes but is not restricted to: damage within the unit or property, lost, broken or missing common or private property items, smoking in the unit, pets inside the unit and all charges related to security company or police involvement regarding guest behaviour while on property
Rental Accommodation Zoning Zoning permits rental of this mountain home. Extension of reservation: a guest may extend their stay if availability of our mountain home permits. Please contact owners as soon as possible. Shortening a reservation: please note that your deposit is calculated based on original reservation and is non-refundable. If balance has been paid, it is also non-refundable. If balance has not been paid, it will be adjusted to reflect your shortened reservation.
Terms of Eviction Violations include excessive noise after 10 p.m., drunk or disorderly conduct within the home or on the property, smoking in our home, pets in our home or underage rentors. Payment is non-refundable if guests are evicted

Don't Forget

Fill up your gas tank before you arrive The last place to fill your gas tank before Sun Peaks is at Heffley Creek. Fill up there as it is another 30 kilometres to Sun Peaks so make sure you have enough gas for a return trip.

Food and Beverage

Where to buy groceries If you need groceries, pick them up in Kamloops on the way. There is one market in Sun Peaks but it does not have great variety and is more expensive than Kamloops.

About Us

Originally from Ontario, we thought living in Kamloops would be close enough to great skiing -- after all we can be on the slopes in less than an hour from home.  But our cabin at Sun Peaks has become the perfect place for us to get away from our routine, spend time with family and friends and feel like we "escaped".  It makes winter fun!

Nice combo close to the village

Great value during summer when compared to staying in a hotel. Stayed for a weekend for a mtn bike trip. 2/3 of the garage has been converted into another bedroom, but the remainder made an excellent bike room for 4 bikes and all the muddy gear.

My only slight of this property, and it's not enough to knock it off a 5 star rating, is the hot tub is getting a little long in the tooth. Not all the jets are working and some of the head rest pads are missing (talk about 1st world problems!).

I would stay here again without hesitation!!

Stayed for a 3 day weekend biking trip with a few buddies. Great location and layout of the house. Having the garage for the bikes is perfect for security. Would definitely recommend as a summer vacation rental.

Clean, modern large unit, great for groups

My friends and I enjoyed our weekend stay at this unit, it was in a good location with a short walk to the Sun Peaks village. The unit is large, modern, clean and tastefully decorated. Good sleeping options and nice open layout.

I was impressed with the well equipped kitchen and great appliances. The hot tub was a nice treat to go in at night, but it took a long time to heat up. The vacation rental management representative was very responsive and helpful with replies.

The description was accurate with the listing and there weren't any surprises. I'd recommend this unit for groups or extended families you won't be disappointed.

This property is simply amazing! Cannot say enough great things - very clean and tidy, much more spacious than expected. All rooms and bathrooms are quite spacious and it's possible for multiple people to be getting ready together in the morning.

Lots of kitchenware make it easy to cook a large meal together without struggling to find enough dishes/utensils. Thank you for a truly wonderful stay - we look forward to coming back next year!

Things overall were good. Coffee maker didn't work well for us. There also should be enough chairs for the amount of renters there are in the house. The dining area was very small...not suitable for a group of 9. Also the queen mattress in the upstairs bedroom should be replaced.

Great place...we enjoyed our stay. Here are some things to consider though. 1) New mattresses upstairs in both bedrooms. They need replacing badly even though we slept well. 2) Consider a TV on the main floor living area. 3) Enable newer smart phones to connect to your stereo for music. Just some minor considerations for the future, but we enjoyed the place very much and thought the price was very reasonable. Thank you.

We have been coming to Sun Peaks now for the past 6 years, we are two families with a total of 4 children. We have been seeking to find that property that absolutely "wows" us. When I found this property, its seemed to have everything that would meet the needs for both families. Well I can;t complain about the square footage, this place has the space but its spread out around the home. Kids bedroom is on the ground floor while the to main bedrooms are on the top floor, not great when you have small children (under 5). Unfortunately, the beds are extremely uncomfortable and we all had restless sleeps waking up from various forms of muscle and back aches. The property lacked towels. There seemed to be a lack of access to additional dish and bathing towels. The icing on the cake was the run down hot tub. We had informed the property manager about a few issues (which were promptly attended to) however the problem was not rectified by more than 2 service technicians. We ended up only using the tub once which was completely a bust as we all appreciate a soak after a long day on the slopes. We were informed that it was old and was leaking water,had thermostat issues and that it likely wouldn't be fixed anytime soon. All in all, we agreed this property was not worth the money we spent due to the various issues we encountered.I would be nice if the owner was able to address some of the "comfort"issues, so future guests can enjoy their holidays comfortably! In terms of the question regarding "Owner Responsiveness", this was N/A though we rated a "5"to Andrea Neilson for responding quickly to our questions and following up with the appropriate personnel regarding the hot tub (even though it was not fixed).

Loved the location. Wished there had been another TV besides the 1 in the rec room. The parking lot was being sealed this weekend, which caused unpleasant smells and also made packing the van up a chore as it was quite a walk to where we could park it.

The property was great and very accommodating for all who went. The floor plan, location to the village and supplies provided were excellent. The only disappointment was that the hot tub was not functioning. I don't know if I missed the fine print for summer rentals but it was something the kids were looking forward to.
