Thanks for checking out our home in Sun Peaks BC. Your photo tour starts in the 'living room', which is large and very comfortable. The mountain views are spectacular year round, in the winter watch the skiers glide by and golfers in the summer. Flat Screen TV/DVD player, modern contemporary decor, very warm. The photo shows the breathtaking views of Mount Todd and the 16th Fairway of the golf course during winter time from the door opening up onto our second floor balcony. One of the best views of the entire complex and yes, that is BC famous interior powder snow, sprinkled all over those trees, best in the world!!
The full view picture of the kitchen is taken from the opposite view of the first photo in our gallary. The flat screen TV you can see in the first photo can easily be seen from the kitchen so you can enjoy your favourite show or watch the weather forcast for the next snow fall accumulations predictions. The kitchen is very well appointed with all the ammenities of your own so you don't have to pack everything, just food and clothing. Included are basic staples like soap products, complimentary coffee/tea, sugar, salt/pepper, saran wrap etc. What better than to enjoy a glass of wine in this award winning kitchen preparing your next meal. Oh and the tile floors all have in floor heating that keep your feet and toes nice and toasty, it's a great treat!
In this photo you is the main dining area, which is just to the right of the kitchen from the previous shot. Enjoy a wonderful meal at the dinning room table for six, surrounded by beautiful nut-brown leather high back chairs.
Facing the gas fire place the TV, just to the right is a very comfortable seating area with 2 couches and a single seat to your left. The fireplace is thermostatically controlled (located on the wall just behind from where this photo was taken) so set your temperature and relax. Enjoy a great selection of DVD's that we provide for your viewing pleasure on the 32" Samsung flat screen TV and progressive scan DVD player. We have some classics!! We even have a few good books to choose from if you decide to have a rest day. Or simply enjoy all the channels on cable TV.
This shot is taken from just in front of the three person couch; the TV is just off screen to your left. It helps show you the great views from the living room area. Waking up in the morning and having a hot cup of coffee while seated in the couch looking out the window is one of our favorite things to do. If you want to sleep in be sure to close the blinds, it gets very bright in the mornings!!
This is the Master Bedroom that you enter off of the main dining area. It has a queen size bed and its own ensuite just to the right of this photo. It is tastefully decorated and has a very, very comfortable duvet cover, high quality sheets, fluffy comfortable pillows, high quality mattress that will allow you to drift off and enjoy a fantastic night of sleep. We know from experience that a great nights sleep is an important component to a great holiday so we made sure all the bedding is of high quality, you will not be disappointed! In the large closet to the right of this photo are extra blankets and pillows if you require. The side dressers are solid wood and spacious enough to hold lots of your clothing for a long comfortable stay.
Here you get a better view of the large window in the Master Bedroom. It faces out onto the deck as well, right over the top of the Hot Tub. This entire condo is very well appointed and the master bedroom has fantastic views of the mountains. Nicely secluded and best of all very, very quiet!!
This is the second bedroom with a bunk bed. The bottom is a Queen and a single up top. The window in the foreground faces out onto the Settlers Crossing compound that is very tastefully landscaped. Being a oversized window it lets in plenty of sunlight and the ceiling is an amazing 12 feet high. The kids can close the door behind them, turn on a TV of their own and enjoy without disturbing the adults in the main room. Also located in this room, is a complimentary portable baby crib if you have a new family member.
This photo is the view you would get walking out the deck door on your way to the hot tub. In those trees are several great runs that bring you from the main ski area right to the front door of our condo. With the ski locker located just outside the front door, it makes this a true ski in/out location. Park your vehicle in it own secured, heated underground lot and forget about it, you just will not need it becuase the mountain is so well laid out!
The H20 hot tub is therapeutically designed into three zones, each with a specific task in mind. JETZONE 1 - LOWER BACK: Designed to help alleviate chronic lower back pain, this seat is designed around an oversized jet whose powerful rotating action relaxes tense muscles helping massage away fatigue and improving body movement. JETZONE 2 - LOWER BODY: The carefully positioned accu-pressure jets featured in this seat can be controlled to give precise amounts of water flow to thighs and calf muscles. JETZONE 3: UPPER BACK: The Four pulsating jets send streams of warm water to aching muscles, treating them to a sensation of finger-like massage, helping to rejuvenate your mid to upper back by increasing the blood supply to these areas.
In this picture taken from our deck, you get a great perspective of the view while sitting in the hot tub. The ski runs are clearly visable and during those 2000 hours of yearly sunshine, you can even make out the skiers as they make their way down the mountain!

To the left of the photo is the entrance to the underground heated parking lot, imagine after a week of great skiing, getting into your vehicle and it's the perfect tempurature! No frosted windows to scrap or snow to remove! From where this photo was taken, you can walk about 200 meters and catch a shuttle bus that runs every 1/2 hour to the village. Golf in the summer time on the Grahame Cooke designed course. With the additional altitude, your ball will carry further, up to an entire club difference. It is a technically challenging course, with undulating terrain, natural traps and great water features as you can see here in this photo. The course makes its way thru the entire Village of Sun Peaks so you can enjoy the natural scenery or enjoy the beautiful homes located along the course.
Warm-up before your game at the driving range. The practice area is set up outside of the main village by the day lodge. The pro-shop, which is located here as well, has everything you need just incase something got left behind.
Enjoy the weekly farmers market in the village. It runs on Sundays from 10am – 1pm and offers a great selection of fresh produce. What a great way to keep your carbin foot print to a minimum by purchasing local.
Sun Peaks Village, with a great selection of shops and restuarants open year round is a very nice 10 minute walk from our home. The Village is designed for foot access so leave your vehicle parked in our heated underground lot and walk or ski directly there. Sun Peaks is a world class resort offering you everything you’ll need to have a great holiday, summer or winter. Tired of overcrowding and high prices in the more popular resorts, come on up and see the way a resort should be!
Mountain biking on the downhill bike park which was established in 1999 and now celebrating 10 years! Lift access is provided by the Sunburst Express Chairlift – New for 2008 the Sunburst Express has upgraded the bike carriers to increase lift capacity by 25%! There are 37 trails for 70 kilometers in total length. The downhill bike park has 255 features for you negotiate on your way downhill! Can’t get your gear here because of air travel or other challenges, no problem, there is plenty to choose from in the rental shop. It’s completely stocked with all things biking!!!
Kids can have loads of fun on the bungee tramp! There is so much to do year round at Sun Peaks. All these facilities are leisurely 10 minute walk from our condo. Come into the village and enjoy world class amenities, without the world size lineups or congestion.

Gas fireplace, floor to ceiling windows with breath taking views of Tod Mountain ski area and the 16th Fairway of Sun Peaks Golf Course and don't forget the vaulted ceiling. Leather chairs surround the dark wood dining table for 6. Heated tile floors in the kitchen and bathrooms make for toasty tootsies. The kitchen is very well appointed, for all the chiefs needs. Secure heated underground parking, private ski locker by the front door, FREE wireless internet and local telephone calls are all included for your enjoyment. Pull up a chair at the beautiful solid pine wood table.  Lots of room for six people.  Three saddleback bar stools as well, to sit and keep the chef company while he/she cooks. The kitchen is very well appointed with all of the ammenities you'd expect in your own kitchen but wouldn't want to travel with. Toaster, coffee maker, kettle, tea pot, pots/pans, cooking utensils, plus all the appliances are brand new! Ooooohh and don't forget the tile floor in the kitchen is heated!

Living Area

The living area is beautifully carpeted, a large couch (sofa-bed) and two large chairs to curl up in. The fireplace is a central feature and the room has the 32"  flat widescreen TV and DVD player.  Access to the deck is from the living area. This room has vaulted ceilings and oversize windows with wood blinds and awesome Mountain views. Sitting on the couch you can look out to Tod Mountain and watch the skiers traverse down the hill during the day in winter or the golfers make their way thru the 16th fairway of the Sun Peaks Golf Course in the summer. Either way, this is a very private setting with no other building or facilitiy to obstruct your view or look into your holiday retreat.

Dining Area

The dinning area is situated between the kitchen and living room area. It's a big 6 person table with brown leather high backed chairs to ease yourself into after a hard day on the slopes. Perfect to spend some quality time with family, re-living those great mountain experiences or that nearly hole in one shot!

This is a true ski in/ski out unit located in Settlers Crossing. It is a short 10 minute walk to the Village and even closer to the public pool/recreation centre. Sun Peaks resort is a 4 to 4.5 hour drive from Vancouver BC; 7.5 hours  from Calgary Alberta and a 5.5 hour drive from Seattle Washington. The newly renovated Kamloops Airport caters to all three cities.Sun Peaks Resort also offers an "in-Resort" Shuttle bus as follows:

Monday to Thursday Schedule Information
The Monday to Thursday shuttle service from Parking Lot 5 to the Village Day Lodge is offered every week during the winter season. It will depart the marked bus stop at Parking Lot 5 located by Woodhaven first at 8:00am, and then second at 8:15am. Both shuttle times will take guests to the Village Day Lodge.

Friday to Sunday Schedule Information
The Friday to Sunday shuttle service is offered every week during the winter season, and services the entire resort. Extended daily service is also offered during the holiday periods December 20, 2008, to January 11, 2009, February 16 to 25, 2009, and March 9 to 18, 2009.

The shuttle starts at 8:25am leaving Lot P5, then proceeds to the Village Day Lodge to drop off before leaving on a west route. Each route takes about approximately 30 minutes. The service will run from 8:25am till 11:35am, and then again from 12:55pm to 4:30pm. Bus stops are marked at Woodhaven/P5, Stones Throw/Settlers Crossing, Timberline, Village Day Lodge.

Reservations may be cancelled up to a maximum of 48 hours from the time the ineligible Guest made the booking. Guests will be issued a refund by personal cheque. Refunds will be adjusted for any payment processing expenses
Late Reservation Payments Failure to pay by due dates will result in automatic cancellation without a deposit refund. Full payment is due 45 days prior to arrival dates. Guests can re-book dates if they are still available; deposit will not be re-charged.
Privacy The Owner, their booking Contact and this web sites technical administrators agree to not sell, refer, rent or divulge to any third parties the names or personal information of their Guests without prior written consent from the Guests, except under force of law, or for law enforcement purposes relating to policy and property violation. The Owner and their booking Contact also agree to not use Guest personal information for any reason other than its original intended purpose without written consent from the Guests. Reservation Changes If availability permits & in concordance with our cancellation policy. You may lengthen your reservation if availability permits. If you would like to shorten your reservation, please note that your deposit calculated on the original amount is non-refundable; if you have already paid the balance, then your balance is similarly non-refundable. If you have not paid the balance, then it will be re-adjusted to reflect your shortened reservation.

Complaints Concerning Property Report all property complaints or obvious damage caused by previous Guests to us immediately, by phone and by email as they become evident. Serious problems should be reported with supporting photographs. We will make our best efforts to rectify problems within 24 hours of notification. Failure to notify us of property-related problems while in the property and as they become evident, will forfeit any rights or claims against us regarding property condition after your departure.
Excessive Cleaning Costs Charged to renter. Please keep our home clean!
Excessive Noise Excessive noise from the hot tub area is not permitted after 10.00 pm. Occupants may be evicted subsequent to noise complaints and will be charged for damages resulting from the noise complaints. Please respect your neighbours comfort.
Garbage Removal Please remove all your garbage after your stay. Guests are expected to take their own Garbage to the TNRD Transfer Station. If guests do not have a vehicle to take their own garbage to the Transfer Station, Garbage Pick-Up can be arranged for $10.00 per pickup.
Housekeeping Before arrival and after departure.
Internet Availability & Usage Wireless internet services are available for the guest's convenience. Internet abuse including, but not limited to, downloading copyrighted material is completely forbidden. Should the owner receive notification that such activity has occured, the guest responsible will be immediately evicted and charged for damages.
Liability We are not responsible for any bodily harm to guests or guests of guests while they are on our property or at any location in Sun Peaks.
Locking Door Please lock at all times. Please keep patio and entry door closed when loading or when in or out of unit. This will prevent theft and presence of wild animals. Protect yours and our valuables - Thanks!
Maintenance Emergencies 24 hour cell phone number. Complete emergency contacts provided upon final payment.
Maximum Sleeping Capacity 7. No exceptions.
Missing Items Guests authorize a credit card charge for missing items.
Noise Restrictions Guests are asked to refrain from any noisy activity between 10.00 pm and 8.00 am. Hot tub use is permitted a.....fter 10pm but please keep voices at a soft level.
Parking & Ticketing Heated underground parking available for one vehicle. Access information supplied upon final payment.
Policy Updates Policies are subject to change without notice.
Property Damage We reserve the right, at our discretion, to collect a $500 property damage deposit prior to arrival. Damage includes, but is not restricted to: noise complaints, common or private property damage, excessive cleaning charges, lost or broken or missing common or private property items,smoking inside the property, pets inside the property and all charges relating to security company or police involvement regarding property occupant's behavior while in the property or on common premises.
Rental Accommodation Zoning My property is legally zoned for short term nightly rental accommodation use.
Resort Information Provided in suite.
Ski & Snowboard Gear Storage Available at the front entrance. Not wet ski gear permitted in the suite.
Terms of Eviction Smoking, excessive noise, threat of common or private property damage, disturbing the peace; excess of 7 overnight occupants. Will be evicted for excessive noise, common and private property damage, disturbing the peace. You will not receive a refund!

We love to ski Sun Peaks in the spring, and usually book an owner rented condo. It was a toss up between PowderHeaven and this one, but we are so glad we chose Mike's. Immediately after we booked the condo we heard from him confirming the dates, and providing some information about the condo, check in information etc. When we arrived we found a beautiful home-cozy and well appointed. The kitchen was great, the furniture was comfortable, as were the beds. Great location-great ski in/out. The ski in was a bit long, but had the bonus of getting some great "off the beaten track" skiing in. Hot tub was fabulous-great view of the mountain, and our favorite place for apres-ski! Thanks Mike for a great experience!

Great location,quiet setting, lots to keep the teenagers busy since they love skiing/boarding. The warmth of the heated floors was a real treat, not to mention the hot tub which was very relaxing. Everything we needed was there.

The only small problem we had was finding the unit. We found the building okay but the front door was another matter since the number is not readily visible from the outside. The condo was very clean and spacious and was furnished in an elegant mabnner. Cutlery and appliances as well as linen etc was more than adequate. I like the private deck with it spacious hot tub and being able to ski in and out was also very welcome. Should we return to sun peaks I would definitely look to rent this unit again

We found the home very cozy and tastefully decorated and especially loved the view from the hot tub as the snow gently fell. You must have one of the best views on the hill: privacy from the run with the spruce trees yet a full view of the top of Sundance and lots of open sky...Breath-taking and peaceful after or before a day of skiing. The true ski in/ski out was another hit. I find it so frustrating to book a place that says ski in/out only to realize upon arrival that, that means a 5 minute hike to a lift!!

The only bad thing I could have possibly said about Powder Heaven is that there weren't enough towels. Of course, on the second day of our stay we received a phone call asking if everything was to our liking and if there was anything else that we needed. They let us know that we simply overlooked where the towels were. A great, clean comfortable unit with lots of room, heated tile floors in the bathrooms and kitchens!!! and a hot tub on the back porch. The place was spotless and had everything we needed except for pots and pans (there was only 1 pot...that was my only gripe). It is about a 3 minute walk to the closest run so you don't even need to load up the vehicle if you don't want to (pretty much ski-in, ski-out). Parking is scarce (only parking spot per unit + 1 visitor spot for the whole building which we were lucky to get) but there is a large parking lot about 2-3 minute walk down the road so that's not the end of the world. I highly recommend to anybody wishing to stay there.

Powder Heaven was great, there were four in our group and everyone was impressed with the accommodation, location, facilities etc. it was probably one of the best places we have stayed in our Month tour of Canada. Will definately come back and would recommend it to anyone and everyone. Sun Peaks was awesome!

We rented Powder Heaven for 8 nights on Xmas break - great townhome, cozy and clean. Heated floors and hot tub with mountain view definitely were highlights of our stay. Checked in without a problem - detailed check-in package and useful tips were provided. Tips: Bring your food and basic supplies such as paper towels to avoid local grocery store If you decide to go out for dinner - avoid Bella Italia restaurant - it is a scam with mediocre food, poor service and high bills
