Thanks for stopping in to take a look at our NEWLY RENOVATED ski-in 2 bdrm townhouse, located in Sun Mountain Villas, at the renowned Sun Peaks Resort. Our spacious townhome is located on the 6th hole of the golf course and is within walking distance (700m) of lifts and all village amenities.

Our townhome is an end unit with lots of natural light and with 1200sq ft of space, it can comfortably accommodate 7 people. Highlights include:

 Property Description

Our townhouse is 1200sq ft end unit with a very open & spacious feeling. Our townhouse is a three floor unit. The ground floor contains a 2 car tandem garage with a large area for ski/board/bike storage, entry way & laundry room. The living room/kitchen/dining room and powder room are located on the 2nd level. Two bedrooms and the main bathroom are located on the 3rd level. There are two balconies in the unit. One balcony is off of the dining room area and has a view of the ski hill and overlooks the parking area. The other balcony is off of the living room and contains the hot tub. This balcony overlooks the 6th hole of the golf course.

Located on the Sun Peaks Shuttle West route. The shuttle is complimentary. The shuttle starts at 8:15 am when it leaves from the Village Day Lodge for Woodhaven and Parking Lot 5 on the east route. The bus then returns to the Village Day Lodge to drop off before leaving on the west route via Fairways Drive and Burfield Drive then returning to the Village Day Lodge via Sun Peaks Road. Each route takes about 20 minutes. The service will run from 8:15 am till noon, and then again from 1:00 pm to 4:00pm. Sports School lessons are timed with the first runs in the morning. The shuttle has marked designated stops, however the driver will stop at his discretion if he sees a group waiting. The shuttle will run Friday, Saturday, and Sunday each week throughout the winter season. Also offers extended service during the holiday periods December 22, 2006, to January 8, 2007, February 16 to 25, 2007, and March 9 to 18, 2006. Stops are marked at Woodhaven/ P5; Stonesthrow, Timberline, VDL, Fairways at Eagle Court, Fairways at Mountain View, Burfield Drive and Sun Peaks Road, Sun Mt Villas, Alpine Greens/ Sunburst Drive, and finally The Peaks. Reservation & Cancellation Policies

Arrival Days We accept arrivals on any day of the week!.
Cancellations Made by Guests Deposit payment non-refundable. Balance payment is refundable, less $25 transaction fees, if booking is cancelled 45 days or greater in advance. Reservations cancelled 44 days or less in advance are refunded only if we replace your booking. These refunds issued the first day of your (cancelled) arrival where applicable.
Delayed Arrivals No refunds. We are not responsible for arrival delays.
Delivery of Instructions and Access Information Provided after final booking payment is made.
Guest Account Termination The Owner or their Contact reserve the right to request permanent Guest account inactivation from this web sites technical administrators in the event of one or more of the following Guest actions: intentional property policy violation causing material damage or fines, Guest misrepresentation and/or fraud, intentionally defacing or damaging public or private property, breaking laws and bylaws, theft, public indecency, harassment, causing bodily or emotional harm & disturbing the peace after repetitive warnings. Guests will be notified by email of account termination. Guests may choose to appeal their account termination. Guests may be given the chance to reconcile with the Owner as a condition of preserving or reversing their account status. Account termination prevents the Guest from booking this or any other property that uses the same web site
Ineligible Guests: 24 Hour Reservation Reversal The Owner or their Contact reserves the right to cancel reservations made by, and refuse business to: Guests who do not meet the policies published in this property's Policies Table at the time of booking and past Guests known to have : intentionally violated rental property policies, damaged and/or defaced rental properties through intentionally destructive and/or negligent behavior, engaged in theft, broken local bylaws and laws, committed fraud or who misrepresented themselves, and Guests who have caused bodily or emotional harm to any third parties. Reservations may be cancelled up to a maximum of 48 hours from the time the ineligible Guest made the booking. Guests will be issued a refund by personal cheque. Refunds will be adjusted for any payment processing expenses

Complaints Concerning Property Report all property complaints or obvious damage caused by previous Guests to us immediately, by phone and by email as they become evident. Serious problems should be reported with supporting photographs. We will make our best efforts to rectify problems within 24 hours of notification. Failure to notify us of property-related problems while in the property and as they become evident, will forfeit any rights or claims against us regarding property condition after your departure.
Excessive Noise Excessive noise from the hot tub area is not permitted after 11 pm. Would result in eviction if two or more complaints. The hot tub area can be used, but please engage only in quiet conversation out of respect for our neighboring families.
Garbage Removal Daily.
Housekeeping Includes clean on arrival; cleaned after departure; for stays longer then 7 days, mid-stay clean(s) may be provided. Additional cleaning may be scheduled at the guest's request and expense
Internet Availability & Usage Wireless internet available. Connection instructions in unit.
Liability We are not responsible for any bodily harm to guests or guests of guests while they are on our property or at any location in Sun Peaks Resort.

Missing Items You will be charged a replacement cost for items that are missing from the unit upon departure. The Service Providers will do a walk thru after your departure and should we have any concerns, you will be contacted immediately

Property Damage Guest authorizes up to a $500 CAD charge on their card upon financial reponsibility for any damages that do/may occur. After departure any items damaged beyond normal wear will be charged to the guest a the cost to repair/replace the item.

Commonly Asked

Why are there no taxes added to your rates when most others have to add 16% for GST and Hotel Tax? Is it really tax free? It is not tax free, we have already paid the taxes. Since we use our home personally more than 4 weeks per year, we are required to pay the GST taxes on the purchase price of the property and on all our expenses. We win by being able to use our place as much as we want, and you win by not having to pay the taxes.
What happens if we can't get to Sun Peaks due to weather and arrive a day or two late. Do we have to pay for days we do not use? We will not be responsible for lost days due to weather, transportation problems, illness, or other losses that are out of our control. There is travel insurance available to cover such loss.
Are there any other additional charges on top of the price quoted? If there is damage beyond normal wear, missing items, excessive cleaning charges or if there is smoking in the unit, you will be charged for repair or extra cleaning expenses.
