Welcome to Trapper's Landing at Sun Peaks, and welcome to our home away from home! Trapper's Landing is a luxury townhouse development in the upper village area with ski-in/out access or a short walk to the village centre. Everything is accessible on foot or skis within a few minutes so driving is virtually unnecessary within the resort - and a free shuttle is just steps away from the house. Three level townhouse. Upper level has the Master bedroom with private bathroom and private deck, and Guest bedroom with private bathroom. Main floor has the living room, dining room, private deck, kitchen, 3rd bedroom and a full bathroom. The main entrance way is on the mezzanine floor. Downstairs is the family room/bedroom, private laundry, and double garage .

Living Area

Relax into comfortable leather armchairs and a deep sofa, in front of the cosy, river rock fireplace. Tall windows and cathedral ceilings add to the light and airy feel. A selection of books, board games, stereo, cable TV/VCR/CDs/DVDs are provided for your enjoyment. Sliding glass doors lead out to the hot tub off the secluded rear deck.

Dining Area

Open plan kitchen / dining / living area is ideal for multi-family dining and entertainment. Seating for 9 at the dining table and breakfast bar inside, or out on the large, private deck. Either way, enjoy sun-/star-gazing and the glorious mountain views.

Special Features

Enjoy our home away from home for its wonderful views of Mt. Morrissey and Sundance Mountain, its elegant (and comfortable) furnishings and artwork, three private balconies, and private 6-person hot tub. Make the most of the fully-equipped kitchen that can cater as well for the gourmet chef as the 'family cook'. Being able to do laundry at your own leisure is a great bonus. It is very private with your own personal garage. If you have kids, it's great to be able to give them their own space downstairs in the family room. For those with little kids, the bedrooms upstairs help to ensure they can get plenty of sleep away from all the noise of the living area. The ski-in/out has options for nordic skiers as well as downhillers, whilst those wishing to sample other activities can almost step out of the door onto their snowmobile or snowshoe trail, or for a stroll on the valley trail system. Trapper's Landing is an upscale, ski-in / ski-out townhome development situated in a quiet neighbourhood environment with some stunning views of the surrounding mountains, and adjacent to the Mt. Morrissey quad lift. Nordic ski and snowshoe trails also start almost from the door (and mountain biking trails in summer), whilst snowmobile and dog-sledding trailheads are a stone's throw away - as is the new back 9 of the Sun Peaks golf course in the summer. * 5 min. on foot to Sun Peaks Sports Centre and skating rink, or tennis courts in summer, and large, heated swimming pool complex. * 8 min. on foot / 2 min. by car to shops and restaurants. Non-Smokers Only Absolutely no smoking, under ANY circumstances, inside or outside of our property. A $500 special cleaning charge will be applied if any evidence of smoking is detected.

Travel Reseller Bookings - no Referral Fee offered We gratefully accept & invite travel re-seller, tour operator and 3rd party bookings. We do not pay a commission on the posted rate. Please invoice the Guest directly and independently to include your fee.

Reservation & Cancellation Policies

Policy Description
Cancellations Made by Guests All payments are non-refundable 45 days prior to vacation date. Refunds will be issued for re-booked dates at the re-booked price and are subject to a 4% cancellation fee. Travel insurance is recommended to protect yourself against any unexpected events involving your driving, lodging, flights or vacation-related products.
Courtesy Hold Reservations We do not hold reservation without payment. Payment is required for reservation confirmation.
Delayed Arrivals No refunds. We are not responsible for delayed arrivals.
Delivery of Instructions and Access Information Sent by email upon making balance of payment. Later for last minute reservations.
Guest Account Termination The Owner or their Contact reserve the right to request permanent Guest account inactivation from this web sites technical administrators in the event of one or more of the following Guest actions: intentional property policy violation causing material damage or fines, Guest misrepresentation and/or fraud, intentionally defacing or damaging public or private property, breaking laws and bylaws, theft, public indecency, harassment, causing bodily or emotional harm & disturbing the peace after repetitive warnings. Guests will be notified by email of account termination. Guests may choose to appeal their account termination. Guests may be given the chance to reconcile with the Owner as a condition of preserving or reversing their account status. Account termination prevents the Guest from booking this or any other property that uses the same web site
Guest Stay Contract When you book online, you are agreeing to our terms and conditions.
Ineligible Guests: 24 Hour Reservation Reversal The Owner or their Contact reserves the right to cancel reservations made by, and refuse business to: Guests who do not meet the policies published in this property's Policies Table at the time of booking and past Guests known to have : intentionally violated rental property policies, damaged and/or defaced rental properties through intentionally destructive and/or negligent behavior, engaged in theft, broken local bylaws and laws, committed fraud or who misrepresented themselves, and Guests who have caused bodily or emotional harm to any third parties. Reservations may be cancelled up to a maximum of 48 hours from the time the ineligible Guest made the booking. Guests will be issued a refund by personal cheque. Refunds will be adjusted for any payment processing expenses
Late Reservation Payments Failure to pay by due dates will result in automatic cancellation. Guests can re-book dates if they are still available; deposit will not be re-charged.
Privacy The Owner, their booking Contact and this web sites technical administrators agree to not sell, refer, rent or divulge to any third parties the names or personal information of their Guests without prior written consent from the Guests, except under force of law, or for law enforcement purposes relating to policy and property violation. The Owner and their booking Contact also agree to not use Guest personal information for any reason other than its original intended purpose without written consent from the Guests. Guests agree to not sell, refer, rent or divulge to any third parties the names or personal information of the Owner or their booking Contact without prior written consent from the Owner and/or Contact, except under force of law or for law enforcement purposes. Guests also agree to not use Owner or Contact personal information for any reason other than its original intended purpose without written consent from the Owners and their Contact.
Property Sale All bookings will be preserved in the event of a property sale. If the booking is not preserved by the new Owners, the new Owners will be contractually bound to move your booking at their expense.
Reservation Changes Reservations may be changed in compliance with our cancellation policy. You may lengthen your stay if availability permits. If you would like to shorten your reservation, please note that your deposit calculated on the original amount is non-refundable. Otherwise, please shorten your reservation before the final payment is due - we will prorate you payments to match your intended stay duration. No refunds will be made for reservation changes made after final payment has been received.

Guest Stay Policies

Check-In Time 4pm. Earlier check-ins may be possible - please confirm.
Check-Out Time 10am. You will be charged $35 if our cleaners arrive and you are still in the house.
Complaints Concerning Property Report all property complaints or obvious damage caused by previous Guests to us immediately, by phone and by email as they become evident. Serious problems should be reported with supporting photographs. We will make our best efforts to rectify problems within 24 hours of notification. Failure to notify us of property-related problems while in the property and as they become evident, will forfeit any rights or claims against us regarding property condition after your departure.
Excessive Cleaning Costs See Property Damage, Pets and Smoking policies above.
Excessive Noise This is a family-orientated, quiet development. Noise complaints may result in eviction by local police or security personnel. Normal conversation and laughing pitch is permitted. Screaming, swearing, yelling, etc are not. We like our neighbours, and they like us too, so our goal is to rent to like-minded folks who will respect others' rights to privacy and a quiet, enjoyable vacation.
Garbage Removal At end of stay - see manual in unit. A $30 charge will be levied if garbage is left in the unit on If garbage is excessive, further charges may be added.
Housekeeping Includes clean on arrival; cleaned after departure; every 5th day if staying 8 days or more. Additional cleaning may be scheduled at the guest's request and expense.
Liability We are not responsible for any bodily harm to guests or guests of guests while they are on our property or at any location at Sun Peaks Resort.
Maintenance Emergencies If required, our resort-based maintenance support team can be contacted directly. Details will be provided with your arrival information and are also posted inside the property. Complete emergency contacts provided for booked guests.
Maximum Sleeping Capacity 8. More than 8 overnight occupants will result in eviction.
Missing Items Guests will assume costs of replacing items that are missing upon the guest's departure. This includes costs of changing locks if keys are mislaid or lost by guest.
Noise Restrictions Guests are asked to refrain from any noisy activity between 10 pm. and 8.00 am. The outdoor hot tub area can be used after 11 pm., but please engage only in quiet conversation after 11 pm out of respect for our neighbouring families.
Policy Updates Our policies may be updated from time-to-time, so please refer back to this site for any questions that you may have.
Property Damage Guest authorizes credit card charges in the event of missing items or other property damage. Damage includes, but is not restricted to, common or private property damage, excessive cleaning charges, lost or broken or missing common or private property items, smoking inside or outside of the property, pets, and all charges relating to resort, security service, or police involvement regarding guest (or guest of guest's) behaviour while at the property or on common premises of Trapper's Landing or Sun Peaks Resort.
