Rates in Canadian Dollars. 12% Canadian GST tax added.  We do not charge any other Hotel tax, cleaning or parking fees. When you check in, you'll have a clean unit and paper supplies. Mid stay touch up clean & restock for stays over 7 nights. Full clean or more frequent linen change or supplies available upon request at a fee of $40hour.

We have done our homework (!) and offer competitive pricing for this excellent unit. It all boils down to you get what you pay for and we hope that you will think the same after you have stayed at our condo We personally manage this unit to the highest standards and want to ensure that you have the best vacation ever in this great resort. Stays for less than listed minimum night stay requirements are considered only on a last minute basis or filling in between bookings. An extra cleaning charge of $CDN 135 will be added to these bookings.

The policies below are designed to insure you, your friends, family and our neighbors have an enjoyable, safe vacation. Make sure you understand them before you book our home and if there are any questions at all please don't hesitate to call or write us to further clarify any of the policies written here. A damage deposit is charged to protect our property, and is paid at the time of the second balance of payment.  Repayment of the damage deposit is done via a check from us in Canadian funds.  If you would like US funds, please make arrangements with us before paying the balance of your reservation, to pay the damage deposit in US funds.

25% upon reservation and balance within 45 days of arrival. $500 security deposit paid with the balance of payment. will be refunded on satisfactory return of property in the same condition as when you arrived.

Failure to notify us of property-related problems while in the property and as they become evident, will forfeit any rights or claims against us regarding property condition after your departure.
Delayed Arrivals No refunds We cannot be held responsible for delayed arrivals. Trip-interruption insurance suggested.
Delivery of Instructions and Access Information When final payment is received. Automatic e-mail instructions when paying final payment.
Excessive Cleaning Costs Any extra cleaning costs over and above the normal housekeeping charges will be charged back to you
Excessive Noise Guests and guest's guests to acknoweldge 11 p.m - 7 a.m. excessive noise restriction When a noise complaint is filed against you and/or your party, we will be notified. You will be responsible for any charges related to these complaints and you may be evicted without refund.
Garbage Removal When leaving you are responsible for removing your own garbage and putting it in the provided garabage containers located in the garage
Graduation & Stag/ette Parties We are not renting to or for grad or stag parties at all.
Guest Account Termination The Owner or their Contact reserve the right to request permanent Guest account inactivation from this web sites technical administrators in the event of one or more of the following Guest actions: intentional property policy violation causing material damage or fines, Guest misrepresentation and/or fraud, intentionally defacing or damaging public or private property, breaking laws and bylaws, theft, public indecency, harassment, causing bodily or emotional harm & disturbing the peace after repetitive warnings. Guests will be notified by email of account termination. Guests may choose to appeal their account termination. Guests may be given the chance to reconcile with the Owner as a condition of preserving or reversing their account status. Account termination prevents the Guest from booking this or any other property that uses the same web site
Housekeeping Before and after each stay A change of linens provided for stays of 7 days or more. Extra towels provided
Ineligible Guests & Refusal of Business: 48-Hour Reservation Cancellation The Owner or their Contact reserves the right to cancel reservations made by, and refuse business to: Guests who do not meet the policies published in this property's Policies Table at the time of booking and past Guests known to have : intentionally violated rental property policies, damaged and/or defaced rental properties through intentionally destructive and/or negligent behavior, engaged in theft, broken local bylaws and laws, committed fraud or who misrepresented themselves, and Guests who have caused bodily or emotional harm to any third parties. Reservations may be cancelled up to a maximum of 48 hours from the time the ineligible Guest made the booking. Guests will be issued a refund by personal cheque. Snow Guarantee If over 65% of the lifts are closed all day due to rain or inadequate/unsafe snow & weather conditions, I will give you a 50% refund/night for each day that the lifts remain closed Valid January 3-March 31. You must call me the days that the lifts are closed so that I can confirm lift status
Terms of Eviction 2 complaints will result in immediate eviction by security service Will be evicted for excessive noise, common area or private property damage and disturbing the peace. Glaciers Reach has a no noise policy after 11 PM. All the units have a number to call to report any violation of this policy. On your second security call, you will be escorted from the property by the security personel with no refund for any remaining nights paid for.
