Rates are by the night for up to 4 occupants and posted in Canadian currency. Rates are non-negotiable.

Minimum night stay requirements are also firm - due to the high fixed cost of housekeeping, we are unable to accommodate short stays.

Please do not email us to negotiate on rates or reduce the minimum night stay requirement.  Unfortunately our high operating costs do not make it feasible to lower rates or minimum night stay requirements and we are not able to be flexible on these requirements. 

Parking, as with many places in Whistler, is an additional cost per day, per car if you are driving.

 Property Description

The condo has a very space efficient layout. A large entrance way with the kitchen to the right and the living and dining room straight ahead. The hallway to the left takes you to the bedroom and the bathroom (two separate entrance ways). The bathroom may be accessed from the bedroom also. Just walk through the closet area and additional vanity sink and the bathroom door is to the left. There is also a little balcony off of the bedroom.

Owners who participate in the online credit card processing system have undergone additional screening through their payment processing application.
All owners must agree to's Terms of Service Agreement, which outlines minimum mandatory standards, terms of account termination, and the formal guest complaints process.
All customer complaints against owners are tracked and kept on record. Owners with more than 2 complaints spanning a subscription period are automatically terminated. Owner accounts are now immediately terminated under a subset of zero tolerance clauses in the Terms of Service Agreement. You are free to contact to get independent owner verification from our office.
Your credit card information is transmitted using SSL encryption technology.
AlluraDirect's transaction processing system is handled by one of Canada's largest institutional and online transaction processing companies, in conjunction with one of Canada's largest Chartered Banks, The Canadian Imperial Bank of Commerce.

The following policies are firm and we require active acceptance by the contracting guest when booking our home. If we find that you are in violation of any these policies prior to your arrival date, we will cancel your reservation, without a refund. These policies apply to all guests and any visitors to the property. The contracting guest will be held financially liable for any costs as a result of breach of these terms.

The member of the party who is making the reservation must be at least 25 years of age and will be held responsible for the rest of the group. We reserve the right to ask for ID upon booking and when you check in.
Long Term Renters (Monthly) Available for monthly rentals for the months of April to October only. Must agree to a 7 month lease. Max. occupancy 2 adults. Application must be approved by owner first before rental is approved.
Non-Smokers Only No smoking inside, under ANY circumstances - due to allergies. Guest liable for costs of special cleaning (including carpets) if housekeeping staff detect any smoking in the condo.

Reservation & Cancellation Policies

Cancellations Made by Guests Deposit payment non refundable. Balance payment is refundable, less 4% transaction fee's if cancelled within 30 days or greater of booking. If less than 30 days notice balance will be refunded providing we are able to replace your booking. Travel insurance is recommended to protect yourself against any unexpected events involving your lodging, flights or vacation-related products. Check out:

Delayed Arrivals No refunds. We are not responsible for circumstances which result in delayed arrivals! For guest travel insurance, view:

Guest Account Termination The Owner or their Contact reserve the right to request permanent Guest account inactivation from this web sites technical administrators in the event of one or more of the following Guest actions: intentional property policy violation causing material damage or fines, Guest misrepresentation and/or fraud, intentionally defacing or damaging public or private property, breaking laws and bylaws, theft, public indecency, harassment, causing bodily or emotional harm & disturbing the peace after repetitive warnings. Guests will be notified by email of account termination. Guests may choose to appeal their account termination. Guests may be given the chance to reconcile with the Owner as a condition of preserving or reversing their account status. Account termination prevents the Guest from booking this or any other property that uses the same web site
Guest Stay Contract By reserving online via your credit card, you are agreeing to our terms and conditions. By clicking the AGREE button when paying online, the guest acknowledges that they have legally accepted, read, understood, agree with, and will comply with, our publicly advertised policies (including payment terms) on our web site.
Ineligible Guests: 24 Hour Reservation Reversal The Owner or their Contact reserves the right to cancel reservations made by, and refuse business to: Guests who do not meet the policies published in this property's Policies Table at the time of booking and past Guests known to have : intentionally violated rental property policies, damaged and/or defaced rental properties through intentionally destructive and/or negligent behavior, engaged in theft, broken local bylaws and laws, committed fraud or who misrepresented themselves, and Guests who have caused bodily or emotional harm to any third parties. Reservations may be cancelled up to a maximum of 48 hours from the time the ineligible Guest made the booking. Guests will be issued a refund by personal cheque. Refunds will be adjusted for any payment processing expenses
Late Reservation Payments Failure to pay by due dates will result in automatic cancellation without a deposit refund. Guests can re-book dates if they are still available; deposit will not be re-charged.
Privacy The Owner, their booking Contact and this web sites technical administrators agree to not sell, refer, rent or divulge to any third parties the names or personal information of their Guests without prior written consent from the Guests, except under force of law, or for law enforcement purposes relating to policy and property violation. The Owner and their booking Contact also agree to not use Guest personal information for any reason other than its original intended purpose without written consent from the Guests. Reservation Changes If availability permits & in concordance with our cancellation policy. You may lengthen your reservation if availability permits. If you would like to shorten your reservation, please note that your deposit calculated on the original amount is non-refundable; if you have already paid the balance, then your balance is similarly non-refundable. If you have not paid the balance, then it will be re-adjusted to reflect your shortened reservation.

Bike Storage Common bike room provided in the building. We do not recommend storage of expensive downhill mountain bikes. Please ask us for on mountain storage options. Absolutely no bikes allowed in the condo.

Complaints Concerning Property Report all property complaints or obvious damage caused by previous Guests to us immediately, by phone and by email as they become evident. Serious problems should be reported with supporting photographs. We will make our best efforts to rectify problems within 24 hours of notification. Failure to notify us of property-related problems while in the property and as they become evident, will forfeit any rights or claims against us regarding property condition after your departure.
Excessive Noise Excessive noise which disturbs others in the building between the hours of 10:30pm and 8:00am is prohibited according to strictly enforced strata bylaws. You will get evicted without a refund!
Forgotten Items by Guest Please make every effort to ensure that all items have been taken with you upon departure. Items left behind may be sent back to the guest at the guests expense.
Housekeeping Complimentary before arrival and after departure and every 4 nights for stays of 8 nights or more. Light housekeeping every 4 days for stays longer than 1 week. This includes a towel change, light wipe of kitchen and bathroom, carpets vacuumed if needed, garbage removed, linens changed, and toilet paper stocked.
Internet Availability & Usage Internet services are available for the guest's convenience. Internet abuse including, but not limited to, downloading copyrighted material is completely forbidden. Should the owner receive notification that such activity has occured, the guest responsible will be immediately evicted and charged for damages.
Liability We are not responsible for any bodily harm to guests or guests of guests while they are on our property or at any location in Whistler Ski Resort.
Maintenance Emergencies 24 hour cell phone number. Complete emergency contacts provided upon final payment.
Maximum Sleeping Capacity Maximum number of 4 overnight guests for nightly stays. Maximum number of 2 persons for monthly stays. Strictly enforced. Eviction without a refund for parties of 5 people or more for nightly stays or 3 or more for monthly stays.
Missing Items Guests authorize a credit card charge for missing items.
Noise Restrictions 10pm-8am. Please respect the privacy and enjoyment of other quests in the building. Excessive noise will not be tolerated.
Parking & Ticketing Pay parking in effect in this building. Failure to show paid parking ticket may result in a parking ticket or vehicle being towed.

Property Damage We reserve the right, at our discretion, to collect a $500 property damage deposit prior to arrival. Damage includes, but is not restricted to: noise complaints, common or private property damage, excessive cleaning charges,lost or broken or missing common or private property items,smoking inside the property, pets inside the property and all charges relating to security company or police involvement regarding property occupant's behavior while in the property or on common premises.
Rental Accommodation Zoning My property is legally zoned for short term nightly rental accommodation use.

Ski & Snowboard Gear Storage Please store all equipment in the ski lockers provided. Absolutely no equipment allowed in the condo's.
Terms of Eviction Smoking, excessive noise, threat of common or private property damage, disturbing the peace; excess of 5 overnight occupants. Will be evicted for excessive noise, common and private property damage, disturbing the peace. You will not receive a refund!

Check-in Information

When do I get the Check-in information? You will receive 7 days prior to your arrival date via e-mail the Final Check-in information pertaining to our home (driving directions, suite access information with door codes, etc...) .

Property Location

How do I get to the Blackcomb Mountain from your suite? Just grab your gear from your car or the ski locker. Go to Level 2- to the front desk area. Exit from the front reception area. Walk out the driveway. Turn right and walk down the hill. Cross the road (Spearhead Dr.) and you find a path and a sign labeled “Wizard Trail”. Blackcomb is 260 m along the Wizard Trail. You may ski along the path, through the neighbouring complex and then you are on Blackcomb Mountain. It is considered ski in and ski out in peak season when there is enough snow on the ground. If you ski down to Blackcomb Base you may catch the Wizard chairlift up the mountain!

Ski Storage

Where can I safely store my skis and boards? The Ski locker is located in a locked room on P level by the elevators. Locker #323 is designated for our suite. And you will get the lock combination when you receive the check-in information.

Laundry Facilities

Are there laundry facilities in the building? Yes. It is located on P1 level. There are 5 washers & 5 dryers. Price is approximately $1.50 - $2.00 (longer cycle) CAD / load.


Is there parking available? Yes. There is plenty of parking available.
We have an oversize vehicle, what are the underground Parking Maximum Clearances? P2 max. clearance: 6'10" P1 (Upper level) max. clearance: 6'6"

 About Us

My mother (Irma) and myself (Tamara) love to escape the city and enjoy the fresh outdoors. One day over Easter break I took my Mom skiing (the first time in 10 years for her - and over 25 years since the last time she was in Whistler). She loved it so much that she thought this would be the ideal place to purchase a vacation home. So close to nature's activities, yet so close to the amentities and comforts of home. And this is how the idea of the Irmara Vacation Place was born! We hope that you have as many enjoyable times in our Whistler vacation home as we have!
