Cancellations Made by Guests All payments are non-refundable, except if booking can be replaced. Refunds or portions thereof will be refunded based on the number of nights rebooked & rebooked rate; refunds will be subject to a 4% cancellation fee.

Delayed Arrivals No refunds. We are not responsible for delayed arrivals!

Guest Account Termination The Owner or their Contact reserve the right to request permanent Guest account inactivation from this web sites technical administrators in the event of one or more of the following Guest actions: intentional property policy violation causing material damage or fines, Guest misrepresentation and/or fraud, intentionally defacing or damaging public or private property, breaking laws and bylaws, theft, public indecency, harassment, causing bodily or emotional harm & disturbing the peace after repetitive warnings. Guests will be notified by email of account termination. Guests may choose to appeal their account termination. Ineligible Guests Reservation Reversal The Owner or their Contact reserves the right to cancel reservations made by, and refuse business to: Guests who do not meet the policies published in this property's Policies Table at the time of booking and past Guests known to have : intentionally violated rental property policies, damaged and/or defaced rental properties through intentionally destructive and/or negligent behavior, engaged in theft, broken local bylaws and laws, committed fraud or who misrepresented themselves, and Guests who have caused bodily or emotional harm to any third parties. Reservation Changes Reservations may be changed in compliance with our cancellation policy. You may lengthen your reservation if availability permits. If you would like to shorten your reservation, please note that your deposit calculated on the original amount is non-refundable; if you have already paid the balance, then your balance is similarly non-refundable. If you have not paid the balance, then it will be re-adjusted to reflect your shortened reservation.

Guest Stay Policies

Check-In Time 4:00 pm-strictly enforced.
Check-Out Time 10 am-strictly enforced.
Complaints Concerning Property Report all property complaints or obvious damage caused by previous Guests to us immediately, by phone and by email as they become evident. Serious problems should be reported with supporting photographs. We will make our best efforts to rectify problems within 24 hours of notification. Failure to notify us of property-related problems while in the property and as they become evident, will forfeit any rights or claims against us regarding property condition after your departure.
Excessive Noise You will get evicted without a refund!.
Housekeeping Complimentary before arrival and after departure. Mistakes happen! If for some reason there has been housekeeping error and the property is not ready upon your arrival at 4 pm PST, or by 8 pm PST, we will refund you for your first night. The property will be promptly cleaned the next day if we are unable to get it cleaned the same day.
Liability We are not responsible for any bodily harm to guests or guests of guests while they are on our property or at any location in Sun Peaks Ski Resort.
Maintenance Emergencies On-call. Complete emergency contacts provided upon final payment
Maximum Sleeping Capacity 6. Will be evicted if more than 6 overnight occupants
Missing Items Guests authorize a credit card charge for missing items as per my stated damage deposit policies.
Policy Updates Policies are subject to change without notice.
Property Damage Guest agrees to pay for any damage upon departure. Damage includes, but is not restricted to: noise complaints, common or private property damage, excessive cleaning charges, lost or broken or missing common or private property items, smoking inside the property, pets inside the property and all charges relating to security company or police involvement regarding property occupant's behaviour while in the property or on common premises.

The suite was good for our family of four and we appreciated Kermit's responsiveness both during the booking process as well as when we had a minor issue after arrival (though a quicker resolution would have been more helpful). It's a snug little setup inside but with a beautiful view of Morrissey, and great ski in/out paths. Hard to imagine a group of 6 in the unit, though it could technically sleep that many. Very nice to have the extra big towels for the hot tub, and the throw blanket for the living room. It would be helpful to have a light that the little suite has control of for outside on the patio that illuminated the hot tub area and walk to/from it. We couldn't locate that.

Excellent stay at the Dancing Frog Lodge

We are back home after a fantastic stay at the Dancing Frog Lodge!! The property has such a great layout, is very well organized & was very clean. Our big group had ample room to spread out and we also all fit comfortably in the living room for apres ski games etc.

This trip has been an annual tradition for 3 families and this year, we had a 4th family join our group so we rented the lodge and the suite. We've stayed at various places that have all been great but we all agreed that the dancing frog property was our favourite so far!

Although there are many great mountains in the interior, Sun Peaks always delivers on so many levels and that keeps us coming back every year! Our group gets together once a year at Sun Peaks and it was another really wonderful getaway.

Amazing Stay

This was an amazing suite to stay in. Well appointed and well located, we would highly recommend it. We stayed here with three kids under 6, and our friends whom were staying in the main house above did not hear a peep out of our screaming 1.5 year old through the nights. It is a beautiful, amazing house and location, hot-tub was clean and our kids and ourselves had a great time. We can't wait to return.

Skiing with Port Hardy Friends

Overall great place, kitchen needs some larger pots and bowls, if you are there with eight grown ups.

There was a fair bit ice build-up at the front entrance caused by the snow melt from the roof, and at the lower level walkway, both are quite dangerous.

Provide a fan for the lower level suite as there is no air movement achievable with the windows closed - at least in the bunk room.

Both places were rented top and bottom. Provide map of ski in -Out and walking to Village maps. We used the First Aid box, great that there was one there, but needs some attention plaster to old did not stick...... SKii room could use some more heat, boots were still damp in morning, or provide more boot ventilators.

Overall good location, Comfortable, clean, well situated. We hope to rent this place again next year.

This was an excellent place to stay. They were more than accommodating and we would not hesitate to book it again. It was great and a real money saver to have our own little apartment with kitchen. It does need some BBQ utensils though... Hopefully they can add that to their inventory.

We enjoyed our stay. The facilities were clean, beautiful location. The internet connectivity dropped out a few times and the dishwasher wasn't working. But generally the apartment was very nice and the view was just beautiful. We would stay there again.
