     Welcome to TRAIL'S EDGE.  

     This is our "home away from home" in Sun Peaks.   You can walk or ski to everything within minutes!   Our rates are very competetive, and since we are personally renting out our home on a limited basis, you save an additional 12% by not having to pay any taxes.   Highlights include: Ski-in, ski-out  access.    8 minute walk to the Village!   1250 sq ft of living space.   Two Luxury queen beds and one luxury queen wall bed.   There is a deck off the master bedroom and a large deck off the living room.  We have a full size laundry.     There are two full bathrooms plus a half bath off the living area.  Relax in the private soaker tub with mood lighting!!!!    The living room has a 42" flat screen television and a DVD  player with a great selection of movies.   Play your favorite music on the  C/D-tape player.    Bring a laptop computer and access our wireless internet service.  Call home with free calling throughout Canada and the U.S.    You will enjoy preparing meals in the gourmet kitchen.   The heated tile floors will keep your bare toes toasty warm.    We have ski and bike storage in a private garage for two cars.

This is a gourmet's delight. It's well furnished with excellent lighting. Happy hour will benefit from the ice maker in the freezer. Our guests are welcome to use any of the food staples found in the kitchen. It is common practice to replace anything that is used up during ones stay.

Living Area

The focal point of the living room is the stone fireplace upon which sits the entertainment center. Relax on the sofa in front of the fire or take a nap in the overstuffed leather recliner. The large deck offers a sunny outdoor extention of the lliving room.

An expandable dining table can accommodate up to 8 people. It is adjacent to the kitchen area making it easy to serve meals.

Special Features

We added a very comfortable pull down luxury wall bed to our living room. There will be no sore backs from sleeping on a sofa-bed.

Our condo is in a development consisting of 4 plexes. It is at the edge of the village making it easily accessable from the ski runs. It is a convenient distance from the village shopping area, restaurants, golf course, and  chair lifts.

Reservation & Cancellation Policies

Arrival Days Check-in and arrival instructions will be emailed upon balance payment.
Cancellations Made by Guests All payments are non-refundable, except if booking can be replaced. Refunds or portions thereof will be refunded based on the number of nights rebooked & rebooked rate; refunds will be subject to a 5% cancellation fee.
Cancellations Made by Owners We reserve the right to cancel your booking due to a late payment or if you violate any of our published policies. All payments are non-refundable.
Courtesy Hold Reservations Reservations are not held without payment. Our site takes live reservations 24hrs/day/7 days/week, therefore, we operate on a first come/first serve basis.
Delayed Arrivals No refunds. We are not responsible for delayed arrivals!
Delivery of Instructions and Access Information Arrival/check-in instructions with coded access info will be sent upon final payment.
Guest Account Termination The Owner or their Contact reserve the right to request permanent Guest account inactivation from this web sites technical administrators in the event of one or more of the following Guest actions: intentional property policy violation causing material damage or fines, Guest misrepresentation and/or fraud, intentionally defacing or damaging public or private property, breaking laws and bylaws, theft, public indecency, harassment, causing bodily or emotional harm & disturbing the peace after repetitive warnings. Guests will be notified by email of account termination. Guests may choose to appeal their account termination. Guests may be given the chance to reconcile with the Owner as a condition of preserving or reversing their account status. Account termination prevents the Guest from booking this or any other property that uses the same web site
Guest Stay Contract Upon booking your reservation with us you are agreeing to our terms and conditions outlined here.
Ineligible Guests Reservation Reversal The Owner or their Contact reserves the right to cancel reservations made by, and refuse business to: Guests who do not meet the policies published in this property's Policies Table at the time of booking and past Guests known to have : intentionally violated rental property policies, damaged and/or defaced rental properties through intentionally destructive and/or negligent behavior, engaged in theft, broken local bylaws and laws, committed fraud or who misrepresented themselves, and Guests who have caused bodily or emotional harm to any third parties. Reservations may be cancelled up to a maximum of 48 hours from the time the ineligible Guest made the booking. Guests will be issued a refund by personal cheque. Reservation Changes Reservations may be changed in compliance with our cancellation policy. You may lengthen your reservation if availability permits. If you would like to shorten your reservation, please note that your deposit calculated on the orignial amount is non-refundable; if you have already paid the balance, then your balance is similarly non-refundable. If you have not paid the balance,then it will be re-adjusted to reflect your shortened reservation.

Guest Stay Policies

Bike Storage Bikes can be stored in the garage. Under no circumstanses are bikes allowed in the living area.
Check-In Time 4:00 pm. Please respect the housekeepers time to clean.
Check-Out Time 10:00 am. Please respect the housekeepers time to clean.
Complaints Concerning Property Report all property complaints or obvious damage caused by previous Guests to us immediately, by phone and by email as they become evident. Serious problems should be reported with supporting photographs. We will make our best efforts to rectify problems within 24 hours of notification. Failure to notify us of property-related problems while in the property and as they become evident, will forfeit any rights or claims against us regarding property condition after your departure.
Excessive Cleaning Costs Please do not leave "messes." Load dishes in dishwasher and start cycle before leaving. Any excessive housekeeping charges will be passed on to the guest.
Excessive Noise Parties and celebrations that involve loud behavior and intoxication will not be tolerated. You will get evicted without a refund!.
Garbage Removal There is no garbage service. A $20 hauling fee will be made for garbage left in the unit. Directions to the transfer station are posted in the unit.
Housekeeping Complimentary before arrival and after departure|. Mistakes happen! If for some reason there has been a housekeeping error and the property is not ready by 8 pm PST,on the day of your arrival, notify us or the housekeeper and we will refund you for your first night. The property will be promptly cleaned the next day if we are unable to get it cleaned the same day. In the event of a housekeeping emergency, the phone number of housekeeping is posted in the unit.
Internet Availability & Usage We provide unlimited wireless internet access.
Liability We are not responsible for any bodily harm to guests or guests of guests while they are on our property or at any location in Sun Peaks Ski Resort.
Maintenance Emergencies Complete emergency contacts provided upon final payment.
Maximum Sleeping Capacity 6. Will be evicted if more than 6 overnight occupants without the express consent of the owners.
Missing Items Guests authorize a credit card charge for missing items as per my stated damage deposit policies.
Noise Restrictions This is a quiet neighborhood. No excessive noise is permitted after 10pm. You may be evicted or fined by security if your party and your guests disrupt other guests.
Policy Updates Policies are subject to change without notice.
Property Damage Guest authorizes up to a $800 CAD charge on their credit card upon departure in the event of property damage. Damage includes, but is not restricted to: noise complaints, common or private property damage, excessive cleaning charges,lost or broken or missing common or private property items,smoking inside the property, pets inside the property and all charges relating to security company or police involvement regarding property occupant's behavior while in the property or on common premises.

Most common questions

Are there any other additional charges on top of the price quoted? If there is damage beyond normal wear, missing items, excessive cleaning charges or if there is smoking in the unit, you will be charged for repair or extra cleaning expenses. Because there is no garbage pickup, there is a $20 fee for garbage left in the unit. We ask that you take your garbage to the transfer station.
What happens if we can't get there due to weather and arrive a day or two late. Do we have to pay for days we do not use? We will not be responsible for lost days due to weather, transportation problems, illness, or other losses that are out of our control. There is travel insurance available to cover such loss.
Is your unit smoke free? (we are sensitive to smoke) ABSOLUTLY, YES !
How much alcohol can we bring into Canada? Each person 19 years of age or older is entitled to bring 24 - 12oz bottles of beer, or 2 - 750ml bottles of wine, or 40 ounces of hard liquor.
Why are there no taxes added to your rates when most others have to add 12% for Tax? Is it really tax free? It is not tax free, we have already paid the taxes. Since we use our home personally more than 4 weeks per year, we are required to pay the GST taxes on the purchase price of the property and on all our expenses. We win by being able to use our place as much as we want, and you win by not having to pay the taxes.

We are Bob and Sheryl Bjerk. Our primary home is a beach cabin on Puget Sound where we retired after operating a small animal veterinary clinic in Anacortes. We love the winter! Sheryl has done many years of ski patrolling at Mt. Baker and Snoqualmie pass. Bob is a dog sledding enthusiast and worked a number of years as a trail vet for the Iditarod sled dog race in Alaska. It’s no wonder that we choose to have our vacation home where we can ski and enjoy the snow.

My wife and I stayed here for one week and it the most perfect location for ski in and out. Very quiet location but only short walk to main center. The owners contacted us and helped make our stay just perfect it has everything inside you could possible need ,so if you are looking for a place with perfect Sking outside the door don't go past this. Our next visit is already booked
