 Property Description

Main floor living room, dining room and kitchen makes entertaining a pleasure. Third bedroom (and guest bath) is tucked away across from the entry vestibule, ensuring privacy for the whole group. Second floor contains two master bedrooms, each boasting its own private ensuite.

Reservation & Cancellation Policies

Policy Description
Cancellations Made by Guests Reservations may be cancelled by the Guest, or at the Owner's discretion for guests' non-compliance with Owner Policies, non-payment by specified due dates or non-return of Accommodation Agreement. When a reservation is cancelled by either party, monies paid to date are non-refundable.
Delayed Arrivals No refunds - We are not responsible for circumstances which result in delayed arrivals! .
Delivery of Instructions and Access Information Check-in Package is sent via email 14 days prior to arrival.
Guest Account Termination The Owner or their Contact reserve the right to request permanent Guest account inactivation from this web sites technical administrators in the event of one or more of the following Guest actions: intentional property policy violation causing material damage or fines, Guest misrepresentation and/or fraud, intentionally defacing or damaging public or private property, breaking laws and bylaws, theft, public indecency, harassment, causing bodily or emotional harm & disturbing the peace after repetitive warnings. Guests will be notified by email of account termination. Guests may choose to appeal their account termination. Guests may be given the chance to reconcile with the Owner as a condition of preserving or reversing their account status. Account termination prevents the Guest from booking this or any other property that uses the same web site
Guest Stay Contract Required at time of reservation confirmation (Accommodation Agreement).
Ineligible Guests: 24 Hour Reservation Reversal The Owner or their Contact reserves the right to cancel reservations made by, and refuse business to: Guests who do not meet the policies published in this property's Policies Table at the time of booking and past Guests known to have : intentionally violated rental property policies, damaged and/or defaced rental properties through intentionally destructive and/or negligent behavior, engaged in theft, broken local bylaws and laws, committed fraud or who misrepresented themselves, and Guests who have caused bodily or emotional harm to any third parties. Reservations may be cancelled up to a maximum of 48 hours from the time the ineligible Guest made the booking. Guests will be issued a refund by personal cheque. Refunds will be adjusted for any payment processing expenses

Reservation Changes If availability permits & in concordance with our cancellation policy . You may lengthen your reservation if availability permits. If you would like to shorten your reservation, please note that your deposit calculated on the orignial amount is non-refundable; if you have already paid the balance, then your balance is similarly non-refundable. If you have not paid the balance,then it will be re-adjusted to reflect your shortened reservation.

Guest Stay Policies

Check-In Time 4PM . Early check-in may be accommodated with prior arrangements.
Check-Out Time 11AM . Late check-out may be accommodated with prior arrangements.
Complaints Concerning Property Report all property complaints or obvious damage caused by previous Guests to us immediately, by phone and by email as they become evident. Serious problems should be reported with supporting photographs. We will make our best efforts to rectify problems within 24 hours of notification. Failure to notify us of property-related problems while in the property and as they become evident, will forfeit any rights or claims against us regarding property condition after your departure.
Excessive Noise Excessive Noise from the property or its commen premises is not permitted after 11PM. Occupants may be evicted subsequent to noise complaints and will be charged for resulting damages. Please respect neighboring families.
Housekeeping Housekeeping at check-out is included in rates; additional and complimentary change of towels every 5th night for stays in excess of 8 nights. Additional housekeeping can be arranged for a nominal fee.
Liability We are excluded from liability for personal bodily injury in our home, while in transit to, or while on resort property.
Maintenance Emergencies Complete 24-hour emergency contacts provided for booked guests.
Maximum Sleeping Capacity Eight (8), unless owner provides written accepance of groups in excess of eight. This policy is STRICTLY enforced. (Home can accommodate a maximum of ten.)
Missing Items Guests authorize up to a $500 CAD charge on their credit card for missing items.
Noise Restrictions Excessive Noise from the hot tub area is not permitted after 11PM. Occupants may be evicted susequent to noise complaints and will be charged for damages resulting from the noise complaints. The hot tub is provided for our guest's enjoyment, but please engage only in quiet conversation out of respect for our neighboring families.
Policy Updates Policies are subject to change without notice.
Property Damage Guest authorizes up to a $1500 CDN charge on their credit card upon departure in the event for propery damage. By accepting our guest stay contract, you agree to pay us for all damages you incur. Damage may include, but is not restricted to; noice complaints, common or private property damage, excessive cleaning charges, lost or broken or missing common or private property items, smoking inside the property, pets inside the property and all charges relating to security company or police involvment regarding property occupant's behaviour while in the property or on it's common premises.

Terms of Eviction Guests will be evicted for excessive noise, common and private property damage, and non-compliance with owner policies (note: maximum occupancy and age restrictions). disturbing the peace. Eviction is made by 24 hour Security Company. Note: Evicted guests forfeit their accommodation fees, and agree to pay all related damges, in addition to accommodation fees.

Lisa was especially fond of Montebello II, as she was the Vice President in charge of developing the project.
