Suitability & Eligibility Policies

Suitable For:
Adults - Min Age to Stay: 29 All guests must be 29 years of age to reserve and stay in our property. Children or individuals less then 29 years of age are welcome providing a parent or gaurdian is also staying each night. We reserve the right to refuse accommodation upon arrival to guests who have booked over the Internet, phone and through a third party and do not meet the age requirement.
Babies, Kids & Teens We welcome kids and families with guardians as per above adult minimal age policy
Groups Renting Multiple Properties We allow groups renting multiple properties to use the common areas of our property, such as the dining or living area.
Non-Smokers Only Absolutely no smoking allowed. Guests liable for costs of special cleaning and fumigation, if housekeeping staff detect any evidence of smoking in the property. No smoking permitted on decks / balconies and outside property grounds. Guests may be evicted for repeat offences.
Seniors We welcome seniors.
Not Suitable For:
Graduation & Stag/Stagette Parties Absolutely no grad, stag or stagette parties allowed.
Pets No pets allowed. No exceptions. Pets found in or one the property will result in fines and eviction with no refund.
Wheelchairs Property cannot accommodate wheelchair use and wheelchair access.

Reservation & Cancellation Policies

Policies:
Cancellations Made by Guests Deposit payment is non-refundable. Balance payment is refundable, less $175 transaction fee, if the reservation is cancelled 60 days or greater in advance. Reservations cancelled 59 days or less in advance are refunded only if the reservation is replaced. Balance payment refunds values are determined based on the value of replacement reservations. Any applicable refunds are issued the first day of your (cancelled) arrival.
Cancellations Made by Owners We reserve the right to cancel your booking due to a late payment or if you violate any of our published policies. All payments are non-refundable.
Delayed Arrivals No refunds. We are not responsible for circumstances which result in delayed arrivals. Travel insurance is recommended to protect yourself against any unexpected events involving your lodging, flights or vacation-related products.
Delivery of Instructions and Access Information Check-in and arrival instructions will be emailed upon balance payment.
Guest Account Termination The Owner or their Contact reserve the right to request permanent Guest account inactivation from this web sites technical administrators in the event of one or more of the following Guest actions: intentional property policy violation causing material damage or fines, Guest misrepresentation and/or fraud, intentionally defacing or damaging public or private property, breaking laws and bylaws, theft, public indecency, harassment, causing bodily or emotional harm & disturbing the peace after repetitive warnings. Guests will be notified by email of account termination. Guests may choose to appeal their account termination. Guests may be given the chance to reconcile with the Owner as a condition of preserving or reversing their account status. Account termination prevents the Guest from booking this or any other property that uses the same web site
Guest Identification Documents We and our in-resort contacts reserve the right to ask all Guests for identification (one with photo) before or during their stay, to confirm their eligibility to book and stay in our property.
Guest Stay Contract By reserving online via your credit card, you are agreeing to our terms and conditions. By clicking the AGREE button when paying online, you acknowledge that you have legally accepted, read, understood, agree with, and will comply with our publicly advertised policies (including payment terms) on our web site.
Ineligible Guests Reservation Reversal The Owner or their Contact reserves the right to cancel reservations made by, and refuse business to: Guests who do not meet the policies published in this property's Policies Table at the time of booking and past Guests known to have : intentionally violated rental property policies, damaged and/or defaced rental properties through intentionally destructive and/or negligent behavior, engaged in theft, broken local bylaws and laws, committed fraud or who misrepresented themselves, and Guests who have caused bodily or emotional harm to any third parties. Reservations may be cancelled up to a maximum of 48 hours from the time the ineligible Guest made the booking. Guests will be issued a refund by personal cheque. Refunds will be adjusted for any payment processing expenses
Late Reservation Payments Failure to pay by the due dates may result in automatic cancellation without a deposit refund. Guests can re-book dates if they are still available; deposit will not be re-charged.

Property Sale Property Sale or inhabitable /damaged: in the event that the property is damaged or sold, we will assist in attempting to relocate you to a comparable property. If we fail to successfully relocate you, you will receive a full refund. Travel insurance is recommended to protect yourself against any unexpected events involving your lodging, flights, or vacation-related products.

Guest Stay Policies

Amenity Terms of Use Please respect all private and common amenities of the property. Damage or excessive cleaning to any amenity will be charged to the Guest responsible.
Bike Storage We have a private 2 vehicle garage for storage of ski and bike equipment. Note- the garage height is 7'2"

Check-Out Time 10:00 am
Complaints Concerning Property Report all property complaints or obvious damage caused by previous Guests to us immediately, by phone and by email as they become evident. Serious problems should be reported with supporting photographs. We will make our best efforts to rectify problems within 24 hours of notification. Failure to notify us of property-related problems while in the property and as they become evident, will forfeit any rights or claims against us regarding property condition after your departure.
Excessive Cleaning Costs Guests authorize a credit card charge for excessive cleaning costs.
Excessive Noise Excessive noise is not permitted and can result in fines or eviction. There is zero tolerance for excessive noise at Fitzsimmons Walk and any other disturbance such as vibration, smell etc.... Each incident will result in a $200 fine to the guest. Quite time is between 10 pm and 8 am.
Garbage Removal Guests are responsible for removing garbage to the disposal area. Location of garbage room within the complex will be provided upon check in.
Housekeeping Provided before arrival and after departure. Additional housekeeping may be available on request at your expense.
Internet Availability & Usage Illegal downloads forbidden. Should we receive notification that such activity has occurred, the Guest responsible will be immediately evicted and charged for damages.
Liability We are not responsible for any bodily harm to guests or guests of guests while they are on our property or at any location in Whistler.
Locking Door Guests are required to securely lock all doors and entrances when they are not in the unit or upon departure.
Maintenance Emergencies Emergency contacts provided upon balance payment.
Maximum Sleeping Capacity 8
Missing Items Guests authorize a credit card charge for missing items.
Noise Restrictions No noise after 10pm. You will be fined by security if your party and your guests disrupt other guests.
Parking & Ticketing Parking information will be provided in your check-in and arrival instructions email. We are not liable for any parking tickets or towing fees you may incur. Private garage for 2 vehicles (7' 2" height)
Property Damage Guest assumes financial responsibility for property damage incurred by tenants or guest of tenants. By accepting our guest stay contract with online payment, you agree to pay for all damages incurred. Upon arrival, a pre approved damage deposit of $1500 will be held on the guests credit card and guests identification verified. The damage deposit is only charged to guest on departure should there be any damage but not limited to $1500 depending on damage amount. Damage includes, but is not restricted to: noise complaints, common or private property damage, excessive cleaning charges, lost or broken or missing common or private property items, smoking inside the property, pets inside the property and all charges relating to security company or police involvement regarding property occupants behavior while in the property or on common premises.
Rental Accommodation Zoning We are zoned for nightly rentals.
Ski & Snowboard Gear Storage Please keep all equipment including skis, snowboards and bikes in the private garage to prevent damage in the property. Damage or excessive cleaning to the property due to your equipment will result in extra charges to your credit card.
Terms of Eviction Will be evicted for excessive noise, common or private property damage or threat of damage, disturbing the peace, excess of maximum sleeping capacity, or violation of any of our policies. You will not receive a refund!

Positives- high end finishes, nice size living room, location was close to village (3 minute drive)

Negatives- too many steps, needs a regular coffee pot or a keurig, living room table glass top is too big and corners cut my child 3x, give a garage door opener ( every time we had to open the garage door we had to get out of the car), house ran out of hot water daily

Fitzsimmons Walk was a beautiful property. It was spacious and close to the village. The only issues we had were lack of some basic amenities which really didn't effect our stay, just a slight inconvenience. Here are some suggestions:

It would have been nice to have basic cooking supplies in kitchen such as oil, salt and pepper and more cleaning supplies. The bathroom amenities were a little sparing. Having more shampoo and conditioner and more than two towels per bathroom would be more reflective of this beautiful unit. The faciility offered high end Tv's and espresso maker, but we were unable to find complete directions for operating. We were never able to watch cable channels on the large television. Perhaps some detailed directions on operations for those too. The hot tub was not quite hot, but Burt was very helpful in getting us to remedy this problem. It would be a great idea to have those directions available next time without having to make a call.

Would definitely go back to this property.

Family Christmas celebration & reunion in Whistler

Our family reunion and celebration of Christmas in Whistler was excellent and this home was a major reason why we all left looking to return soon.

This 3 story home had everything that you possibly want and more. The four beds were very comfortable, the kitchen was outstanding with all high end appliances and cooking utensils. Large dining room was perfect for us. The hot tub was well used by our family and combined with the outdoor fireplace allowed for some fun family conversations. Underground parking was perfect for all the snow that fell that weekend. We will return possibly for a golf week in the summer and will definitely consider this home for a group of 8.

We were 8 golfers around 50 years old. We found this beautiful place and loved everything about it. perfect for a golf holiday. the kitchen and Barbecue were amazing. the hot tub was well used by some sore backs. location was fantastic, close to everything. All of us appreciated the secure underground parking.

I have stayed in alot of vacation rentals through the years and this property by far was the best! Really close to village. Fabulous walking or biking trails everywhere!! Townhouse was extremely spacious with high-end amenties throughout!

Fabulous Vacation

Everything about this beautiful house was perfect. The living areas, kitchen, bedrooms and bathrooms were immaculate. The garage is roomy and provides warm dry access to the house. There is also adequate clearance for our SUV with rooftop Thule box. Thank you to Burt the local contact for your incredibly prompt response to simple questions about the hot tub and TVs. The location is a very quiet neighborhood that's close to the Village. We plan to return very soon.
