We are situated in Happy Valley, close to the base lodge with its dining and entertainment options, adventure area, outdoor skating, mega snow coaster tube park and cross country ski trails. Access to the village is easy and only a short free gondola ride away. Step out of the door and onto the snow. At the end of the day, ski right back to the front door!

Our 3 bedroom, 2 bathroom home is located on the main floor of The Timbers and provides you a luxurious and convenient place to stay for your Big White vacation. Our home is located within The Timbers in Happy Valley, a perfect location for access to all resort amenities. We are close to the Happy Valley Base Lodge and Adventure Area, outdoor skating area, mega snow coaster tube park and cross country ski trails. A 5 minute ride up the free Gondola will take you to the Big White village centre, lifts, restaurants, shopping and Kids Centre. Ski back to the condo at the end of the day over the Skiers Bridge or down Gondola Way.

|Complaints Concerning Property||Report all property complaints or obvious damage caused by previous Guests to us immediately, by phone and by email as they become evident. Failure to notify us of property-related problems while in the property and as they become evident, will forfeit any rights or claims against us regarding property condition after your departure.|
|Excessive Cleaning Costs||Standard departure cleaning is complimentary. Cleaning associated with defacing the property, or above the standard fees is considered property damage.|
|Excessive Noise||Complaints of excessive noise will result in eviction without refund!. Please be considerate of your neighbours|
|Garbage Removal||Guests are responsible for garbage removal at the time of departure. Waste disposal & Recycling containers are located on site in the parking garage.|
|Housekeeping||Cleaning after departure is included; in addition, guests staying 10 nights or more receive a complimentary change of towels and bed linens every 8th day. Additional housekeeping can be arranged for a fee|
|Internet Availability & Usage||Internet service is provided by a third party. We cannot be held responsible if there is a lack of or quality of service at any time.|
|Liability||We are not responsible for any bodily harm to guests or guests of guests while they are on our property or at any location in Big White Skit Resort.|
|Maintenance Emergencies||In resort support provided. Complete emergency contacts provided for booked guests|
|Maximum Sleeping Capacity||8 people. Additional persons without owner consent will result in immediate eviction.|
|Missing Items||Guests authorize credit card charge for replacement of missing items.|
|Noise Restrictions||Quiet time is 11:00pm to 7:00am. Guests may be evicted subsequent to noise complaints and will be charged for any damages resulting form the noise complaints. The outdoor hot tub area may be used after 11:00pm, but please engage only in quiet conversation after 11:00pm out of respect for our neighbouring guests.|
|Policy Updates||Policies are subject to change without notice, however guests will be notified via e-mail of changes prior to their arrival.|
|Property Damage||Guest assumes all financial responsibility for property damage incurred by tenants or guests & authorizes up to a $1,000.00 CAD charge on their card upon departure in the event of property damage. |Reservation Guarantee||If a situation arises that is out of our control, we will find you another suitable arrangement. If we fail to successfully relocate you, you will receive a full refund. Travel insurance is recommended to protect yourself against any unexpected events involving your lodging, flights or vacation-related products.|
