Heritage house that has been renewed. 9' foot ceilings - open concept. Guest area has two bedrooms and living rom;  full kitchen. stainless steel full appliances. Pull out bed in Living room.  BBQ. Front porch area and back wraparound decks for great vista of surrounding mountains. Front lawn to street level. Back yard has parking within gates.

Pets Dogs only, must be kept off furniture and on leash on property. Please pick up after your dog and obey all city bylaws. Sorry No Cats as Owner is allergic to them.

Long Term Renters (Monthly) Sorry, we do not allow long-term renters. Please see our off season rates in January and February.
People with Restricted Mobility Property access and interior not suitable for persons of restricted mobility. Depending on mobility - it is 8 steps up then all on one level.
Subleased Tenants Subleasing to other tenants not permitted.
Travel Reseller Bookings - no Referral Fee offered We do not accept travel reseller bookings.
Wheelchairs Property cannot accommodate wheelchair use and wheelchair access.
Young Adult Only Groups 17-24 Young adult only groups age 17-18 are NOT permitted. No young adult that is not accompanied by their parent or legal guardian.

Reservation & Cancellation Policies

Cancellations Made by Guests All payments are non-refundable. Refunds will be issued for re-booked dates at the re-booked price and are subject to a 4% cancellation fee. Travel insurance is recommended to protect yourself against any unexpected events involving your lodging, flights or vacation-related products.
Delayed Arrivals No refunds. We are not responsible for circumstances which result in delayed arrivals. Travel insurance is recommended to protect yourself against any unexpected events involving your lodging, flights or vacation-related products.
Delivery of Instructions and Access Information Check-in and arrival instructions will be emailed upon balance payment.
Guest Account Termination The Owner or their Contact reserve the right to request permanent Guest account inactivation from this web sites technical administrators in the event of one or more of the following Guest actions: intentional property policy violation causing material damage or fines, Guest misrepresentation and/or fraud, intentionally defacing or damaging public or private property, breaking laws and bylaws, theft, public indecency, harassment, causing bodily or emotional harm & disturbing the peace after repetitive warnings. Guests will be notified by email of account termination. Guests may choose to appeal their account termination. Guests may be given the chance to reconcile with the Owner as a condition of preserving or reversing their account status. Account termination prevents the Guest from booking this or any other property that uses the same web site
Ineligible Guests: 24 Hour Reservation Reversal The Owner or their Contact reserves the right to cancel reservations made by, and refuse business to: Guests who do not meet the policies published in this property's Policies Table at the time of booking and past Guests known to have : intentionally violated rental property policies, damaged and/or defaced rental properties through intentionally destructive and/or negligent behavior, engaged in theft, broken local bylaws and laws, committed fraud or who misrepresented themselves, and Guests who have caused bodily or emotional harm to any third parties. Reservations may be cancelled up to a maximum of 48 hours from the time the ineligible Guest made the booking. Guests will be issued a refund by personal cheque. Refunds will be adjusted for any payment processing expenses
Late Reservation Payments Failure to pay by the due dates will result in automatic cancellation without a deposit refund. Guests can re-book dates if they are still available; deposit will not be re-charged.
Privacy The Owner, their booking Contact and this web sites technical administrators agree to not sell, refer, rent or divulge to any third parties the names or personal information of their Guests without prior written consent from the Guests, except under force of law, or for law enforcement purposes relating to policy and property violation. Complaints Concerning Property Report all property complaints or obvious damage caused by previous Guests to us immediately, by phone and by email as they become evident. Serious problems should be reported with supporting photographs. We will make our best efforts to rectify problems within 24 hours of notification. Failure to notify us of property-related problems while in the property and as they become evident, will forfeit any rights or claims against us regarding property condition after your departure.
Excessive Noise Please keep the volume at reasonable levels on any television, radio, audio system or musical instrument, The owners reserve the right to require these items to be turned down if they are disturbing other occupants of the house. When using the outer decks and yard please respect the neighborhood and keep noise levels with in reasonable levels of enjoyment. Out door quiet time is after 10 pm. indoor quiet time after 11 pm.
Housekeeping Rooms are cleaned and sheets and towels changed between 12PM and 4PM Daily. Bathroom is sanitized daily and as required. Please let me know if during your stay you prefer your sheets to stay on for a couple of day before being changed out - enviro friendly. Guest are asked to remove their personal items from the bathroom if it is being shared.
Liability Guests are asked not to move, remove, or change furniture, pictures, wall hangings or other room decoration without the consent of the owners. The outside doors are locked at 11 PM. And the security system is on. Please familiarize yourself with the fire exits and where the fire extinguishers are placed in the house. If the power goes out the emergency lighting comes on and will guide you to the exits. In case of a fire; please exit at the safest exit when you hear the alarm sound or signs of fire. We will meet up across the street on the King Street side in order to count heads to make sure everyone is out of danger. Please take precaution when cooking or when using the BBQ. No candles; fondues or flammable chemicals or products are allowed within the house. Due to fire regulations and to accommodate are other guests and owner we cannot allow ceremonial smudge burning or incense burning. Thank you, for understanding this. Your personal items if left unattended are left at your own risk. The owner is not held responsible for injury or thief to the guest resulting from use of the property. Please enjoy your stay and just ask if there is anything that we can supply to make your stay the best.
Maintenance Emergencies Emergency contacts provided upon balance payment. Please report any malfunction to owner on site so it can be resolved quickly and your stay uninterrupted.
Maximum Sleeping Capacity Double occupancy per room. if booking out both rooms you can use the pull out of additional cot in the living room for a total of 6 guests.
Property Damage Any damage, excluding normal wear and tear, in excess of $25 will be charged back to the guest.
Rental Accommodation Zoning We are zoned for nightly rentals. Bed and Breakfast
Terms of Eviction Any illegal activity, will mean immediate eviction and or call to authorities. Will be evicted for excessive noise, common or private property damage or threat of damage, threat to other guest or owner, disturbing the peace, excess of maximum sleeping capacity, or violation of any of our policies. You will not receive a refund!
