 Welcome!

Welcome this 'home away from home' 5 bedroom ski in / ski out townhome.   You can plan on enjoying the balance between luxury and comfort.  The spacious layout allows for up to 10 people to create great memories to last a life time ~ room to visit or have quiet time, play games, enjoy HDTV, cook delicious meals, not to mention the fun that awaits you outdoors. We offer 3 king sized beds for a good night's sleep and a separate den / rec room. Our intention is to share our 'rental' experience to make your stay extra special and provide you with the conveniences of home.

Our property has 5 full bedrooms offering full privacy to guests.   We are ski in / ski out being 5 units from the East Village SkiWay.  Our view is of Mt. Morrisey and Tod Mountain with outstanding sunsets. We have numerous extras including heated boot / glove dryers!

 Property Description

Master Bedroom: King bed in spacious room with its own private sitting area to 'get away from it all'.  There is a telephone in the room for your convenience.

Note:  All mattress sets are top of the line products from Restwell Canada, supplied with protective coverings for your protection.  The linen is white and hotel quality with non-allergenic duvets.  You can enjoy a variety of synthetic, pillow protected pillows for your comfort.  Each sleeping area is furnished with two 3 drawer nightstands, two lamps, and an alarm clock.  The closets are spacious with built in shelving above the ample hangers.

Master Ensuite:  Heated floors; dual headed shower; deep soaker tub in a spacious bathroom

Upper Bathroom:  Heated floors; bath/shower combination

Main Bathroom:  Heated floors; shower

Lower Bathroom:  Heated floors; bath/shower combination

Main floor has heated tiled floors throughout, except carpeted bedroom.  Wireless internet throughout.  Telephones for local calling.  BBQ off main deck.

Kitchen:  Spacious, fully equipped kitchen with top of the line appliances.  Built in microwave and wine cooler.  Filtered Canadian Springs water.

Dining Area:  Large wooded dining table for 10 with matching wooden chairs.

Living Room:  Two leather sofas plus leather arm chair and ottoman.  Fireplace.  50" plasma TV and PVR

Office Area:  Main floor.  Large desk and computer chair with  chair for visitor.  Overlooks hot tub.

Hot Tub:  5 person hot tub 

Lower floor Den:  Corner sectional. 50" plasma TV, PVR and Sony Play Station, so bring your games!

Special Features

Our home is among the finer available for rent on the mountain.  We have 3 king size and 2 queen size beds for a better sleep.  No pullouts.  We have heated boot / glove dryers for 10, commercial size washer / dryer and a 5 person hot tub located under shelter off main floor.  This 2,800 square foot duplex also includes a media / play room complete with large screen TV and PS III.   We have 5 full bedrooms with none doing "double duty" for full guest privacy.  Includes small office area for those who wish to work while away.  Of course wireless internet, as well.

Bridge Gate 14 is situated next to the Graham Cooke designed golf course, with ski-in, ski-out access in the winter to Mt. Morrisey. This exceptional property is located in Sun Peaks’ newest area of development, the East Village.  Arrive at the main village, sports centre and skate rink in 2 minutes by car or 10 minutes with a brisk walk.

Reservation & Cancellation Policies

Arrival Days Can be any day of the week.
Cancellations Made by Guests All payments are non-refundable, unless booking can be replaced. Any cancellation refunds are subject to processing and/or penalty fees incurred by the Property Owner.
Courtesy Hold Reservations We cannot hold courtesy reservations.
Delayed Arrivals No refunds. We are not responsible for delayed arrivals
Delivery of Instructions and Access Information Will be emailed to you prior to your arrival.
Guest Account Termination The Owner or their Contact reserve the right to request permanent Guest account inactivation from this web sites technical administrators in the event of one or more of the following Guest actions: intentional property policy violation causing material damage or fines, Guest misrepresentation and/or fraud, intentionally defacing or damaging public or private property, breaking laws and bylaws, theft, public indecency, harassment, causing bodily or emotional harm & disturbing the peace after repetitive warnings. Guests will be notified by email of account termination. Guests may choose to appeal their account termination. Guests may be given the chance to reconcile with the Owner as a condition of preserving or reversing their account status. Account termination prevents the Guest from booking this or any other property that uses the same web site
Guest Stay Contract Rental includes 5 hours of cleaning. Extra cleaning will be billed at $75/hour. Notify manager @ 250 - 320 - 0073 of any items of concern within 4 hours of arrival. Hot tub is checked every day and refill fee of $125 will apply to guests should water need changing.
Ineligible Guests: 24 Hour Reservation Reversal The Owner or their Contact reserves the right to cancel reservations made by, and refuse business to: Guests who do not meet the policies published in this property's Policies Table at the time of booking and past Guests known to have : intentionally violated rental property policies, damaged and/or defaced rental properties through intentionally destructive and/or negligent behavior, engaged in theft, broken local bylaws and laws, committed fraud or who misrepresented themselves, and Guests who have caused bodily or emotional harm to any third parties. Reservations may be cancelled up to a maximum of 48 hours from the time the ineligible Guest made the booking. Guests will be issued a refund by personal cheque. Refunds will be adjusted for any payment processing expenses
Late Reservation Payments Failure to pay by due dates will result in automatic cancellation and forfeiture of deposit.
Privacy The Owner, their booking Contact and this web sites technical administrators agree to not sell, refer, rent or divulge to any third parties the names or personal information of their Guests without prior written consent from the Guests, except under force of law, or for law enforcement purposes relating to policy and property violation. The Owner and their booking Contact also agree to not use Guest personal information for any reason other than its original intended purpose without written consent from the Guests. Guests agree to not sell, refer, rent or divulge to any third parties the names or personal information of the Owner or their booking Contact without prior written consent from the Owner and/or Contact, except under force of law or for law enforcement purposes. Guests also agree to not use Owner or Contact personal information for any reason other than its original intended purpose without written consent from the Owners and their Contact.

Guest Stay Policies

Check-Out Time 10am. check out time strictly adhered to as cleaners must access right at 10am
Complaints Concerning Property Report all property complaints or obvious damage caused by previous Guests to us immediately, by phone and by email as they become evident. Serious problems should be reported with supporting photographs. We will make our best efforts to rectify problems within 24 hours of notification. Failure to notify us of property-related problems while in the property and as they become evident, will forfeit any rights or claims against us regarding property condition after your departure.
Excessive Cleaning Costs Guests are responsible for all cleaning costs over and above those of normal use. Guests will be responsible for excessive cleaning, dirty dishes, etc. We ask you use foil provided on barbecue to reduce cleaning. A normal clean is 5 hours for our home. Extra cleaning charge is billed @ $75 / hour and will be deducted from deposit.
Excessive Noise This is a family complex, please do not disturb our neighbours
Garbage Removal Guests are expected to take Garbage to the Transfer Station located on Industrial Way (western entrance to the resort near Burfield Chair). The cleaners charge us a fee to remove more than one bag which we will pass on to guests.
Housekeeping Provided by us after your departure. A normal clean is 5 hours. Extra cleaning charge of $75 / hour will apply when more cleaning required.
Liability We are not responsible for any bodily harm to guests or guests of guests while they are on our property or at any location in Sun Peaks Resort.
Locking Door Please ensure doors are locked when you leave and the unit is unoccupied. Also, please close the garage door when not being used to reduce wasted heat. Garage is heated so vehicles won't freeze up.

Maximum Sleeping Capacity 10 people maximum. subject to eviction if more than 10 people are staying in this property
Parking & Ticketing Two vehicle garage and two vehicles outside. Normal height; take care with Thule boxes, etc.
Policy Updates We reserve the right to update and/or changes our policies from time to time.
Property Damage A deposit of $1000.00 CDN is collected with balance of Booking payment. Please note: liability for damage and/or theft pertaining to the rental of this property shall not be limited to the $1000.00 damage deposit collected and by renting the property you agree to allow us to debit excess charges from your credit card. Your deposit will be refunded after departure, cleaning and inspection of premises. Fees for excess cleaning, etc will be debited from refund. The refund of the Damage Deposit, or any portion thereof, is in Canadian Currency with no consideration to currency fluctuations.
Rental Accommodation Zoning Our property is zoned for nightly rentals.
Resort Information We have provided a Binder in the unit with property and resort information. Also check www.sunpreaksresort.com for up to date info and for ski conditions channel 02 on TV.
Ski & Snowboard Gear Storage Inside garage. please do not bring ski equipment or boards into the home. Boot and glove dryer located on lower level in laundry room.
Terms of Eviction This is our home. Please adhere to our policies.

We are a busy family with many children (and their friends), in-laws and now grandchildren!  We have rented many times at ski resorts before making the decision to create a place for family memories to call our own.  We combined our rental experiences to create Bridgegate 14 and hope you find it will be your home away from home too.
