The condo unit is located in "The Ellis" building on Hastings Avenue in central Penticton. The unit faces west providing mountain views off the beautiful Penticton area. The Ellis has two buildings. Our unit is located in building 256. The underground parking can be accessed on the side of the building and has access by elevator to the condo unit. To get to the condo you must access the main driveway on Hastings Avenue off Fairview Road.

Policies
Guests will be provided specific check in and check out instructions by email prior to their vacation stay. Check-in is at 3pm and check-out is at noon; however, if the condo is vacant there is flexibility for arrival and check-out times. A damage deposit of $300 dollars is required upon booking and will be returned within 15 business days at the end of the rental. The condo must be left clean with all garbage removed. In the event the condo is not left in clean order $100 will be kept from the damage deposit as a cleaning fee. No pets, no smoking. Primary renter must be 25 years of age. The rental may be terminated if any illegal activity, property damage or excessive noise occurrs. Quiet time is ten PM. Maximum capacity for condo rental is 5 people. Renters will be provided with an emergency contact person for any maintenance emergencies.

Guests will be notified by email of account termination. Guests may choose to appeal their account termination. Guests may be given the chance to reconcile with the Owner as a condition of preserving or reversing their account status. Account termination prevents the Guest from booking this or any other property that uses the same web site |

The Owner or their Contact reserves the right to cancel
reservations made by, and refuse business to: Guests who do not meet the
policies published in this property's Policies Table at the time of booking
and past Guests known to have : intentionally violated rental property
policies, damaged and/or defaced rental properties through intentionally
destructive and/or negligent behavior, engaged in theft, broken local bylaws
and laws, committed fraud or who misrepresented themselves, and Guests who
have caused bodily or emotional harm to any third parties. Reservations may
be cancelled up to a maximum of 48 hours from the time the ineligible Guest
made the booking. Guests will be issued a refund by personal cheque. Refunds will be
adjusted for any payment processing expenses |

| Complaints Concerning Property |
Report all property complaints or obvious damage caused by previous Guests to us immediately, by phone and by email as they become evident. Serious problems should be reported with supporting photographs. We will make our best efforts to rectify problems within 24 hours of notification. Failure to notify us of property-related problems while in the property and as they become evident, will forfeit any rights or claims against us regarding property condition after your departure. |
| Excessive Cleaning Costs |
Excessive cleaning resulting from carpet staining or other may result in all or part of damage deposit being forfeited. |
| Excessive Noise |
Will not be tolerated and will result in damage depsosite being revoked or termination of rental with no refund. |
| Garbage Removal |
Gargbage will be removed from the suite at the end of rental. Garbage bins are located by the underground parking entrance. |
| Housekeeping |
Condo will be clean upon arrival of guests. All dishes must be loaded into the dishwasher and garbage removed and placed in outside garbage bin. In the event the condo is not left in clean order upon checkout a $100 cleaning fee will be taken by the owner from the damage deposit. |
