Welcome to our home at Riverside Mountain Village. Our property is located beside the Elk River. The Fernie Alpine Resort, Fernie Golf & Country Club, and downtown Fernie are minutes away. Wake up in the morning and enjoy the beautiful views. The main view to the south west is a panoramic view of the ski hill and Lizard Range of the Rocky Mountains. The view to the north and east is of the beautiful Elk River with parkland and tall trees on the opposite side of the river with mountains in the background.

Our property consists of an open plan living room, dining room and kitchen, 2 bedrooms, loft, 2 bathrooms, balcony (with BBQ) and in-suite laundry. The living room has a TV, DVD Player and Cable and the lock-off bedroom and loft also have TVs and cable. Our home also has free wireless internet. Property Description

Two story condo with second level entrance. The main level is the open-plan kitchen, dining and living area with stone-surround gas fireplace and two bathrooms. The main level also has two bedrooms (one bedroom is a lock-off) with ensuite and Queen beds, Kitchen, living room, dinning area and laundry. Upstairs is the large loft with two double beds and two single beds. The loft also has TV?VCR and beautiful views.

Magnificent Island Lake Lodge is 10-15 km up a summer road. The area is rife with mountain-spring lakes and natural thermal hot springs. The unit is right by the Elk River, internationally famous for fly fishing and lazy days floating on an inner tube. Other swimming destinations include: Island Lake Lodge - a magnificent publicly-accessible lake on the grounds of this famed lodge. Views like no other. Maiden Lake - Small lake in town. Dozens of alpine lakes, rivers and Provincial/National parks in area.
 

Nearby Attractions: World class fly fishing steps away from the front door on the Elk River. The skiing speaks for itself POW, POW and POW! Endless amount of mountain biking trails from the resort to the backcountry.

• NO Skis, Boards & Bikes allowed in the Unit. They can be locked in the locker under the front stairs (assigned to the unit).
• Bikes can be locked up on the back deck. Use back stairs to bring bikes up to the deck. DO NOT bring bikes in through the Unit.
• Dirty dishes MUST be put in the dishwasher & turned on upon departure.
• All garbage MUST be thrown out in the green bin at the end of the parking lot upon departure.

• No smoking is allowed.
• Guests may arrive on any day of the week.
• Check in after 4:00 PM and check out before 11:00 AM. Check in/out times may be flexible upon request.
• No Pets Permitted
• Guests are asked to be quiet between the times of 12:00 AM and 7:00 AM.
• Children are allowed.
• No Maid Service is provided during a stay.

Reservation & Cancellation Policies

Cancellations Made by Guests Deposit payments are non-refundable. We will refund your money if we can replace your booking. Refunds are at the re-booked rate & based on the number of nights re-booked. All cancellation refunds are subject to a 4% cancellation fee. We strongly recommend travel insurance.

Guest Account Termination The Owner or their Contact reserve the right to request permanent Guest account inactivation from this web sites technical administrators in the event of one or more of the following Guest actions: intentional property policy violation causing material damage or fines, Guest misrepresentation and/or fraud, intentionally defacing or damaging public or private property, breaking laws and bylaws, theft, public indecency, harassment, causing bodily or emotional harm & disturbing the peace after repetitive warnings. Guests will be notified by email of account termination. Guests may choose to appeal their account termination. Guests may be given the chance to reconcile with the Owner as a condition of preserving or reversing their account status. Account termination prevents the Guest from booking this or any other property that uses the same web site
Ineligible Guests: 24 Hour Reservation Reversal The Owner or their Contact reserves the right to cancel reservations made by, and refuse business to: Guests who do not meet the policies published in this property's Policies Table at the time of booking and past Guests known to have : intentionally violated rental property policies, damaged and/or defaced rental properties through intentionally destructive and/or negligent behavior, engaged in theft, broken local bylaws and laws, committed fraud or who misrepresented themselves, and Guests who have caused bodily or emotional harm to any third parties. Reservations may be cancelled up to a maximum of 48 hours from the time the ineligible Guest made the booking. Guests will be issued a refund by personal cheque. Refunds will be adjusted for any payment processing expenses
Late Reservation Payments Failure to pay by due dates will result in automatic cancellation. Guests can re-book dates if they are still available; deposit will not be re-charged.

Guest Stay Policies

Policies:
Bike Storage NO Bikes allowed in the Unit. Bikes can locked up on the back deck. Please use back stairs to bring bikes up to the deck. DO NOT bring bikes in through the Unit.
Check-In Time 4:00 PM. Check in after 4:00 PM. Check IN times may be flexible upon request.
Check-Out Time 11:00 AM. Check out before 11:00 AM. Check OUT times may be flexible upon request.
Complaints Concerning Property Report all property complaints or obvious damage caused by previous Guests to us immediately, by phone and by email as they become evident. Serious problems should be reported with supporting photographs. We will make our best efforts to rectify problems within 24 hours of notification. Failure to notify us of property-related problems while in the property and as they become evident, will forfeit any rights or claims against us regarding property condition after your departure.
Excessive Cleaning Costs Guest is responsible for paying excessive cleaning costs stemming from extraordinary cleaning above the standard typical Guest stay. Guests Cleaning associated with defacing the property, or above the standard fees is considered property damage.
Excessive Noise Excessive noise which disturbs others in the building is prohibited. You will get evicted without a refund.
Garbage Removal On departure daye, renters MUST remove garbage. All garbage MUST be thrown out in the green bin at the end of the parking lot upon departure.
Housekeeping Before arrival and after departure. Cleaning will occur before arrival/after departure. For longer stays cleaning can be booked for additional costs, contact owner.
Internet Availability & Usage Free Internet. Free High Speed Internet. Wireless Network. Must bring your own computer/laptop.
Liability We are excluded from liability for personal bodily injury in our home, while in transit to, or while on resort property. We assume no responsibility for valuables and personal items in your accommodation during your stay. We strongly recommend travel insurance.

Noise Restrictions Guests are asked to be quiet between the times of 12:00 AM and 8:00 AM.

Property Damage Guest will pay for all damage incurred while the guest is staying in the property, even if the offender is being hosted by the guest. Any damage will be taken out of the Property Damage waiver, if the cost of repair exceeds this we will require payment to cover the costs, this includes any additional cleaning required. Property Damage includes carving/writing on the logs, defacing building or landscape. Please remove outdoor footwear at the enterance - wear only indoor soft slippers or socks.
