to Birch Nest, our beautiful 2 bedroom ski in/ski out vacation condo in beautiful Sun Peaks!

We think Sun Peaks is the best family resort in Western Canada and we have tried to match that by making our place feel comfortable without forgetting some pieces of extra premiumness that especially families know to appreciate. Birch tree has been our inspiration when furnishing our 2nd home and we hope that the combination of North American comfort and Scandinavian design details gives your vacation a nice extra flavor.

 Property Description

Our unit has windows to both sides of the building, which brings in a lot of natural light.

The two bedrooms are on the opposite ends of the unit, both with their own bathrooms nearby.

The open space kitchen, dining and living area is very spacious and allows for flexibility depending on your needs at different times of the day.

Our deck is one of the biggest in the building and allows you to enjoy afternoon sun when using the hot tub.

Living Area

Living area has  two couches, of which one can be turned into a double guest bed, round coffee table and a cozy area rug. Set around the fireplace and offers a view to the main slopes.

Dining Area

Dining table seats six persons and offers a nice setting for dining as well as family board games. Extra seating available for three persons at the kitchen counter.

Special Features

Our unit has a beautiful wooden floor in living/dining area. It  doesn't just look and feel nice but is also very convenient in terms of allergies or children. We've added couple of area rugs for warmer feel for those cold days.

You will also love our birch-theme, which gives this unit a very special look and feel. While decorating our condo, we wanted to create a feeling of being in a cozy and comfortable place, tucked away from the hectic life of ours- just like being in a bird's nest high up in a birch tree. Just perfect for your dream vacation retreat.

We welcome international guests. We're able to correspond in Finnish, Swedish and German. So don't hesitate to Email or call us in your native language!

This is our home away from home, and we hope you enjoy your stay. There are a few simple rules that we'd like you to adhere to during your visit, so please review them beforehand. These policies are strictly enforced, and failure to meet them prior to arrival or during your stay will result in cancellation or eviction. Please note our home is restricted to sleeping a maximum of 7, and we require notification, immediately if your situation does not conform to this restriction.

Reservation & Cancellation Policies

Policy	Description
Cancellations Made by Guests	All deposits are non-refundable. We will do our best to find replacement reservations for the same time period. If the property can be rebooked, then any payment will be refunded based on the number of nights rebooked & the rebooked rate; refunds will be subject to a 4% cancellation fee. Travel insurance is recommended to protect yourself against any unexpected events involving your lodging, flights or vacation-related products.
Delayed Arrivals	We are not responsible for late arrivals. Refunds for late arrivals will not be issued. Travel insurance is recommended to protect yourself against any unexpected events involving your lodging, flights or vacation-related products.
Delivery of Instructions and Access Information	We can mail, or e-mail you instuction in advance. Full informational package provided on arrival. Available by e-mail, or mail after final payment received
Guest Account Termination	The Owner or their Contact reserve the right to request permanent Guest account inactivation from this web sites technical administrators in the event of one or more of the following Guest actions: intentional property policy violation causing material damage or fines, Guest misrepresentation and/or fraud, intentionally defacing or damaging public or private property, breaking laws and bylaws, theft, public indecency, harassment, causing bodily or emotional harm & disturbing the peace after repetitive warnings. Guests will be notified by email of account termination. Guests may choose to appeal their account termination. Guests may be given the chance to reconcile with the Owner as a condition of preserving or reversing their account status. Account termination prevents the Guest from booking this or any other property that uses the same web site
Ineligible Guests: 24 Hour Reservation Reversal	The Owner or their Contact reserves the right to cancel reservations made by, and refuse business to: Guests who do not meet the policies published in this property's Policies Table at the time of booking and past Guests known to have : intentionally violated rental property policies, damaged and/or defaced rental properties through intentionally destructive and/or negligent behavior, engaged in theft, broken local bylaws and laws, committed fraud or who misrepresented themselves, and Guests who have caused bodily or emotional harm to any third parties. Reservations may be cancelled up to a maximum of 48 hours from the time the ineligible Guest made the booking. Guests will be issued a refund by personal cheque. Refunds will be adjusted for any payment processing expenses
Late Reservation Payments	Arrangments for late payment must be made with owner in advance.
Privacy	The Owner, their booking Contact and this web sites technical administrators agree to not sell, refer, rent or divulge to any third parties the names or personal information of their Guests without prior written consent from the Guests, except under force of law, or for law enforcement purposes relating to policy and property violation. Guest Stay Policies

Bike Storage	Bikes are not permitted inside the suite.
Check-In Time	4:00 PM. Early check-in possible, please call us or email us first and we'll do our best to accommodate your request
Check-Out Time	10:00 AM. Late check-out may be possible but must be negotiated at time of booking.
Complaints Concerning Property	Report all property complaints or obvious damage caused by previous Guests to us immediately, by phone and by email as they become evident. Serious problems should be reported with supporting photographs. We will make our best efforts to rectify problems within 24 hours of notification. Failure to notify us of property-related problems while in the property and as they become evident, will forfeit any rights or claims against us regarding property condition after your departure.
Excessive Cleaning Costs	Assessed at checkout. Rental includes normal unit cleaning. Excessive cleaning costs will be evaluated and passed on to the registered guest.
Excessive Noise	Noise to be kept to a minimum after 11:00 PM. Please respect our neighbors by keeping outside noise (including in the hot tub) to a minimum after 11:00 PM
Housekeeping	Unit will be cleaned before arrival and after departure.
Liability	Responsibility of registered guest. We are not responsible for any bodily harm to guests or guests of guests while they are on our property or at any location at Sun Peaks resort
Locking Door	Numeric entry system. Entry code is changed before checkin and after checkout.
Maintenance Emergencies	24 hour emergency support.
Maximum Sleeping Capacity	Seven (7). Strictly enforced
Missing Items	Responsibility of registered guest. See Property Damage policy.
Noise Restrictions	Excessive noise from the hot tub area is not permitted after 11 pm. Occupants may be evicted subsequent to noise complaints and will be charged for fines resulting from noise complaints. Strictly enforced by our strata council. The outdoor hot tub area can be used after 10 pm, but please engage only in quiet conversation after 10 pm out of respect for our neighboring families.
Parking & Ticketing	Only allowed in the designated spots. Fire lane requirements and snow removal require the Strata to enforce parking regulations.
Property Damage	Property damage of common or private property includes: physical damage, excessive cleaning, defacing property, excessive noise, littering, lude public behavior, missing items/theft. Guest agrees to pay for all private or common property damage caused by the Guest themselves, or a member of their party. Guests may also be evicted.Refunds will not be issued in the event of eviction. Owner reserves the right to request Guest account inactivation
Rental Accommodation Zoning	This property is zoned for nightly rentals.
Terms of Eviction	Smoking, excessive noise, threat of common or private property damage, disturbing the peace; excess of 7 overnight occupants. Guests will be evicted without refund for cases of reported excessive noise, and common or private property damage.
