Property Description

Settlers61 is a one story, ground floor, corner unit that has many large windows for a light-filled open feeling but still maintains your privacy. Enter into the main room which includes an open, well equipped kitchen, a livingroom with a sectional & flat screen, and the diningroom area that includes 3 barstools at the counter. The master bedroom includes a queen bed with a large closet and two night stands. Second bedroom has a twin over queen bunkbed with a TV/DVD. There is a private deck that has a large hot tub for relaxing. The full bathroom has a soakertub with a shower, heated tile floors and can be accessed form the master.

Living Area

The main living area has an open floor plan with large windows. Custom wood blinds keep it light and bright but maintain your privacy. The stone gas fire place and flatscreen TV/DVD are the living areas centerpiece. Seating includes room for the whole family with the large sectional couch and a leather chair / ottoman. The private deck and both bedrooms are accessed from the living area.

Dining Area

The dining area has a rustic pine table with six leather chairs. Three barstools sit next to the counter for extra seating or that morning coffee.

Ski in/ ski out access via Morrisey chair. (No driving to the chairlifts!)

The Owner of Settlers Crossing #61 will not be liable for any claims, losses, damages, costs, expenses, delays or loss of enjoyment, of any nature or kind whatsoever, to you or your traveling companions or other group members resulting from events beyond our or a supplier's reasonable control. This would include, but not be limited to, acts of God, strikes, lockouts or other labor disputes or disruptions, wars, blockades, insurrections, riots, earthquakes, weather conditions, snow conditions, lift closures, road closures, floods, or acts or restraints imposed by government authorities.

Your Rental Unit has been thoroughly cleaned prior to your arrival and will be cleaned after you depart. ****Check-out – is at 10 am. Your cooperation is appreciated ****On your departure, please have the kitchen tidy, turn off all lights, remove trash, lock doors, close all windows and turn on dishwasher if containing dirty dishes, before leaving. If unit is left in unsatisfactory conditions, extra charges will apply.

These policies are strictly enforced. Failure to meet them prior to arrival or during your stay will result in either cancellation or eviction.

Reservation & Cancellation Policies

Policies:
Cancellations Made by Guests Cancellations made 45 days or more prior to the arrival date are refundable, less 25% of total amount. Cancellation within 45 days prior to arrival will forfeit full payment. Sorry, no acceptions.
Delayed Arrivals No refunds.
Delivery of Instructions and Access Information No physical keys are distributed. Front door is accessed with a keyless entry pad. Key codes will be emailed to guests prior to arrival.
Guest Account Termination The Owner or their Contact reserve the right to request permanent Guest account inactivation from this web sites technical administrators in the event of one or more of the following Guest actions: intentional property policy violation causing material damage or fines, Guest misrepresentation and/or fraud, intentionally defacing or damaging public or private property, breaking laws and bylaws, theft, public indecency, harassment, causing bodily or emotional harm & disturbing the peace after repetitive warnings. Guests will be notified by email of account termination. Guests may choose to appeal their account termination. Guests may be given the chance to reconcile with the Owner as a condition of preserving or reversing their account status. Account termination prevents the Guest from booking this or any other property that uses the same web site
Ineligible Guests: 24 Hour Reservation Reversal The Owner or their Contact reserves the right to cancel reservations made by, and refuse business to: Guests who do not meet the policies published in this property's Policies Table at the time of booking and past Guests known to have : intentionally violated rental property policies, damaged and/or defaced rental properties through intentionally destructive and/or negligent behavior, engaged in theft, broken local bylaws and laws, committed fraud or who misrepresented themselves, and Guests who have caused bodily or emotional harm to any third parties. Reservations may be cancelled up to a maximum of 48 hours from the time the ineligible Guest made the booking. Guests will be issued a refund by personal cheque. Refunds will be adjusted for any payment processing expenses
Late Reservation Payments Reservations made within 45 days are payable in full at time of booking.
Privacy The Owner, their booking Contact and this web sites technical administrators agree to not sell, refer, rent or divulge to any third parties the names or personal information of their Guests without prior written consent from the Guests, except under force of law, or for law enforcement purposes relating to policy and property violation. The Owner and their booking Contact also agree to not use Guest personal information for any reason other than its original intended purpose without written consent from the Guests. Reservation Changes Any revisions to accommodation and/or departure dates will incur a $25.00 administration fee. No additional administrative fees will be charged to add additional nights (upon unit availability).

Guest Stay Policies

Complaints Concerning Property Report all property complaints or obvious damage caused by previous Guests to us immediately, by phone and by email as they become evident. Serious problems should be reported with supporting photographs. We will make our best efforts to rectify problems within 24 hours of notification. Failure to notify us of property-related problems while in the property and as they become evident, will forfeit any rights or claims against us regarding property condition after your departure.
Excessive Cleaning Costs Will be charged to guest.
Excessive Noise Repeated complaints of excessive noise are grounds for eviction with no refund.
Garbage Removal Maintenance will remove after your stay. See units guestbook for more garbage details.
Housekeeping Settler’s #61 will be clean and ready for your arrival. Washer/dryer is located inside unit and available for guest use. Complimentary soap is provided as well. Midstay cleanings are available for an extra fee and advanced notice.
Internet Availability & Usage Free internet service is available. Instructions are in the guest information booklet inside the unit.
Liability The owners of Settlers61 are not responsible for any bodily harm to any guests while they are on our property or at any location in Sun Peaks Ski Resort.
Locking Door Keyless entry- please keep patio and entry door locked at all times.
