The Living area of our Condo is centered around the feature fireplace. There are comfortable three and two seater sofas as well as a captains chair. There is ample lighting as well as a coffee table and side table. Books and games are filed in the bookcase
The Dining area has a soild wood six seater dining table as well as three stools which can be used either at the table or on the breakfast bar of the Kitchen
Our Condo has a Vaulted Cathedral Ceiling, centered in the Living area with a feature Gas Fireplace.

Our Condo is perfectly located, less than 1 min skiing out to the Mount Morrisey Chairlift in Winter, and during summer just off the 15th Fairway. Walking and Cycling is straight out of the door.
Sun Peaks wonderful village is a relaxed 10 minute stroll away.

Failure to notify us of property-related problems while in the property and as they become evident, will forfeit any rights or claims against us regarding property condition after your departure. |
| Excessive Cleaning Costs | Guests will be responsible for excessive cleaning costs stemming from a need for additional cleaning above the standard typical Guest stay. |
| Excessive Noise | This is a quiet, family oriented development. If complaints are made for excessive noise you may be asked to leave. |
| Garbage Removal | Normal levels of garbage removal is included. Excessive Garbage must be taken to the Sun Peaks Garbage dump on the outskirts of the village |
| Housekeeping | Cleaning after departure is included; in addition, Guests staying for 10 nights or more receive a complimentary change of towels and bedsheets every 7th day. Any additional housekeeing can be arranged at reasonable rates |
| Internet Availability & Usage | There is WiFi Access via Sun Peaks Wide WiFi as well as Wired access in the Condo available for FREE. Please see http://www.sunpeaksresort.com/thevillage/services.aspx and look for Whispar |
| Liability | The Guest who is booking is responsible and liable for all damages and ensuring that these policies are respected and adhered to. Guest releases the property owners from liability for theft or injury wilst in transit to or from the property, whilst in teh property or the development and whilst in the resort lands. |
| Locking Door | The doors to the property and parking are keyless entry. Guests will receive the Pin Code for the Parking and Front Doors by email following final payment |
| Maintenance Emergencies | Local Maintenance is available through 24 hr call-out. Telephone numbers will be available by email following final payment |
| Maximum Sleeping Capacity | 5. There is no negotiation on this number. Guests with additional persons will be subject to immediate eviction with no refund |
| Missing Items | Guests will assume full replacement and acquisition costs of replacing items missing upon the Guests departure. |
| Noise Restrictions | Disturbing neighboring residents is prohibited. Fines will be levied on the spot to Guests who are disturbing the peace. Guests may also be evicted from the premise by the strata security company. Guests are also responsible for fines levied agains the Owner as result of noise bylaw infringements by the Guest. Normal conversation pitch is accepted. Continued screaming, yelling and/or swearing is not. The Owner will not refund evicted Guests |

Steve and Kath are based in Monmouthsire, UK, whilst Paul lives in Texas. After visiting Sun Peaks in 2006 we fell for the Beautiful BC environment, the fantastic village and mountains and the wonderful people living, working and visiting Sun Peaks. That's why we chose to buy our skiing home here.
