Hello and welcome to the Read's Sun Peaks Condo. We would like to thank you for your interest in our property. We have the perfect place for a family mountain / ski holiday or a vacation getaway. Our brand new 2 bedroom condo is available for rent at Sun Peak Resort in the Settlers Crossing Development.
The condo is located in the East Village near the Morrisey Ski Lift. You are able to ski into the property via the Carpe Diem and East Village Ski Way runs and ski out by way of the Morrisey Ski Lift. The condo is only a 6 min walk to the heart of the village or a 45 second drive. The Settlers Crossing complex backs onto the 16th fairway of the Sun Peaks Resort Golf Course. Whether in winter or summer we are close to all of the amenities of the resort.
Our condo is perfectly suited for the family seeking a quiet and relaxing vacation. The main living area is an open concept with the gas fireplace creates a cozy feeling. We have a 26 inch flat screen TV in the living room. You can play a movie on our DVD or you can relax and read your favourite book. We also have internet hook up for your laptop. After a long day on the slopes you can come home and relax in our 6 person hot tub.
The master bedroom with its queen pillow top bed is off of the dining room with a window looking out to the deck.The other bedroom is on the other side of the condo and has bunk beds (Twin over Double along with a trundle bed) to accommodate plenty of sleeping space. We have a 20 inch flatscreen with a built in DVD for the kids in the second bedroom.
If cooking is your passion then you will love our beautifully appointed kitchen. With granite counter tops, heated slate flooring, and stainless steel appliances we have everything you need.

We've done our best to keep rates very competitive. You will find we have all the extra's including a great hot tub, 2 flat screen TV, gourmet kitchen, heated slate floors, granite counter tops and all the amenities you'll need to have a great vacation experience. Please note the hot tub runs from November 1 to April 30. We do not run the hot tub during the spring and summer months.

We have tried to ensure that our condo is comfortable for our guests. The condo has ample room for a family of 4-6 or two couples.

The kitchen is the absolutely beautiful with its wood cabinets, granite counter tops, undermount sink, stainless steel appliances, ice maker, full set of plates and utensils, pots and pan, coffee maker, kettle, mixer and much more.

The living rooms is open to the dining area and kitchen. The living room is furnished with a brown leather sofa and a fabric chair. We also have extra leather cushioned chairs along with two leather ottomans that can be used as extra seating, tables or for storage.
The dining area is in-between the living room and kitchen. The rectangular wood table can be extended with a leaf to accommodate larger groups. There are 6 leather/cushioned chair for the dining room.
Hello, our condo is an end unit located on the first floor of building number 3. Parking is directly below the unit in the underground garage. Stairs lead from the garage directly to our unit, making for easy access.
For your convenience we also have a secure ski/snowboard closet just outside the entrance.
The condo has heated tile floors, full kitchen, laundry facilities, hot tub and much more. We hope you will enjoy your stay.

Guests will be notified by email of account termination. Guests may choose to appeal their account termination. Guests may be given the chance to reconcile with the Owner as a condition of preserving or reversing their account status. Account termination prevents the Guest from booking this or any other property that uses the same web site|

|Ineligible Guests: 24 Hour Reservation Reversal||The Owner or their Contact reserves the right to cancel reservations made by, and refuse business to: Guests who do not meet the policies published in this property's Policies Table at the time of booking and past Guests known to have : intentionally violated rental property policies, damaged and/or defaced rental properties through intentionally destructive and/or negligent behavior, engaged in theft, broken local bylaws and laws, committed fraud or who misrepresented themselves, and Guests who have caused bodily or emotional harm to any third parties. Reservations may be cancelled up to a maximum of 48 hours from the time the ineligible Guest made the booking. Guests will be issued a refund by personal cheque. Refunds will be adjusted for any payment processing expenses|

|Reservation Changes||If availability permits & in concordance with our cancellation policy. You may lengthen your reservation if availability permits. If you would like to shorten your reservation, please note that your deposit calculated on the original amount is non-refundable; if you have already paid the balance, then your balance is similarly non-refundable. If you have not paid the balance, then it will be re-adjusted to reflect your shortened reservation.|

|Complaints Concerning Property||Report all property complaints or obvious damage caused by previous Guests to us immediately, by phone and by email as they become evident. Serious problems should be reported with supporting photographs. We will make our best efforts to rectify problems within 24 hours of notification. Failure to notify us of property-related problems while in the property and as they become evident, will forfeit any rights or claims against us regarding property condition after your departure.|
|Excessive Cleaning Costs||Will be charged at $40/hour. Guests are expected to keep the condo clean. This includes cleaning of dishes.|
|Excessive Noise||Excessive noise at any time will not be tolerated and may be subject to eviction. We have a created a quiet and enjoyable home for family vacations|
|Garbage Removal||Guests are expected to take their own Garbage to the TNRD Transfer Station. At no time is garbage to be stored outside|
|Housekeeping||Housekeeping will occur before arrival and after departure.|
|Liability||We are not responsible for any bodily harm to guests or guests of guests while they are on our property or at any location in Sun Peaks Ski Resort.|
|Locking Door||Please ensure doors and windows are locked when you vacate the premises.|
|Maintenance Emergencies||24 hour cell phone number. Complete emergency contacts provided upon final payment.|
|Maximum Sleeping Capacity||Our home is set up to sleep 6 max. No Exceptions|
|Missing Items||You are financially responsible for items missing at the end of your stay.|
|Noise Restrictions||Please keep the noise levels down between 10:00 p.m. and 8:00 a.m. Respect your neighbours|
|Parking & Ticketing||Free underground secure parking for 1 vehicle.|

|Property Damage||Renters are responsible for all damages made by you or your guests during and agree to pay for all damage cause by you or your guests. Damage deposit of $500 is required. Damage includes, but is not restricted to: noise complaints, common or private property damage, excessive cleaning charges, lost or broken or missing common or private property items,smoking inside the property, pets inside the property and all charges relating to security company or police involvement regarding property occupant's behavior while in the property or on common premises.|
|Rental Accommodation Zoning||Our property is legally zoned for short term nightly and long term rental accommodation use. You will be noified by email is there is a policy change after you have made your reservation.|
|Ski & Snowboard Gear Storage||Secure Storage is supplied outside the front door of the condo. No ski and snowboard gear allowed in condo.|
|Terms of Eviction||Smoking, pet(s) in unit, excessive noise, threat of common or private property damage, disturbing the peace; excess of 7 overnight occupants without our permission. No refunds if eviction occurs|
|Fill up your gas tank before you arrive||The closest gas station is located about a 20 minute drive from the resort. There are no gas stations at Sun Peaks|

|How far is the condo from the village?||You can drive to the heart of village in less than a minute or a 6 to 7 minute walk|

Our condo is a family owned property from Kamloops, BC. We have enjoyed the Tod Mountain / Sun Peaks area for many years and are happy to own a little piece of this beautiful resort.
SunPeaks is a wonderful place for a skiing getaway in the winter, and hiking, golfing and biking in the summer. We hope that you will enjoy yourself as much as we do in our beautiful condo.
