Top of the Settlement is a 2 bedroom open plan that comfortably accomodates 4-5 people. You enter from the ground floor, with a private ski locker on the front porch. Up the stairs, and you find a bathroom and the back bedroom. Turn right and enter the main room with full kitchen, dining area and living room with views of Mt. Morrisey and Tod Mountain. To the right off the dining area is the master bedroom with ensuite bathroom. Right off the living room is the private deck and hot tub. The building has an underground garage with your reserved parking stall, and a few spots for visitors.

The layout is best suited for 4-5 people. There are beds for 7, however, please review the bed configuration for each sleeping area to ensure it is acceptable for you.

Welcome to our well equiped full size kitchen!
It is complete with granite counters, upgraded fixtures, heated tile floor, stainless appliances - all full size; fridge, stove, microwave and dishwasher.
Lots of storage and counter space, plus the pantry and laundry are just off the kitchen.
But that's not all. We have a range of small appliance such as toaster, coffee maker, crock pot and blender. Also a full set of dishes, glassware, pots and pans...and plastic cups for the hot tub.

The living area has hardwood floors, a large couch (sofa-bed) and two large chairs to curl up in. The fireplace is a central feature and the room has the 32" widescreen TV, which is wall mounted so you can easily adjust the viewing angle. Access to the deck is from the living area. This room has vaulted ceilings and oversize windows with wood blinds.
The dining area has hardwood floors, a large pine table with 6 chairs. Adjacent is the kitchen counter that has 4 pine stools.
From the table you can see the TV and catch the snow report over breakfast!
We specially selected this top floor unit to take advantage of the building's elevation looking over the rest of the development. That, combined with the vaulted ceilings and their extra high windows, provide fantastic views of Mt. Morrisey to the south and up the valley to the west. The sunsets can be a fantastic way to cap off the ski day!
And with the building elevation, there is no one looking into this unit!
We have also decorated our home away from home with all the upgrades, furniture and decor to give a 'comfortable mountain feel.' Big chairs, rustic decor and soft earth tones...put your feet up and relax!

Sun Peaks is a full service resort. We have tried to outline a number of recommended services from restaurants to spa treatments and grocery delivery on our FAQ page.
Our rental fees include cleaning services before and after your stay. We can arrange additional cleaning during your stay for an additional fee.
There is no garbage collection in Sun Peaks. However, we have arranged for your garbage to be picked up twice a week. Given the natural setting, garbage cannot be left outside. If necessary, you take any excess garbage to the transfer station at the base of the Burfield Chair (detailed directions are in the unit).

Settler's Crossing is a new development adjacent to the future East Village.
We are within walking distance to the main village, via the Village Path.
Ski out is to the Morrisey lift, and ski in is from the Sundance lift - a great ski day! The ski-in/out location is at the end of our building, no long walk required here. If there are true beginners in your group, we recommend you drive and park at the Day Lodge. Advanced beginners and intermediate skiers should have no problem with the ski out - ski in. A detailed map is in the unit.

|Complaints Concerning Property||Report all property complaints or obvious damage caused by previous Guests to us immediately, by phone and by email as they become evident. Failure to notify us of property-related problems while in the property and as they become evident, will forfeit any rights or claims against us regarding property condition after your departure.|
|Excessive Cleaning Costs||Will be charged at $50/hour. This includes dishes left to be cleaned.|
|Excessive Noise||Will not be tolerated. This is terms for immediate eviction|
|Forgotten Items by Guest||If you wish, we can return items that you accidentally leave behind. Our property manager will charge $30 plus delivery costs to return any items you would like returned.|
|Garbage Removal||Garbage is picked up twice a week and at the end of your stay. Excess garbage can be taken to the Transfer Station at the bottom of the Burfield Chair. At no time is garbage to be left outside.|
|Housekeeping||Will be done at the beginning and end of your stay!. For stays of 14+ days we provide a mid-stay clean at no extra charge. Mid stay or additional cleaning can be arranged for an additional fee of $130/cleaning.|
|Internet Availability & Usage||Wireless internet is available for your use. We make no guarantee that your hardware will be able to connect, or that the service will be available. No refunds if you can not make use of the service. Please follow generally accepted suitability policies.|
|Liability||We are not responsible for any bodily harm to guests or guests of guests while they are on our property or at any location in Sun Peaks Ski Resort.|
|Maintenance Emergencies||24-hour on-call service. A $50/call fee will be levied for non-emergency calls places after hours.|
|Maximum Sleeping Capacity||The condo is comfortable with up to 5 people. While the condo can sleep 7, reservations for 6 or 7 people need consent prior to booking. Exceeding this limit is terms for eviction.|
|Missing Items||You are financially responsible for items missing from the unit at the end of your stay.|
|Noise Restrictions||Please keep the noise levels down between 10:00 p.m. and 8:00 a.m.|
|Parking & Ticketing||1 reserved underground, secured spot. Limited undergroung guest parking is also available. There is no outside parking (those are fire routes).|
|Policy Updates||Policies are subject to change without notice. You will be notified by email is there is a policy change after you have made your reservation.|
|Property Damage||You will be responsible for all damages made by you or your guests during your stay. Damage includes, but is not restricted to: noise complaints, common or private property damage, excessive cleaning charges, lost or broken or missing common or private property items, smoking inside the property, pets inside the property and all charges relating to security company or police involvement regarding property occupant's behaviour while in the property or on common premises.|

|Fill up your gas tank before you arrive||The Heffley Creek gas station has reopened... it is right after you turn off the highway for Sun Peaks... Otherwise, the closest gas station is on the highway near Raleigh (about half way between Kamloops and the Heffley Creek turn off.|
|Your swimsuits||...for the hot tub, and the Sports Centre pools!|
|Is there a Grocery Store at Sun Peaks?||Yes, there are a few markets that stock a good selection of basics. For a weeks worth of groceries, we stop at the Safeway (on the way from the airport) or drive to the other side of Kamloops for a selection of 'big box' options (we can provide more details if you are interested). Alternatively, you could have your groceries delivered and arrive to a fully stocked fridge and cupboards. We have used grocery delivery services and, although pricey, we have been happy with their service. Please look on www.sunpeaksresort.com/the-village/services.aspx for more information.|
|Beer, Wine and Liquor?||There is a private store in the village with a good selection. The prices are a little higher than in Kamloops, but in a pinch it is convenient! There is a BC Liquor Store on the way from the airport.|
|What about discount lift tickets, ski school and equipment rentals||All these services are in the Village Day Lodge, with rentals also available at the different ski shops in the village. Lift tickets are available for discounted rates when you buy 3 or more days per person. And the ski school is great, for kids just learning to the expert honing his or her skills!|
|Where's the best source for information about Sun Peaks?||Start with the Sun Peaks Resort website. There is a wealth of information on activities, services, restaurants, etc.|
|What are some things I shouldn't forget to pack?||- Swimsuits and towels for the hot tub.|
|What do I need to access the wireless internet?||A wireless (wi-fi) card in your laptop. The set-up instructions are in the Information Binder in the unit.|
|Restaurant tips...||Take a look at the write-ups on sunpeaksresort.com. There is also a list in the Welcome Binder. They are all great! Especially when you just don't want to cook! Bella Italia for you guessed it, Italian. Make reservations, it can be popular, even in low season. Mountain High Pizza is always a favorite with the family. Powder Hounds has great schnitzel. Bottoms for lunch and apres-ski. The Sunburst Lodge (at the top of the Sunburst Chair) for sticky buns - but get there before 10am, they are a sell-out!|
|What is there to do other than ski?||Whatever strikes your fancy...see the Activities and Information Center in the Village Day Lodge for the list of activities on while you are there...also check out sunpeaksresort.com for information.|
|Where can I find the snow report?||We use sunpeaksresort.com, or on your mobile device www.sunpeaksresort.com/mobile. When you are onsite, tune to channel 2 on the TV for updated reports including the list of runs that were groomed the night before.|
We came to Sun Peaks for a wedding the summer of 2001. It was great fun and such a family friendly spot, that we came back that winter to ski. And we have been back every winter since. After renting so many times, we finally bought our own place, our home away from home.
We can't use it often enough, so want to give you the opportunity to enjoy Sun Peaks as much as we have!
It is a truly wonderful spot and it keeps getting better every year!
We had a fantastic time in Sun Peaks. Your condo was absolutely perfect and beyond what we were expecting. It's warm and welcoming and felt like home to us right away. Your location cannot be beat and I do believe you have one of the best units (top of the complex, away from traffic and super quiet). Great ski in and out for both downhill and cross-country. The skiing was probably some of the best we've ever done. We are quite sad to be leaving today and will most likely be back. My two boys had a great time playing in the snow banks around the complex.
We'd stayed in another unit in this same complex last summer. The complex is well run and the units are all clean. This complex is further away from the town centre, so it feels quieter and more private. This unit is on the top floor with private hot tub facing the ski hill and sunsets. The kitchen was very well stocked. There wasn't one thing that we needed that we couldn't find. The living room furniture was very comfortable for lounging and flaking out; the master bedroom had good storage and the queen sized bed was firm (yet soft) and comfortable with good crisp linens. There's a second room with bunk beds which looked clean and comfortabe. The bathrooms were clean with fluffy towels and basic toiletries and hair dryer. Enjoyed the heated floors throughout. Wish we'd brought our bathrobes!
This place was absolutely fantastic!! It was exceptional clean and David is a great guy to deal with. The place has every little thing that makes staying just perfect! I would highly recommend this place to all.

This unit was perfect to return to after a full day of skiing. It was clean and cozy, and we thoroughly enjoyed the private hot tub.
We stayed at Settlers crossing for 5 days. The unit was excellent and met with all our needs. Access to the ski-slopes was good and it was easy to get going in the morning. Interaction with the owner was also very easy and he was very helpful. We left some stuff behind and he helped us to get all our things back effortlessly. We enjoyed our stay there and will make use of the unit again if the opportunity arises.
Great condo and very good value for the dollar. We enjoyed every aspect of our stay.
