Located on the east side of the Settler's Crossing complex with it's entrance and hot tub deck sheltered by trees, this beautiful home is ideal for a quiet family getaway. You can ski in an out almost directly to your front door and then enjoy a hot tub on your private deck made even more cozy by the forest cover location.  And with with three TVs, two DVD players, a Bose SoundDock iPod digital music system and a Wii entertainment system you'll be able to enjoy yourself in every room of the house.

Settler's Crossing is one of the newest properties on Sundance Mountain and offers stunning views of Mt. Tod and Morrisey. These luxury condominiums offer ski in/out ability. This quiet setting is located just minutes from the Village, which allows you the convenience to be in the center of Village nightlife in minutes.

This quiet setting is located about 10 minutes walk from the Village, so you're close enough to get to the village with a quick walk, but far enough away that the nightlife won't keep you awake.

If you cancel within 48 hours of making the booking and still outside 30 days prior to the arrival date, only the $47 booking fee will be forfeit. The full deposit is forfeit after 48 hours from the initial booking while still 30 days outside of your arrival date. The remainder of your payment for the booking is taken 30 days prior to your arrival date. Cancellations within 30 days of your arrival will result in the forfeiture of the entire booking payment. A partial refund may still be provided if the accommodation can be rented for any portion of the time you originally booked.

Pet Friendly Unit Policy -  If a property is Pet Friendly and you intend to bring a pet, a pet cleaning fee will be charged. A base pet cleaning fee of $25 will be assessed plus $25 per bedroom in the property you're booking. e.g. A two bedroom unit will result in a pet cleaning fee total of $75, and a studio would only be $25.

Damage Agreement Policy:
Upon arrival, you will be required to sign an agreement accepting liability for damages caused to the accommodation during your stay and provide a major credit card imprint as security.

Guest Account Termination The Owner or their Contact reserve the right to request permanent Guest account inactivation from this web sites technical administrators in the event of one or more of the following Guest actions: intentional property policy violation causing material damage or fines, Guest misrepresentation and/or fraud, intentionally defacing or damaging public or private property, breaking laws and bylaws, theft, public indecency, harassment, causing bodily or emotional harm & disturbing the peace after repetitive warnings. Guests will be notified by email of account termination. Guests may choose to appeal their account termination. Guests may be given the chance to reconcile with the Owner as a condition of preserving or reversing their account status. Account termination prevents the Guest from booking this or any other property that uses the same web site
Ineligible Guests: 24 Hour Reservation Reversal The Owner or their Contact reserves the right to cancel reservations made by, and refuse business to: Guests who do not meet the policies published in this property's Policies Table at the time of booking and past Guests known to have : intentionally violated rental property policies, damaged and/or defaced rental properties through intentionally destructive and/or negligent behavior, engaged in theft, broken local bylaws and laws, committed fraud or who misrepresented themselves, and Guests who have caused bodily or emotional harm to any third parties. Reservations may be cancelled up to a maximum of 48 hours from the time the ineligible Guest made the booking. Guests will be issued a refund by personal cheque. Guest Stay Policies

Check-In Time 4 pm.
Check-Out Time 10 am. strictly enforced. Our cleaners will enter the unit right at 10am.
Complaints Concerning Property Report all property complaints or obvious damage caused by previous Guests to us immediately, by phone and by email as they become evident. Serious problems should be reported with supporting photographs. We will make our best efforts to rectify problems within 24 hours of notification. Failure to notify us of property-related problems while in the property and as they become evident, will forfeit any rights or claims against us regarding property condition after your departure.
Excessive Noise This is a family-oriented, quiet development. Noise complaints may result in eviction by local police or security personnel. Normal conversation and laughing pitch is permitted. Screaming, swearing, yelling, etc are not.
Housekeeping Cleaning after departure is included.
Liability Guest releases property owners from liability for theft or injury while in transit to the property, in the property,or on resort lands. make sure you have purchased travel/medical insurance before you leave home
Maintenance Emergencies Emergency contacts provided upon balance payment.
Maximum Sleeping Capacity 5 plus 2 on pull-out sofa in living room. two in the master, two in the pull-out in living room and three in the second bedroom
Property Damage Property damage of common or private property includes: physical damage, excessive cleaning, defacing property, excessive noise, littering, lude public behavior, missing items/theft. Guest agrees to pay up to $500 CAD for all private or common property damage caused by the Guest themselves, or a member of their party. Guests may also be evicted.Refunds will not be issued in the event of eviction. Owner reserves the right to request Guest account inactivation

We stayed here for a week with our 3 yo twins and had a blast! Truly ski in ski out from your door. Just ski down to Morrissey chair and buy your ticket - no need to go to the village to buy it. Loved the idea that we just walked down 12 steps and had a snowy playground for our kids to play in and make snowmen. It's a rarer unit that is not hidden behind trees for the view. I like to top floor unit because it gives you much taller windows to enjoy the mountain view and bring in light or even just watch the kids playing in the snow. Hot tub was a warm welcome at -10. Although I didn't see any instructions on how to increase the temp above 98 (but perhaps you are not suppose to) The village is about 15 mins away down a gradual hill that we pulled our kids into with a sled. There are a few nice paths you can take that make the trip nice. The ice ring and umbrella café/tobogganing are close at 10 , 5 mins away. Sun Peaks is a great lower key (than whistler) family getaway in the winter. We are mountain bikers so I'm not sure if the unit would be suitable for summer as I don't know where we'd keep the valuable bikes. But for the winter, we plan to come back! Great memories!! Thank you!

We just love Sun Peaks, having been several times before as friends of ours also have a condo in Settler's Crossing. The view from Unit 14 is wonderful - straight onto the slopes. We especially enjoyed the hot tub... Nicely furnished apartment, with two good sized bedrooms and nicely appointed bathrooms. We'll be back.

We spent here wonderful family time. Weather and snow cooperated and were simply amazing. We found the place easily accessible, very clean, nicely decorated with high quality appliances and utensils. Convenient ski-in + ski-out to Morrisey. I like the best quiet location and nice hot-tub. I wouldn't mind having barbecue on the porch - but that was not a big deal. Very reasonably priced - strongly recommended.

This condo has it all, Has the best location in all the units. The condo has everyting one might need, high end appliances, untensils, cookware and cutlery. Heated floors are a welcome early morning addition. Furniture is comfortable - beds are great had great night sleeps. It is a fair walk to the village and a little harder on the way back (not because of all the beers in the village). Ski in is easier that ski out you do have to skate ski a little to get to the lift but quite easy and not alot. We want to return and will be asking for this condo everytime. Skiing was awesome - lots of powder.
