|Complaints Concerning Property||Report all property complaints or obvious damage caused by previous Guests to us immediately, by phone and by email as they become evident. Serious problems should be reported with supporting photographs. We will make our best efforts to rectify problems within 24 hours of notification. Failure to notify us of property-related problems while in the property and as they become evident, will forfeit any rights or claims against us regarding property condition after your departure.|
|Excessive Cleaning Costs||Standard departure cleaning is complimentary. Cleaning associated with defacing the property, or above the standard fees is considered property damage.|
|Excessive Noise||Complaints of excessive noise will result in eviction without refund!. Please be considerate of your neighbours|
|Garbage Removal||Guests are responsible for garbage removal at the time of departure. Waste disposal & Recycling containers are located on site in the parking garage.|
|Housekeeping||Cleaning after departure is included; in addition, guests staying 10 nights or more receive a complimentary change of towels and bed linens every 8th day. Additional housekeeping can be arranged for a fee|
|Internet Availability & Usage||Internet service is provided by a third party. We cannot be held responsible if there is a lack of or quality of service at any time.|
|Liability||We are not responsible for any bodily harm to guests or guests of guests while they are on our property or at any location in Big White Skit Resort.|
|Maintenance Emergencies||In resort support provided. Complete emergency contacts provided for booked guests|
|Maximum Sleeping Capacity||8 people. Additional persons without owner consent will result in immediate eviction.|
|Missing Items||Guests authorize credit card charge for replacement of missing items.|
|Noise Restrictions||Quiet time is 11:00pm to 7:00am. Guests may be evicted subsequent to noise complaints and will be charged for any damages resulting form the noise complaints. The outdoor hot tub area may be used after 11:00pm, but please engage only in quiet conversation after 11:00pm out of respect for our neighbouring guests.|
|Policy Updates||Policies are subject to change without notice, however guests will be notified via e-mail of changes prior to their arrival.|
|Property Damage||Guest assumes all financial responsibility for property damage incurred by tenants or guests & authorizes up to a $1,000.00 CAD charge on their card upon departure in the event of property damage. Fantastic location in Happy Valley. Ski to the door of an afternoon, best part, the private hot tub on the verandah, after a full day of skiing, relax those very tired muscles. We travelled with 3 teenagers with a group of six families all staying in the same building. The games room in the building a bonus for all kids to have their own space. Vacation Services only a phone call away if you require anything, excellent management. Love Big White, Love this apartment. We will be back again!

The apartment is superbly presented and very well equipped. Hot Tub is fantastic!. Children will also like the games room on the lower levels. Its very well located, just a few seconds to ski straight to the bottom of the gondola, so you can be in the centre of the village in less than 5 minutes. Will definetly stay again.

The Timbers is our favorite place to stay. We love the location as it is a very short walk to gondola and Happy Valley. Once you ride the gondola up to the Village Center you can access all amenities and then take a quick gondola ride back down to your condo. You dont have to drive all around the resort when you stay in Happy Valley the Timbers, you are accessible to everything! The condo is great! Very comfortable and cozy. It had everything we needed other than it could have used some cleaners for toilets and sinks, but there was even laundry soap and fabric softener for your use. We would definitely stay again.
