Our home is a three bedroom, 2 level luxury condominium. The main entry level features a master bedroom with large ensuite bathroom; second bedroom with adjacent full bathroom; living area with vaulted cathedral ceilings and floor to ceiling picture windows that offer spectacular views of Mt. Morrisey & Tod Mountain. Cozy fireplace. The open, flow-through concept connects the living area, dining room and furnished kitchen. Dining area seats 6 at the table & 3 at the kitchen bar/ counter. Entry to the private deck with the 5 person hot tub is through sliding glass doors either via the living room or the master bedroom. Upstairs enclosed loft/bedroom offers a great space for the kids or a cozy private get-away for a third couple. Enjoy the heated tile in the entry, kitchen & bathrooms. 4 TV's, DVD.

|Garbage Removal - Not Free||Guests are responsible for removing their own garbage upon departure. The transfer station is located on Industrial Drive just past the Burfield Chairlift. If departing earlier than 10am, please drop your garbage off at the transfer station the day before your departure. The transfer station is open until 6pm. Current hours for the Transfer Station are posted on the refrigerator as well as in the notebook on the kitchen counter.|

The code for the parking facility will be emailed to you by the Property Managers prior to your arrival. Additional parking may be available in the visitors parking lot. Put on your skis and SKI OUT to the Mount Morrisey ski lift right from your front door! Boarders may need to walk 10 yards before buckling in. SKI IN from the Sundance lift or walk 50 yards home from the Morrisey ski lift. Enjoy a 7-10 minute walk to shopping, dining and the community recreation center via the magical Village Trail. Sleigh rides, ice skating, snowmobiles, tubing, dog sledding and a variety of daily and weekly activities are available throughout the resort.

Reservation & Cancellation Policies

|Cancellations Made by Guests||All payments are non-refundable. Refunds will be issued for re-booked dates at the re-booked price and are subject to a 4% cancellation fee. |Courtesy Hold Reservations||Not accepted. Reservations are confirmed with payment. Please confirm your reservation on the web site. Web site takes live reservations 24hrs a day/7days aweek. We operate on a first come first serve basis.|
|Delayed Arrivals||No refunds. We are not responsible for circumstances which result in delayed arrivals. Travel insurance is recommended to protect yourself against any unexpected events involving your lodging, flights or vacation-related products.|
|Delivery of Instructions and Access Information||Check-in and arrival instructions will be emailed upon balance payment.|
|Guest Account Termination||The Owner or their Contact reserve the right to request permanent Guest account inactivation from this web sites technical administrators in the event of one or more of the following Guest actions: intentional property policy violation causing material damage or fines, Guest misrepresentation and/or fraud, intentionally defacing or damaging public or private property, breaking laws and bylaws, theft, public indecency, harassment, causing bodily or emotional harm & disturbing the peace after repetitive warnings. Guests will be notified by email of account termination. Guests may choose to appeal their account termination. Guests may be given the chance to reconcile with the Owner as a condition of preserving or reversing their account status. Account termination prevents the Guest from booking this or any other property that uses the same web site|
|Guest Identification Documents||We and our in-resort contacts reserve the right to ask all Guests for identification (one with photo) before or during their stay, to confirm their eligibility to book and stay in our property.|
|Guest Stay Contract||By reserving online via your credit card, you are agreeing to our terms and conditions. By clicking the AGREE button when paying online, you acknowledge that you have legally accepted, read, understood, agree with, and will comply with our publicly advertised policies (including payment terms) on our web site.|
|Ineligible Guests Reservation Reversal||The Owner or their Contact reserves the right to cancel reservations made by, and refuse business to: Guests who do not meet the policies published in this property's Policies Table at the time of booking and past Guests known to have : intentionally violated rental property policies, damaged and/or defaced rental properties through intentionally destructive and/or negligent behavior, engaged in theft, broken local bylaws and laws, committed fraud or who misrepresented themselves, and Guests who have caused bodily or emotional harm to any third parties. Reservations may be cancelled up to a maximum of 48 hours from the time the ineligible Guest made the booking. Guests will be issued a refund by personal cheque. Refunds will be adjusted for any payment processing expenses|
|Late Reservation Payments||Failure to pay by the due dates will result in automatic cancellation without a deposit refund. Guests can re-book dates if they are still available; deposit will not be re-charged.|
|Privacy||The Owner, their booking Contact and this web sites technical administrators agree to not sell, refer, rent or divulge to any third parties the names or personal information of their Guests without prior written consent from the Guests, except under force of law, or for law enforcement purposes relating to policy and property violation. The Owner and their booking Contact also agree to not use Guest personal information for any reason other than its original intended purpose without written consent from the Guests. Guests agree to not sell, refer, rent or divulge to any third parties the names or personal information of the Owner or their booking Contact without prior written consent from the Owner and/or Contact, except under force of law or for law enforcement purposes. Guests also agree to not use Owner or Contact personal information for any reason other than its original intended purpose without written consent from the Owners and their Contact.|
|Reservation Changes||Please contact us if you need to lengthen or shorten your reservation, and we will do what we can to accommodate. Changes are not guaranteed, and refunds may be treated in accordance with our cancellation policy. Reservations may be changed in compliance with our cancellation policy. You may lengthen your reservation if availability permits. If you would like to shorten your reservation, please note that your deposit calculated on the original amount is non-refundable; if you have already paid the balance, then your balance is similarly non-refundable; if you have not paid the balance, then it will be re-adjusted to reflect your shortened reservation.|

|Complaints Concerning Property||Report all property complaints or obvious damage caused by previous Guests to us immediately, by phone and by email as they become evident. Serious problems should be reported with supporting photographs. We will make our best efforts to rectify problems within 24 hours of notification. Failure to notify us of property-related problems while in the property and as they become evident, will forfeit any rights or claims against us regarding property condition after your departure.|
|Excessive Cleaning Costs||Guests will be charged for excessive cleaning costs incurred as a result of their stay. Normal usage is acceptable. Additional cleaning tools & supplies are provided for the usual daily small cleaning tasks if necessary.|
|Excessive Noise||You will be evicted without a refund. We like our neighbors, and they like us too, so our goal is to rent to like-minded folks who will respect others' rights to privacy and a quiet, enjoyable vacation.|
|Garbage Removal||Guests are responsible for removing garbage to the disposal area prior to their departure. A fee will be charged if garbage is left in the unit.|
|Housekeeping||Complimentary before arrival and after departure. Additional cleaning may be scheduled at the guests' request and expense - please contact us to arrange.|
|Internet Availability & Usage||Illegal downloads forbidden. Should we receive notification that such activity has occurred, the Guest responsible will be immediately evicted and charged for damages. Free Internet/WI/FI is available. Owner is not responsible for delays or problems with Internet service provider. This service is not always reliable on the mountain. This service is provided but not guaranteed by the owner.|
|Liability||We are not responsible for any bodily harm to guests or guests of guests while they are on our property or at any location in the Sun Peaks resort.|
|Locking Door||Guests are required to securely lock all doors and entrances when they are not in the unit or upon departure. The front entry door has a coded entry for guests convenience. The code will be provided by the Property Manager via email prior to your arrival. Both sliding glass doors are locked from the inside.|
|Maintenance Emergencies||Emergency contacts provided upon balance payment. 24 Hour Emergency Contact Number available. Please refer to binder located on kitchen counter for contact information.|
|Maximum Sleeping Capacity||The unit comfortably sleeps 7. You will be evicted if there are more than 7 overnight occupants. You will not be able to rebook in the future.|
|Missing Items||Guests authorize a credit card charge for missing items.|
|Noise Restrictions||No noise after 10pm. You will be fined by security if your party and your guests disrupt other guests. Excessive noise from the hot tub area is not permitted after 10 pm. Occupants may be evicted subsequent to noise complaints and will be charged for damages resulting from the noise complaints. The outdoor hot tub area can be used after 10 pm, but please engage only in quiet conversation after 10 pm out of respect for our neighbors.|
|Parking & Ticketing||Parking information will be provided in your check-in and arrival instructions email. We are not liable for any parking tickets or towing fees you may incur.|

Everything was great! The place is beautifully devorated and nicely situated. The scenery is breathtaking, which you can admire in the spa. Very clean! Maybe would need more towels and serving dishes for when a party of more than 4. Thank you for renting your place !

Great weather at a beautiful resort. Our home at stones throw is all we could ask for. Excellent location basically right across from the lift. Lots of storage and parking available. The home was clean and well equipped. Hot tub was great after everyday on the hill. I would definetly go back.

Nice place. Hot tub great, place is a good size, beds are comfortable. Problems: smoke detector too sensitive --cannot cook a meal without it going off at least once. No wireless, and electronics are outdated. Great place for the cost.

This was the best location we have ever had for ski-in and ski-out (4th stay at Sun Peaks). Loft was great for my wife and daughter, almost seemed like a tomb up there. Best ever view from a hot tub. Smoke detector seems very sensitive, went off 3 times when we were there Knives need a professional sharpening (used the knife sharpener for a few minutes, but didn't get a good edge) We were never told the code to the underground parking, luckily a friend owns a unit nearby and he informed us Your website indicates that "March 20-31 the rates are $225/night", but I paid $295/night. I appreciate that booking ahead has its benifits, but 4 X $70 = $280 which would have paid for a great dinner out at a Sun Peaks retaurant, 4 lift passes etc. I believe a rebate is in order especially if you are hoping for a low risk repeat renter. So in retrospect, great place and perfect location. Only a 30 second walk to our friends unit makes us want to comback.

We had a wonderful time, once again, at sunny SP! We got in two wonderful days of riding/skiing, and the unit layout worked out very well for us. The only issues I'd raise are probably more to do with the property management company's policies than anything else. There were not enough bath towels to allow one to have a hot tub, and then a bath or shower to rinse off as only one towel was allotted per guest. We were going to call the management company about this but noticed a note in the unit advising that if we wanted more towels we'd have to use the laundry facilities - not too convenient for the situation previously mentioned. Also, they only put one large body wash in the shower of the ensuite, and no individual soaps for the sinks or the tub. I'd also recommend adding a teapot to the kitchen, unless perhaps my search was not thorough enough :) - and perhaps a small BBQ. All in all though we had a comfortable and enjoyable stay.

This unit in the Stone's Throw development was perfect for our family. With 3 teenagers (13, 15, 16) we needed some extra space. The location was excellent, although, for us, it was a little too far to walk to the town centre. Sun Peaks is an awesome family mountain and alluradirect is a great, user-friendly site to find accomodation that best suits your needs.
