Located on a quiet cul de sac, charming Trails Edge Complex will make your dream vacation a reality. The private garage enters into the main level; the open kitchen/dinning/living room concept makes entertaining for your friends and family a breeze. After a hard day on the slopes relax by the soothing flame of the river rock fireplace or take a dip in the 8-person hot tub on your private deck. The upper level Master Suite is your personal retreat, offering its own full size private ensuite. The guest bedroom also features its own private bath. The lower level sleeps 5 with a Tri bunk and a cozy queen sleeper sofa. This area exits via a sliding glass door out to the hot tub and more spectacular views. The private secured garage is set up with ski and snowboard racks and drying racks for boots, gloves and jackets.

Enjoy the stunning vista of Mt. Morrisey from a comfortably appointed living area. Enchanting river rock fireplace with Flat Screen TV provides the perfect venue to entertain guests and family. Furniture includes a comfortable queen size sofa bed with an overstuffed chair and ottoman. Open concept integrates the living area with adjacent dining and kitchen areas. Sliding glass doors with custom wood blinds exit out onto the private deck for more spectacular views!

Large table that seats six people.  Additional seating for four more at the kitchen bar/counter. The dining room is perfect for multi-family entertainment. The large private deck features plenty of room for star-gazing and checking out the Mt. Morrisey ski runs!

Art Wonderful and interesting framed vintage ski posters are displayed throughout the Townhome. As well as antique skis, snowshoes and a decorative sled.
Fireplace River rock fireplace located on the main floor living area with an additional free-standing fireplace situated downstairs in the den/rec room.
Trim Beautiful oak trim throughout the entire home. Gorgeous, custom, solid wood blinds on the windows and sliding glass doors.
Views You will enjoy spectacular views of the ski runs on Mt. Morrisey from all three floors of the home, as well as while lounging in the hot tub. Your view also overlooks the 16th hole of the Sun Peaks golf course!

Fireplace Beautiful river rock fireplace located the on main floor in the living room. A second fireplace is located downstairs in the den/rec room.
Fresh Linens Provided upon arrival. A sufficient number of towels and linens are provided for the guests. If soiled, these may be washed in the full-size washer and dryer located in the unit.
Garbage Removal - Not Free Guests are responsible for removing their own garbage upon departure. The transfer station is located on Industrial Drive just past the Burfield Chairlift. If departing earlier than 10 am, please drop your garbage off at the transfer station the day before your departure. The transfer station is open until 6 pm. Current hours for the Transfer Station are posted on the refrigerator as well as in the notebook on the kitchen counter.
Guest Parking There is a one car heated garage attached to the Townhome. Also, there is one additional parking space located directly in front of the garage, for a total of two parking spaces. Additional parking may be available in the cul de sac on a "first come basis."
Hairdryer Three hairdryers are available in the unit. One in each of the upstairs bathrooms and one in the downstairs bathroom.
Hot Tub - Private Private eight person hot tub is located on the lower level with beautiful views of Mt. Morrisey and the 16th hole of the golf course. The hot tub can be accessed via the sliding glass doors on the lower level of the unit.
Internet Access Wireless Internet available. Please refer to the Policies Section for additional information regarding Internet and WIFI.
Iron and Ironing Board Available in The unit. Located in the laundry room downstairs.
Laundry Facilities Private laundry facilities with a full size washer and dryer are located in the laundry room on the lower level. Laundry soap and fabric softener provided.

Ski In and Ski Out to the Mount Morrisey ski lift right from your back door!  Put on your skis and head to the Mt. Morrisey lift. Boarders may need to walk 30 yards before buckling in. You can also ski home to your back door from the Sundance Mountain ski runs. Enjoy a five minute walk to shopping, dining and the community recreation center via the Village Trail. Reservation & Cancellation Policies

Arrival Days Check-in and arrival instructions will be emailed upon balance payment.
Booking & Arrival Deadline Must book and pay full balance at least 72 hours before your arrival date.
Cancellations Made by Guests Refunds will be issued for re-booked dates at the re-booked price and are subject to a 4% cancellation fee. Travel insurance is recommended to protect yourself against any unexpected events involving your lodging, flights or vacation-related products.
Courtesy Hold Reservations Reservations are not held without payment. Please confirm your reservation by clicking on the web site. The web site takes live reservations 24hrs a day/7days a week. We operate on a first come first serve basis.
Delayed Arrivals No refunds. We are not responsible for circumstances which result in delayed arrivals. Travel insurance is recommended to protect yourself against any unexpected events involving your lodging, flights or vacation-related products.
Delivery of Instructions and Access Information Complete resort information, arrival & check-in instructions with key code access will be emailed upon balance payment and prior to your arrival.
Guest Account Termination The Owner or their Contact reserve the right to request permanent Guest account inactivation from this web sites technical administrators in the event of one or more of the following Guest actions: intentional property policy violation causing material damage or fines, Guest misrepresentation and/or fraud, intentionally defacing or damaging public or private property, breaking laws and bylaws, theft, public indecency, harassment, causing bodily or emotional harm & disturbing the peace after repetitive warnings. Guests will be notified by email of account termination. Guests may choose to appeal their account termination. Guests may be given the chance to reconcile with the Owner as a condition of preserving or reversing their account status. Account termination prevents the Guest from booking this or any other property that uses the same web site
Guest Identification Documents We and our in-resort contacts reserve the right to ask all Guests for identification (one with photo) before or during their stay, to confirm their eligibility to book and stay in our property.
Guest Stay Contract By reserving online via your credit card, you are agreeing to our terms and conditions. By clicking the AGREE button when paying online, you acknowledge that you have legally accepted, read, understood, agree with, and will comply with our publicly advertised policies (including payment terms) on our web site.
Ineligible Guests: 24 Hour Reservation Reversal The Owner or their Contact reserves the right to cancel reservations made by, and refuse business to: Guests who do not meet the policies published in this property's Policies Table at the time of booking and past Guests known to have : intentionally violated rental property policies, damaged and/or defaced rental properties through intentionally destructive and/or negligent behavior, engaged in theft, broken local bylaws and laws, committed fraud or who misrepresented themselves, and Guests who have caused bodily or emotional harm to any third parties. Reservations may be cancelled up to a maximum of 48 hours from the time the ineligible Guest made the booking. Guests will be issued a refund by personal cheque. Refunds will be adjusted for any payment processing expenses
Late Reservation Payments Failure to pay by the due dates will result in automatic cancellation without a deposit refund. Guests can re-book dates if they are still available; deposit will not be re-charged.
Privacy The Owner, their booking Contact and this web sites technical administrators agree to not sell, refer, rent or divulge to any third parties the names or personal information of their Guests without prior written consent from the Guests, except under force of law, or for law enforcement purposes relating to policy and property violation. The Owner and their booking Contact also agree to not use Guest personal information for any reason other than its original intended purpose without written consent from the Guests. Guests agree to not sell, refer, rent or divulge to any third parties the names or personal information of the Owner or their booking Contact without prior written consent from the Owner and/or Contact, except under force of law or for law enforcement purposes. Guests also agree to not use Owner or Contact personal information for any reason other than its original intended purpose without written consent from the Owners and their Contact.
Reservation Changes Please contact us if you need to lengthen or shorten your reservation, and we will do what we can to accommodate. Changes are not guaranteed, and refunds may be treated in accordance with our cancellation policy. You may lengthen your reservation if availability exists.

Guest Stay Policies

Amenity Terms of Use Please respect all private and common amenities of the property. Damage or excessive cleaning to any amenity will be charged to the Guest responsible.
BBQ Not Permitted No barbecues permitted on the property.
Bike Storage Secured bike storage is available in the attached garage.

Complaints Concerning Property Report all property complaints or obvious damage caused by previous Guests to us immediately, by phone and by email as they become evident. Serious problems should be reported with supporting photographs. We will make our best efforts to rectify problems within 24 hours of notification. Failure to notify us of property-related problems while in the property and as they become evident, will forfeit any rights or claims against us regarding property condition after your departure.
Excessive Cleaning Costs Guests will be charged for excessive cleaning costs incurred as a result of their stay. Normal useage is acceptable. Additional cleaning tools & supplies are provided for the usual daily small cleaning tasks if necessary.
Excessive Noise You will be evicted without a refund. We like our neighbors, and they like us too, so our goal is to rent to like-minded folks who will respect others' rights to privacy and a quiet, enjoyable vacation.
Garbage Removal Guests are responsible for removing garbage to the disposal area prior to their departure. A fee will be charged if garbage is left in the unit.
Housekeeping Complimentary before arrival and after departure. Additional cleaning may be scheduled at the guest's request and expense. Please contact us to arrange.
Internet Availability & Usage Wireless internet is provided without any additional fees. Illegal downloads are forbidden. Should we receive notification that such activity has occurred, the Guest responsible will be immediately evicted and charged for damages. The owner is not responsible for any delays, problems or down-time due to the Internet Service Provider. The Owner does not guarantee that Internet will always be available. This service is provided but not guaranteed by the Owner.
Liability We are not responsible for any bodily harm to guests or guests of guests while they are on our property or at any location in the Sun Peaks resort.
Locking Door Guests are required to securely lock all doors and entrances when they are not in the unit or upon departure. Coded entry is located on the garage door. This will be programmed prior to your arrival and the code emailed to you by the Property Managers.
Maintenance Emergencies Emergency contacts provided upon payment of balance. 24 Hour Emergency Contact Number. Please refer to the binder located on kitchen counter for contact information.
Maximum Sleeping Capacity The unit sleeps eight. Tenants will be evicted if more than eight overnight occupants. Will not be able to re-book in the future.
Missing Items The damage deposit will be used to replace any missing or damaged items.
Noise Restrictions No noise after 10pm. You will be fined by security if your party and your guests disrupt other guests. Excessive noise from the hot tub area is not permitted after 10 pm. Occupants may be evicted subsequent to noise complaints and will be charged for damages resulting from the noise complaint. The outdoor hot tub area can be used after 10 pm, but please engage only in quiet conversation after 10 pm out of respect for our neighbors.
Parking & Ticketing Secured parking is provided in the attached heated one car garage. Additional parking is available directly in front of the unit for a total of two parking spaces. Additional parking may be available in the cul de sac on a "first come basis." Parking information will be provided in your check-in and arrival instructions email. We are not liable for any parking tickets or towing fees you may incur.
Policy Updates Policies are subject to change without notice. Our policies may be updated from time-to-time, so please refer back to this site for any questions that you may have.
Property Damage In the event of property damage noted upon departure, the Damage Deposit will be used to repair/replace damages. Damage includes, but is not limited to: noise complaints, common or private property damage, excessive cleaning charges, lost or broken or missing common or private property items, smoking inside the property, pets inside the property and all charges relating to security company or police involvement regarding property occupants behavior while in the property or on common premises and all loss of use cost resulting from the aforementioned situations.
Rental Accommodation Zoning We are zoned for nightly rentals. Our property is legally zoned for either short term or long term rental accommodation use.
Resort Information Provided in check-in and arrival instructions email, as well as upon balance payment. Also detailed in the binder on the kitchen counter in the unit.
Ski & Snowboard Gear Storage Secured ski and snowboard storage is available in the attached heated garage. Wall mounted ski and snowboard racks are provided in the garage. Please keep all gear in the garage and NOT in the house. This includes skis, snowboards, poles, helmets, boots. Damage or excessive cleaning to the property due to your equipment will result in use of the Damage Deposit.
Terms of Eviction Will be evicted for excessive noise, common or private property damage or threat of damage, smoking, pets, disturbing the peace, excess of maximum sleeping capacity, or violation of any of our policies. You will not receive a refund if evicted! .

I am an avid snowboarder, skier, kayaker, mountain biker, hiker and fly fisher woman. I'm so proud of my mountain home here in Sun Peaks. I also own a beautiful SKI IN, SKI OUT condo in Stones Throw. We really enjoyed our stay up at Sun Peaks. We have stayed in other complexes up their but this one is one we will stay in again. We had a little trouble with the hot water but Brenda was so quick to get that fixed for us. The hot tub was well used by us after our ski days.

This home was clean, well maintained, quiet and relaxing. It was a quick 5 minute walk to the village. I enjoyed sitting in front of the fire and looking at the amazing views. It was a perfect place for our family to stay.

We enjoyed our stay in sun peaks. There were lots of trails that went around the little town. It was a quick walk from the townhouse to the shops...the kids loved getting ice cream at the Rocky Mountain Chocolate Factory in the afternoons. We enjoyed the hot tub every night. We had no issues during our stay and are thinking perhaps we will come back to visit in the winter for skiing. The only negative I can think of is that it would have been nice to have a couple more dish clothes.

Condo was spacious, comfortable clean and well equipped. We enjoyed the economical low off season prices to meet our daughter and her family in a beautiful area. It would have been nicer to have access to more hiking areas as the ski tow was closed while we were there. We traveled to Kamloops for attractions and shopping which took about an hour one way.

The home was very comfortable and clean with toiletries, towels and beddings supplied. The kitchen was fully stocked with utensils, dishes and cookware which made it easy for us to prepare meals for our two families. The location was within a 10-minute walking distance to the main village (or a quick 2-minutute car ride). We were up for a conference at the Delta Sunpeaks Resort and therefore the home was close to the event. The best part was having the hot tub to relax in at the end of a long day!

This is our 3rd year staying at the condo and as always we had a wonderful stay. The place was very clean and well equipped. Suggest to add a small stereo or iPod speakers for music on the main floor. A little disappointed that the BBQ wasn't working for the 2nd time in a row. We will definitely be back again next year!

Overall the place was good, a wee bit dirty when we arrived. The BBQ did not work and it was evident that it was very old and rusted out. The TV remotes' batteries were not working well so replacement was needed. The property manger was great loaning us her personal BBQ and giving us batteries. Hot tub is great after a ski, but the top is full of moister that made it very, very heavy to lift back into place. I think the top also needs replacing. Good location for ski in, but ski out was a pain. Took the truck to the village then skied out to the condo and picked up the truck later in the day. Great spot for kids as there was plenty of out fun in this spot, sledding, building forts, snow ball fights ect. We were happy over all, just a few things that made you go wow, needs a little TLC.
